Quiet if not facing dog run (Review of Luna LIC building)

Pros:
Clean, new, quiet area, and lots of good food to order from Astoria. Plus washer dryer in unit!
Cons:
You get to control the heat/ac unit but it was so loud sometimes it woke me up in the middle of the night. The newer Bevel building next door has a dog run where the barks would reverberate up between the buildings (I lived on 7th floor).
Advice to owner:
Would live here again but not facing dog run nor subway.

Pros:
Doormen are very nice, professional and helpful. Superintendent and handymen are very caring and helpful. Location is great, especially if you work in midtown or anywhere the N,W,7 train.
Cons:
Management will not care about anything you have to say. They only speak in “money” and the rest they will just ignore. The backside (east) of the building is blocked by 2 large apartment buildings, so you will only get direct sunlight on your patio for 2-3 hr max per day. (It made me vitamin D deficient and had to take supplements for a year)
Advice to owner:
Change management and actually listen to your renters.

Only pro is the location.
Cons:
I would give 0 star if possible.

First even my apartment was south facing, there was this big building on the east and on the south blocking all the lights. It was very dark inside.

Also the management never picked up the phone call. You can only call and leave a voice message and wait till they call you back.

I have lived in the apartment for more than 3 years. Since I moved in I discover that the floor had weird blue spots but back then it was more of cosmetic issue rather than function issue. I reported to the management, and the manger back then told me he had to order floor from China and it will take 1 -2 months for the floors to arrive. I was so busy at work therefore I didn't follow up on this issue.

Until recently I have to move out due to the poor floor condition. The floor was beyond repair. There were cracks everywhere, and holes on so many floors. Obviously they used defective floor at the beginning. Also there are a couple pieces that are crooked. And to be honest the only solution is to replace the whole floor. Also this floor problem is not only happening in my unit. I constantly suffered from construction noise since the building was fixing other units' floor. It was certainly disturbing since everyone is working from home now and management never gave you notice.

And when Covid started I asked if management could give me some rent reduction or extra rent payment time and below was their response:

"In response to your request we cannot provide you with an abatement. We remind you the terms, covenants and conditions of your Lease remain in full force and effect. Until such time any law is promulgated or becomes effective at the Federal, State or Local level providing for rental assistance, the Tenant is obligated to pay Landlord the monthly rent , plus any arrears or late fees due under the Lease. " - Lance Office Manager

Very cold hearted management. Totally not worth the rent.
