nice building, but scammers
Pros
it’s a beautiful building, clean, functional
Cons
the management is AWFUL. consistently trying to scam you out of your security deposit, wild rent increases …. BEWARE
Decent building with the worst management company ever
Pros
The super is the best thing about the building. He is very responsive and cares about his job and the tenants. Amenities are also nice and the apartments themselves are well designed.
Cons
The management company is heinous- The Spirit Airlines of property management. Ask any tenant in the elevator what they think and you will undoubtedly get an animated response. We have lived here for 2 years and they have tried to raise our rent $1,500 each year. They are completely unresponsive. Before signing the lease they were calling and emailing me daily, then after sending them almost $12k i didn’t hear back from anyone for 2 weeks. I thought it was a scam at a certain point. Between the net and gross amounts- there was 4 months free on our lease which created a huge discrepancy between our costs and our ledger. They nickel and dime at every opportunity ($500 move out fee for example) and they clearly do not care whatsoever about their tenants. This company is motivated exclusively by money. On top of this, they are extremely rude during any communication and specifically during negotiations for rent increases they treat their tenants poorly. I have lived in New York for 15 years and this management company is 5x worse than the next worse company in my experience. If you’re considering living at any Clipper Equity property, only do so as a last resort. By law NYS requires a maximum of 2 weeks to return security deposits- upon moving out they told me to expect 4-6 weeks. When i complained about this they ghosted me and i still haven’t received anything from my $6k deposit. Lastly, there is a pretty nasty moth infestation on our floor (maybe elsewhere too). Absolute garbage management. Aside from the amazing super and other on-site staff I cannot say one good thing about the management.
Advice to the owners
Care more about providing a dignified experience to your tenants. 1.5k yearly rent increases are not feasible for anyone and by doing this and then ghosting your tenants you are creating housing insecurity.
