Great location, uncaring landlord

Pros:
2 blocks to the Douglaston LIRR station: ~30 minute rocket ship to midtown Manhattan Quiet neighbors (at least on my floor) FiOS!
Cons:
Landlord is a real estate investment firm who has little interest in safety. Multiple DOB violations (including rusting elevator cables) have gone unrectified for years. Repairs to issues in common areas take months to be addressed. After hours emergency maintenance call center will not accept reports of non-emergency, but nonetheless urgent matters. For example, they would not agree to escalate a report of dog feces left in the lobby on a Saturday. Landlord turned off the apartments’ (kitchen and bathroom) exhaust ventilation system in or around January 2021, ostensibly to reduce heat loss and their gas bill, resulting in increased odor and CO2 levels. Building in essentially two buildings with a shared lobby, garage, and roof. You can not cross between the wings on the other floors. If the elevator on your side of the building breaks down, you’ll need to walk up. After a cheap gypsum and wallpaper ‘renovation’ project in the common areas a few years ago, the landlord has not restored way-finding signage.
