safe mail/package area nice, fairly quiet neighbor rent stabilized unit exposed brick in unit gas stove heats up quick hot water is VERY hot and cold water is VERY cold radiators aren't too noisy no hx of bed bugs, rodents

*NO laundry in building!* needs better hallway lighting (fluorescents are 1 ugly and 2 flicker a lot) more natural light in apartment

A good starter place, don’t recommend for long term

Pros:
Updated appliances and fixtures, exposed brick (on top floor) and roof access. High ceilings, cozy during fall months. Huge shower.
Cons:
Horrible radiators, noisy and so hot. Poor pest control, no natural light, narrow living space.
Advice to owner:
Lower the price for what these units offer

Trash was usually quickly picked up, never too smelly or gross.
Cons:
Cockroaches on the steps and in hallways. Managed to get through the pipes into apartments no matter how clean you kept the place.

Horrible, Unresponsive Management Company & Super

There is nothing to like about this building, the super, and the management company (GPG Management). The only redeeming qualities are the building location because the neighborhood is cute.
Cons:
- GPG management company is awful and unresponsive. They have fully ignored our phone calls, voicemails, and emails and have done this for every tenant in all of their buildings (online reviews are horrible and sometimes dangerous, unlivable conditions that the company still ignores). - Our super, Denis Sujak, is just as bad and is not only rude and unprofessional, but ignores all of our texts and calls for maintenance issues. We have not had hot water in two weeks and he has not responded to us. He only came to our apartment when my boyfriend told him he was going to file a complaint. - No hot water - Building is extremely dirty - Trash is constantly overflowing and there’s nowhere to put anything, especially if you are moving in or out. - The management company lied and told us Denis is a live-in super (completely false). - There has been no upkeep to the building, no COVID-19 cleaning measures, nothing done when maintenance is needed. This is a pretty bare-bones property for NYC, as there is no elevator, laundry, rooftop, amenities, doorman, or anything, so the fact that the management company and super cannot do the bare minimum and keep the building clean and fix important issues is astounding.
Advice to owner:
Hire new people who actually do their job and care about the property and are interested in fixing issues and not just collecting a check. Update your building and fix issues and maybe care about the hundreds of horrible reviews GPG management has online.

Nice people, Loud Noises

Super is very responsive! The building is also renovated and has a cute interior layout. The laundry room is also pretty clean, as is the common garbage area. The building has video intercoms and a key fob system.
Cons:
The walls and floors are VERY thin. You can hear every single step of your neighbors above you, when they close cabinet doors, etc. The floor in my unit also shakes sometimes from my one of my neighbors on the same floor, but in the neighboring building. Crazy.
Also, they don’t penalize for smoking cigarettes in units, even though it’s against the lease terms / building rules. There is a cigarette smoker who often times will make the building smell like cigarette smoke and it seeps into the other units. Said tenant also smokes outside which makes it impossible to open windows. It’s not livable if you’re on the first few floors.
Elevator also breaks down often.
Only one washer, one dryer for the entire building.
Advice to owner:
Please hold people accountable to their lease terms and don’t allow people who smoke cigarette to live in the buildings, and also please do some kind of noise cancellation on the floors!

Nice units, but the Management Company Refuses to Solve Long Standing Issues

Elevator. Laundry in building. Lots of light. Most units are duplexes. No issue with heat or hot water. Neighbors are great. Location is good. The new construction they’ve been doing in the empty units look really nice.
Cons:
Right next to an two abandoned buildings and an empty lot. Rats are EVERYWHERE when you leave the building.
Management company is not communicative on repairs. For example, we’ve had a significant water leak for years, and now a new one developed that leaks onto our couch. No repairs have been made. We’ve documented and sent to 311.
The super is nice, but it sounds like his hands are tied for most things outside of simple things.
This is your standard absent NYC landlord that paints over every problem regardless of how bad it is. Rent the unit. Then the tenants leave and they paint over it again.
Advice to owner:
There are tenant out there that want to work together with you to maintain the unit and stay in the building long term. It’s a win win scenario. Work with them and they will keep giving you their business.

NEVER rent a property from this management company

I lived in one of the apartments that they manage on the Upper East Side for a year and my experience has been nothing short of a NY housing nightmare story. Problems that I have dealt with during the entirety of my one-year lease:
- rat infestation (the superintendent never filled up the hole behind the dishwasher that was acting as a gate for the rats to come in and out despite numerous pleadings and complaints over phone and email to resolve this -- we resorted to setting up mouse traps and catching them on our own) - a heavy marble-bathroom tile falling off the wall -- this could have caused significant brain damage or worse to one of us if any of us had decided to take a shower that night. As a way to "fix" this, the superintendent came by to tape the tile back onto the wall (duct tape). For the rest of the year, we showered in fear of a tile falling on our head and getting a concussion - bathroom ceiling paint coming off due to moisture/ventilation problem -- the bathroom is small and has no ventilation. As a result, the wall paint was coming off everywhere especially in the shower. The paint had balled up into a water bubble, and we would have to pop it to let the water out. - the bathroom door falling off -- we waited 6 months to get this fixed by the superintendent even though it only took him 10 minutes to drill it back in.
Perhaps, the biggest problem is the management company. We addressed all of our issues multiple times on various medium (email, phone) and never got a response from the management -- complete silence except when it was about rent. The superintendent is lazy, unresponsive, unprofessional, horrifying, and undeserving of a job. They have completely failed us in all occasions and risked our health and well-being. We sincerely hope that we will be able to receive our deposits in due time (it has been over a month and no-response).

You are a Slumlord

OK apartments

My unit has recently been renovated, so it looks nice and updated. Appliances are decent and the bathroom is especially nice.
Cons:
My apartment gets very little sunlight except for in the bedroom, unfortunately. The building itself is on the dingy side, and the street below (Amsterdam) can get pretty noisy at night. There’s also nowhere to store your bike.
Advice to owner:
I suggest making sure the newly renovated units are not done as cheaply as possible; that will cause you even more problems down the line.
