Don’t get reeled in

Pros:
We love our neighbors, we love our doormen. The view is gorgeous. The pool while pricey is nice.
Cons:
The management is brutal. They raise rents in the 18-23 percent range on every new lease and don’t let you negotiate. They market and keep trying to price the building as ‘luxury’. It’s not. It’s a nice place to live but old and not worth the current prices.

Care about your tenants

Cons:
Management is unnecessarily rude. At one point, I felt like they simply enjoyed contentious email exchanges. Old apartment finishes Run down amenities (they also charge a mandatory amenity fee but leasing agents like to keep that on the DL before signing the lease) They charge for water! Which can get pricey when their apartment toilets continuously break and start running. Tenants let their dogs go to the bathroom on the premises (courtyard lawns) and I’ve seen multiple dog poops IN the lobby area and the person obviously just left it for someone else to clean up!
Advice to owner:
Kindness goes a long way.

Pros:
The location on the Hudson has the feel of living in a resort. Close to the the 2, R and 4/5 subway lines. Many dining and shopping options close by. The building staff and on site management staff are very nice and care about the residents. The common area is nicely maintained.
Cons:
The complex is advertised as luxury and it is A minus at best. Quiet inside and out except if you face the courtyard when the Sanitation trucks are there at 7am and when a forklift operator allows the machine to beep in reverse incessantly at 3am. At lease renewal the rent is increased to whatever the market will bear; NON negotiable. Expect 15% to 30% year after year.
Advice to owner:
No use, as any advice will fall on deaf ears.

Was told I could build a wall in my alcove studio and I was able to but not all the way to the ceiling

Worst Management company you can imagine. Do not get fooled by the views.

Some doormen are nice. Some views are nice. Does not justify the crazy rents.
Cons:
It is NOT a luxury building. Doormen cannot do their jobs from dealing with packages, multiple tenants had stuff stolen from the building. Security is joke, management company is unresponsive at best and aggressive at worst. Management employees are disrespectful. When i reported a theft they said nothing is going to change, too bad. Units are generally sound proof but not insulated well for heat. Electricity bill comes from a random third party affiliated with the owners and charge significantly above market rates. Apartments are tiny, kitchens are comically small, one laundry room for the building with most machines covered in dog hair. Elevators are never working properly and its normal to wait for 15 minutes just to be able to go or down. Everything is done at the cheapest possible cost.
Advice to owner:
Check in with your tenants to see how things can be improved. There are many things that can be done for very little effort that will have a great impact. Check in on your management. They are disrespectful to the tenants.

After the initial term, expect Gateway to raise the renewal rent far above what you’d likely expect (mine went up close to 18% over the prior year)

Real community atmosphere

Pros:
The doormen are great. Location is awesome- especially during COVID, the light and access to green space and the waterfront is a blessing.
Cons:
On-site staff is great but off-site ownership company can be unresponsive and inflexible. Expect to need to send many emails if trying to communicate with them. Luckily you usually only talk to them when it comes to the lease itself.

Poor ventilation in bathrooms and kitchen. Bathrooms can get moldy and kitchens can get smoky (depending on what one cooks).

Old as hell Management SUCKS I saw a cockroach once in my seven years there Heat and electric is inconsistent
Advice to owner:
Stop ripping people off with electric bills. Already had a class action law suit

Access to the park, has a pool, roof deck, spacious apartments
Cons:
Very old levels of finish, quality/politeness on management, cleanliness, “cheap” practices and tendencies, shortsighted when dealing with problems
Advice to owner:
Improve customer service and management tone. This is advertised as a luxury building but corners are cut where ever possible when it comes to cleaning and up keep. Policies, such as if you are locked out you are charged, or if your package is held longer than 3 days it is sent back are not best practices for luxury apartments in NYC

Location is great and the view.
Cons:
Not very clean. There is no upkeep on outdoor space. Front garden area is so much nicer in pics than in person. Laundry room has no video camera and my times have been stolen. The back green which is meant for everyone to enjoy is basically a playground because everyone takes there kids there to run around. The building really needs to control this - really not fair to every other resident. Parents, just because you have kids and there’s a green area doesn’t mean it’s your personal playground!!! Huge part of moving in was due to the common areas but they are literally a playground for children. It’s extremely frustrating that we cant enjoy the space.
Advice to owner:
You guys need to clean more and have more landscaping upkeep. The back green is covered in bugs and bird waste. Also - your only residents aren’t families with kids. A big portion does not have children and literally can’t enjoy the common areas because you allow parents to treat it as a playground. This needs to be addressed. Can’t even sit on the lawn without having 20+ kids screaming and running. It is NOT a playground!

Beautiful and welcoming community

This is a rare, gated community within Manhattan. You always feel safe here. With five buildings, a roofdeck, private outdoor waterfront park, and outdoor pool overlooking the Hudson, it’s a beautiful oasis to call home. There is a nice mix of people who live here, making it a friendly and welcoming community. The doormen are kind and have been there 20+ years.
Cons:
There have been some issues with plumbing. The water storage was in the basement and it all got flooded during sandy. They have been working since to migrate the water systems. Sometimes the water would be shut down for the whole day in the building for repairs. Our apartment also had a flood. But they quickly replaced our floors and covered expenses.
Advice to owner:
To have an easier process for resigning leases.

Pros and Cons for Gateway

Beautiful views, nice rooftop with lots of little places to sit and relax with trees and gardens, friendly security staff, lots of closet space.
Cons:
White walls inside, no community board/group to communicate with other residents like some buildings have, toilets have weird flushing thing installed which forces double flushing for a single square of paper even, access to pool is too expensive.
Advice to owner:
Create a community board on the building site where residents can offer furniture to each other, ask for pet sitting, etc- would feel more like a community.

Great community and location.
Cons:
As long as you don’t have any problems your fine. But contacting management with issues generally is an unpleasant process. My lease renewal was during Covid and management’s willingness to extend any courtesies was non existent. No extension (even a few days), no flexibility with moving times due to difficulty obtaining movers or freight elevator times. Despite management having any availability due to Covid protocol. Also, I promise you that they will follow up to make sure that the apartment is in great condition and charge you if anything is not pristine. I was also charged for electricity after my lease term.
Advice to owner:
Be kinder. Gateway is the epitome of the New York City landlord that doesn’t care about their tenants at all, I’d work on that.
