Good location, young people, horrible landlord

Pros:
Great location, great rooftop, lots of young people.
The doorman Peter is wonderful.
Cons:
The landlord is extremely rude, not responsive and cheap. He will not fix up the apartment before you move in.
Additionally, there was black mold in my AC causing me to be sick for a year before I figured it out and demanded a replacement. Very frustrating that they had never cleaned it. And then when they replaced the AC, they didn't get the correct size unit, causing a hole in the wall, which mice came into my room through. It took two months to fully get rid of them.
Also the wash/dryer in the basement work about ~60% of the time, They require quarters and I have lost many quarters when they stop working.
Advice to owner:
Replace the washing/dryer machines. Clean up the building. Remove the signage in the elevator and spend some money refurbishing the units,
