Nice apartment but gross garbage area

Pros:
Management is responsive. Apartment itself is pest free. Neighbors are nice.
Cons:
The garbage outside of the building is out of control. You can hear and see rats crawling around it all night. In the morning the garbage is strewn around everywhere and sometimes remains like that for days at a time before management cleans up.

Cons:
Everybody knows the door code to this building (even non-tenants). Package thieves were an issue at points. I was in unit 1, closest to the front door/street. I think the other units are much nicer than mine (unit 1 is a 5 bed, I think it was the office of the old school) but we definitely had cockroaches, a rat in the walls chewed into our kitchen. Leaky pipe from upstairs caused my bedroom ceiling to leak a couple different times and eventually cave in (16”x16” hole). Heating is old school radiators with no real control over it. No central A/C. Super (Hamilton) was nice and fairly responsive to maintenance requests. There are lots of guys who loiter and drink outside the building. They sexually harassed/abused my old female roommate. I believe one of the guys is the son of the building manager Hector. The management company (All year management) is a little shady and employs 17 year olds who don’t seem to know what they’re doing.
Advice to owner:
Unit 1 bathroom needs to be demo’d and completely redone.
