Cons:
Old appliances. They want you to leave and rent it for higher. Full proof formula. No way to create a home out of renting here

The doormen and handymen are great, many of the tenants are very kind.
Cons:
- Construction: multi-year facade work regularly makes the building too loud to be in during the day (in excess of 90 decibels most days). The management does not offer any compensation or reasonable solutions for tenants. -Mold: I understand from other tenants that there are severe mold issues in some units. In my hallway, there was a leak that caused the carpet to have a huge puddle of water that was there for over five weeks, the management refused to test the area for mold. - Turnover: the management seems to prefer turning over apartments to keeping good tenants. They will regularly put very high prices on lease renewals, only to rent the unit out for significantly less to a new tenant. - Heat issues: I have had several 'heat season' days where the heat is not working. This turned out to be planned maintance which management didn't see a reason to communicate. - Communication: Management communication is horrendous, and they have stated that they do not care or intend to improve communications. Like with the heat, there are regularly issues that they knew about in advance but chose not to tell tenants. Overall I would not recommend this building. Facilities are outdated and there are better similar buildings in the neighborhoods where units go for much less.
Advice to owner:
Property owners might consider speaking directly to tenants about their management team. They are rude, ineffective and unresponsive.

Look, the building is for the most part, very well maintained. I think in the entire time I was there, which was 5 years, I only saw 1 (dead) bug in my apartment and I'm maniacal about that. So kudos to them. They'll send a pest guy every week if you want who sprays a gel. You don't have to do this. Each unit comes with a phone on the wall that connects to the concierge if you need to request maintenance issues or need delivery people to come upstairs. Very convenient. The staff, for the most part, was very kind and good. There are always a few bad apples. My issue is mainly with the other residents who are snooty and have no regard for others who also live in that building. Some of them are the most obnoxious people I've encountered and I have lived in a lot of places.
Cons:
As I mentioned, above - the residents. Horrible - just imagine an entire building of Karens. People who think they're the only ones in the universe and you're just occupying their space. The sunroof is beautiful but that is the one area that is not well maintained, in my opinion. Kids go up there and make a mess, staining the pretty blue chaise lounges with their food and drink etc... and it seems like no one ever cleaned up there. The other con is: the leasing office which pretends to want to work with you if you're a good tenant, but bottom line is when it's time to sign the lease, you could be raised anywhere up to $150 more each year. Some years this didn't happen, but just understand the leasing office doesn't care as soon as you're a tenant, that's it. I will say that the property management office, which is separate, those were wonderful people and did their best to help.
Advice to owner:
Try to care a little more about the people who sign leases with you. If they are excellent tenants, make sure they know it by not increasing their rents astronomically.

Decent apartment building at stone’s throw form 2 subway stations - 6 & Q

- proximity to two major subway stops - self-contained building with different amenities - pet friendly - great sun terrace
Cons:
- super noisy through the day, even double glazed windows don’t minimise the disturbance of living on an avenue with ambulance and fire brigades blaring horns - arbitrary rent increase (post covid as people are renewing, management has increased rentals upto 50% resulting in several families/individuals leaving the building for non-affordability)
Advice to owner:
- Invest in better glasses - try retaining good tenants who pay rent on time - learned there are quite a few in this building whose rents are govt subsidised. Those of us who are paying in full and on time don’t receive any extra benefit. Even access to the business lounge needs gym membership which is unfair as it helps to have a place in the building on days when you are stuck at home and want to have a change of scenery

Staff is exceptional. From the rental office to the concierges and doormen everyone was really great. Building was well maintained and well run. Loved the roof deck and grilling areas. Really nice community

good amenities in building. gym with pool. rooftop with great view and grills

not kept clean. rent raises way too high. used to be much better when related was in control. now carpets in halls are dirty and dingy

need to keep building in better shape for amount of rent tenants are paying to live here

The doormen are nice. The on-site repairmen are good people. Package center is good.
Cons:
Really high rents increases. Don’t expect anything for paying your rents on time, but that’s corporations for you. There’s absolutely no community. It calls itself luxury, but don’t be deceived. It’s pretty average, especially within the apartments. The gym isn’t included and is fairly small.

HUGE windows! Dog-friendly. Attached garage (paid for separately). very friendly staff. Package room. 6 train is ft from the door, Q is 1 block.
Cons:
Overpriced for the neighborhood. They WILL raise your rent every year, and it might be by a lot. They don’t care about individuals or if you’re a good, reliable tenant. To the owners, all you are is a paycheck.
Advice to owner:
Stop being so greedy. Yes, it’s a luxury building but let’s be real, it’s not THAT luxurious.
