Rent stabilized, great view from roof, good location on the subway

Basement laundry isn't great, lower floor units have more problems.

Pros:
My water pressure is tea, and my window A/C unit works really well.
Cons:
There's water in the basement near the washer and driers. There's noise from people renovating all the time. We had a rat problem for a couple months (which they were fairly responsive about).
