Beautiful neighborhood but lousy building management

Pros:
Close to trains, lots of trees on the block, nice neighbors.
Cons:
Do not clean the building, a pain to contact for plumbing, a pain to contact for pest control. Heat is on at strange hours.
Advice to owner:
Be more responsive, and make maintenance to the building.

Nice but needs work

Pros:
I have had some ups and downs in this building. The first year was kind of a mess but management has become more responsive over time. The space is huge for the price. We have the perfect amount of space for two people and all our stuff since it’s 1.5 bedrooms. If you had a pet, they should fit too. We get great light in the front of the bedroom since it has really big windows and high ceilings. Our neighbor are friendly and quiet. But the conjoining property is loud and plays really loud music fortunately only from about 1pm to 3pm during the day. If you work from home though than could be an issue for you like it was for me. We have had pests like mice and waterbugs but we have found it manageable working w the management to get it taken care of. The apartment is so central being at the border of bushwick , BedStuy, and Williamsburg . We can get to concerts and bars and entertainment super easily since we have access to two subway lines from here and are within walking distance from a lot of cool spots.
Cons:
We have some issues with package theft but it comes and goes and there is a mailroom you can send them to around the corner. We have a lot of space and the big windows and high ceilings add some luxury but we have zero amenities outside of that which is the trade off. We don’t have laundry machines or central AC and we can’t control the heating since the thermostat is in another neighbor’s apartment on the third floor. We have managed with box AC , heaters, and opening the windows. The living room window leads to an alley and has steel bars so we can’t install an AC there making it unbearably hot in the summer. We borrow a portable floor AC unit for the summer months. The shower is awful, it takes 10min of finagling to get a balanced temperature. It frequently turns scolding hot or ice cold when you’re in it. The building management is average for New York City apartments. The management uses a lot of friends to get jobs done around the different properties they own on the block. They never hire a professional so that means all repairs are half done and they usually make a huge mess or break something different in the process. It’s such a hassle to get the guys they send to do a repair correctly and thoroughly that I sometimes find it easier to get a task rabbit. For example , the guys they sent replaced my tiles but forgot to cover the furniture , and close off the other rooms so porcelain dust was everywhere and we breathed it in and it damaged so many things. We asked the guy to seal a window so bugs couldn’t get in and his solution was to plaster it shut and he got plaster all over the window and wall which hardened and looks so tacky. They just have no sense of aesthetic or what a decent finished job is. Everything they do is half-done. Anything to save a dollar. You can tell they’ve been cutting corners for years with upgrades and repairs. They refuse to outright replace anything. Make sure before moving in you ask for the major repairs to take place. It doesn’t help that the building manager and the guy he hires speak different languages so they often misunderstand each other and end up doing things that are wrong or redundant in the apartment.
Advice to owner:
Hire actual professionals to do the jobs not a man you can’t even fully communicate with ! Replace one thing in the apartment or renovate one thing fully each year instead of using bandaids for everything

Had a leak, and when I say leak I mean burst pipe leak, for a quarter of our lease. Only offered $200 off one month during. Zero communication, extremely loud and inconsiderate neighbors, ceiling was caving in at one point, not even ready for move in when we first found it. Run .

This building and rental company sucks

Pros:
Nothing, Brooklyn north capital are scumbags.
Cons:
They don’t fix anything. We’ve had several different leaks from the apartment above us and it has taken them weeks and up to months to fix. Once the leak is stopped it takes them forever to fix the holes in the ceiling the leaks have caused. To top it all off they lie to you, tell you someone is coming, and then no one shows up. They are terrible at communicating, dodge your calls, and straight up lie to you. We eventually had to call 311 because of their inaction. The city got involved and they lied to the city. The city had to come back multiple times to confirm that we still had leaks and holes in our ceiling. My advice, Stay away from Brooklyn north capital as they don’t care about you. They just want your money.
Advice to owner:
Fix problems when they occur instead of lying and taking weeks to fix.
