No Heat in Winter

Sure looks good.
Cons:
It's early November and the heat in the entire building stopped working over a week ago. Only last night did management email tenants saying there was no timeline for repair and management would be distributing electric space heaters (!) to tenants - again, with no timeline provided. This is a very expensive building with many young children, and people are freezing in their homes. Stay as far away from this place as you can!
Advice to owner:
Heat the building. Communicate with tenants.

False advertising by Management and Agent

I signed my lease in September 2025 after being told by the leasing agent, Joseph George, and by the listing itself (StreetEasy, Zillow, Trulia) that the unit included 50 lbs of complimentary wash & fold laundry service. Joseph George also confirmed that I was still eligible for this benefit even though the prior tenant had left a washer/dryer in the apartment. This was a major factor in my decision to lease here.

Since moving in, the building has refused to honor this advertised and promised benefit, despite repeated follow-ups. Concierge has confirmed they reached out to management multiple times and never got a response. I provided screenshots of the advertisements and written confirmation, yet management has ignored it. This is classic false advertising and misrepresentation.

Unfortunately, this isn’t the only issue:

Repairs and Maintenance: I’ve submitted multiple repair requests for basic issues. Vents in the apartment do not function properly, so air conditioning only reaches certain rooms. Faucets in both the bathtub and powder room leak even after being “repaired.” Windows creak, rattle, and let in significant outside noise, far from the “luxury” standard advertised. Each time, a repair person spends five minutes, closes the ticket, and leaves without fixing the problem.

Rent Statement Errors: My rent concession was mishandled. I was promised two weeks free, but the credit applied was short of the proper amount by hundreds of dollars. Despite raising this, there’s been no clear explanation or correction.

Transparency & Communication: The overall lack of transparency is unacceptable. Promised services are denied, billing is inconsistent, and management is unresponsive.

Package Delivery Issues: Deliveries are not handled smoothly, adding another layer of frustration.

When residents are paying premium rents, we deserve honesty, transparency, and basic follow-through. Instead, management here has consistently failed to meet expectations.

I am not unreasonable—every issue I’ve raised is backed by documentation (advertisements, emails, receipts). Yet rather than managing expectations or resolving problems, management has ignored them.

Unless these issues are addressed immediately—starting with honoring the advertised wash & fold service, correcting rent credits, and properly repairing the unit—I will continue to share this experience across platforms and with my personal/professional network.

Luxury buildings rely on reputation. Right now, the experience at 265 E 66th does not match the price or promises. I hope management will finally do the right thing, resolve these issues, and restore some confidence in this property.

Best building staff but management company is the worst

It’s a great location. The concierge and doorman are brilliant. Handymen and good too and attend to issues very quickly.
Cons:
The management company is appalling. Lost security deposits, take months to reply, the rent hikes every year. There at three lifts and at least one of them is down most of the time.

Nice doormen staff. Excellent water pressure and hot water delivery in shower.
Cons:
Poor air-conditioning-between May and October, all blinds on east side of building need to be completely closed or excessive high temperature in unit cannot be managed with poor ac system. Elevator(s) are always broken. Promise to provide free monthly laundry service ($100/month) not kept. Mandatory gym fee no matter how many people live in apartment. Annual rent increases that range from 5-30% depending upon unknown factors. Grossly understaffed package room manpower.
Advice to owner:
Treat your reliable and responsible tenants better. Quit acting like you could care less if tenants stay or move.

Great staff, problematic management

Cons:
Management - attempts to charge fees that are not allowed/in the lease (for example a bogus move-in fee for a non leaseholding partner).

The package room closed on Sundays and early Saturday evening and after 8pm. If you get a delivery outside these hours, you have to pay $50 for building to get access to package.

Similarly. if you lock yourself out after 5pm, they charge you $50 dollars and refuse to hold spare keys

Nice Staff, Terrible Management

- Many apartments have huge, gorgeous windows.
- The gym is nice.
- The staff is nice
- Garbage / recycling always taken out in a timely way
Cons:
- Incredibly loud -- almost non-stop honking
- Freezing apartment in winter
- AC wasn't effective in summer
- Water shut-downs and elevator shut-downs are too common
- Forced to pay for "amenities" (the gym) even if you don't use it
- The gym was 87 degrees for many months and lacked sanitary wipes
- There isn't a proper basket for recycling paper goods, it's just an open container.
- Multiple leaks of different kinds (from sink, rain, apartment above) - floors damaged
- "Second" bedroom is barely a bedroom - the wall is paper thin.
- Overpaying massively
- Management doesn't respond
- Laundry service is damaging
- Process for getting packages is needlessly difficult - you have to call them to bring them up.
- Buzzers on doors are horribly loud
- No shared workspace
- The "roof terraces" aren't really roofs -- basically half-covered and bug-filled.
Advice to owner:
People will stay longer if you're upfront with them.

Management is the worst

The building is beautiful and the doorman are lovely.
Cons:
The GO management is horrible! They refuse to speak on the phone and like to take their sweet time to respond to you even if it's an emergency. They raised our rent over 30%!!!! The building is old and layers of paint chip off everything. Water shut downs and elevator outages are a norm. We live on a very high floor and you can hear tons of traffic on second ave like you were on the first floor.

To gain a heart.

Building Overheats and Low Floors get a lot of street noise

Nice building. Lots of staff. Good curb appeal.
Cons:
The landlord intentionally overheats the building to stop their pipes from freezing because they have an outdated system. The buildings elevators are terrible and often breakdown which leads to really long wait times.
