Beautiful building with some caveats

Pros:
- Beautiful building - Great amenities - Lovely apartment - Common spaces are nice - Good insulation from outside noise (there's a lot of construction going on in this area) - Have never had an issue or worried about pests - Super lives on site and cares about his job and the building - Laundry on every floor - Typically no broker fee on these apartments - Secure package room with cameras so you don't need to worry about your packages being stolen
Cons:
- Neighbors can be loud, and there is no insulation for inside the building. You will hear everything - Amenity fee is $125 which is annoying considering these apartments are so expensive, it's ridiculous - Way overpriced given the neighborhood, but unfortunately with gentrification it is heading that way with all the new buildings - Pretty inconvenient in terms of transportation. Feels like it takes forever to get anywhere. - While the Super is great, the property management (Clipper Equity) can be frustrating to deal with and you can tell they only really care about your money - Residents can be dirty and leave spaces untidy
Advice to owner:
Kill the amenity fee and lease at a more attractive rate

Pros:
- Great amenities (gym, coworking space, rooftop, indoor hosting space) - The building manager is super responsive and resolved all of my service requests within about 2 days or less. - The units are the most soundproof I've encountered while living in NYC (I've lived in three other apartments). I rarely hear any sounds coming from my above/next door neighbors, which is fantastic. - I haven't encountered any rats or cockroaches while living here. - This building is very close to a lot of lovely coffee shops, restaurants, and parks.
Cons:
- When I initially signed the lease they mentioned there was an additional $100+ monthly fee to access all of the amenities, which was not disclosed to me prior to receiving the lease. However, they did end up waiving the fee for the first year for new tenants. - The street the building it located on has quite a few vacant lots and new construction occurring, which is not ideal. Luckily, I cannot hear any construction sounds from inside the building.
Advice to owner:
Give Sam a raise, he's doing a fantastic job!
