Nice but Neglected Building

Pros:
Good price for lots of space, friendly neighbors, responsive super
Cons:
Lots of pest issues, mold, leaks— felt like the poor super had to do a lot. Management / landlord completely absent
Advice to owner:
Invest in the structure of the building, fix the issues
