Cheap but at a cost

Pros:
Cheaper rent, 2 blocks away from subway, fire department 1.5 block away, post office across the street
Cons:
Inconsistent heat during the winter, no hot water when needed the most, ceiling leaks, super is unresponsive and lazy (he only takes care of his own people), mail/package theft, faulty electrical wiring, landlord unresponsive, cockroach infestation
Advice to owner:
Hire a better super, fix the faulty electrical wiring, hire a real electrician

Cheap but at cost

Pros:
The building has a super who makes sure the actual building is clean. Unit had a recently renovated kitchen and all units have dishwashers I believe.
Cons:
Ground level apartments have rodent issues, neighbors are unresponsive to asking them to not stomp and or play against a wall. Getting the super to do anything is a nightmare
Advice to owner:
You’re tenants are what keep you making money especially those of us paying on time.

Good tenants but terrible service

Decent neighbors. No other pros
Cons:
No weekend service. Stairs to garbage has
large holes. Roof leaks with rain. No real repairs or repair men just horrible patchwork
Homeless sleep in lobby.

There are no pros
Cons:
People smoke weed in the lobby. Others sleep in the lobby. It is RAT infested not mice. The super is nice but him and his team of jack legs are inadequate. They never fix anything they just patch. The roof always leaks
Advice to owner:
Get a real super and hire proper people to do repairs. Install cameras in the lobby. Get real pest control company. These are rats not mice.
