Very well run building in a convenient location

Pros:
- Laundry on every floor which is very convenient. Almost as good as having laundry in unit. - Doorman was good with packages and laundry service. - Maintenance staff was very responsive to service requests. I always got same-day resolutions to service requests or next-day if the request was submitted late. - Well run move in and move out schedules.

Pros:
Love the front desk staff, Frank was the best! Always really polite and helpful! Management was also very responsive to any requests we had. Gym was kept clean and never got really crowded, had decent equipment.
Cons:
We did get huge roaches in our apartment from time to time. Management was very responsive with sending pest control over. The building staff collect garbage from each floor during a certain time in the day so one of the two elevators is out, causing quite a wait sometimes.

Good find in midtown west area

Pros:
- Alcove studio very spacious - staff all very friendly, super is attentive - building generally maintained well, clean - good location; close to a lot of subway lines, good food options in hell's kitchen
Cons:
- a bit noisy (traffic on 8th ave; noise from crowds of the theaters; also there are fire station, police station and hospitals in the vicinity so a lot of siren) - bathroom a bit old - 1 set of washer/dryer per floor, sometimes it's crowded

Good building but management could be more responsive

Pros:
Thick walls block out sounds from the neighbors. Apartments are spacious, recently renovated, and it’s nice to have laundry on every floor.
Cons:
It can get cold in the winter when there are high winds since the balcony doors are not sealed well. The neighborhood is very noisy as 8th ave is a busy street with lots of drivers honking and 52nd st has a lot of tourists going to the theaters. I think management could be more responsive to emails.

Staff: Doormen, Porters, Handyman, and Super
Cons:
No benefits for long term tenants Rent increases during the pandemic while new renters receive 2-3 months for free. Expect rental increase every year. Only 2 elevators, 1 is always in use by staff or is broken, no freight elevator Rigid move in/move out scheduling Some people leave their doors open to vent the nasty stuff they’re cooking.- like the rest of us actually want the hall way to smell bad. Doorman/building app is trash. Too many emails
Advice to owner:
It would be nice if you actually cared about people who rent apartments from you, pay on time, and have been here for years. I won’t be renting a rose property again.

Laundry on every floor was better than any amenities. Good staff.
Cons:
Two elevators that both can break.
Advice to owner:
Do anything it takes to get those elevators in perfect shape.

building is well maintained, nice staff, units had decent finishes, package room, location is great & near several subway lines, etc.
Cons:
could hear the A line all the time (I was on the 3rd floor), gym had no venting so often smelled like burnt rubber, strict rules with move ins/outs
Advice to owner:
maintain quality within units and common areas and building should remain stabilized
