the Super and Property Management should be in JAIL

Pros:
The community of residents is great, the finishes in the apartments are nice, the appliances are great and the layouts of the apartments are very spacious and unique compared to most others available in the area.
Cons:
Both the super and the property management are entirely inept. They are unresponsive to serious maintenance requests. In the one year I've lived there we've been out of hot water several times, our AC was broken for MONTHS, and the elevator dropped with someone inside it 4 stories. It took them over a month to fix the elevator and everyone had to take the stairs up as many as 7 flights. The boiler is constantly leaking into the 7th floor apartments and the entire building is riddled with water damage from improper drainage of AC units and mold from none of the bathrooms having exhaust fans. Most of us have had leaking ceilings for months and nobody cares. They keep telling us they will fix things and then never do, or fix things in a shoddy way where the issue reappears quickly. The management is truly atrocious and they do not care if the living environment is unsafe for residents. They do not know how to do their jobs properly, or simply don't care to. In an effort to make things right, they told all of us we would be getting rent credits that they NEVER issued. Seriously, the units here may look good but DO NOT LIVE HERE. The only thing the building owners and management care about is making money. They want people to have a bad experience living here so they will move out quickly and management will be able to raise the rents again. Mark my words you will see a major lawsuit against these people for the insane negligence they have exhibited at this property.
Advice to owner:
Fire Livingston Management and find new people to maintain your building. They are putting these residents in unsafe, unlawful, and unfair situations. These residents are not making unreasonable requests asking for their ceilings to stop leaking, for mold to be properly addressed, for the amenities we all pay for to be safe and properly maintained. Do better,

An Okay Place in a Terrible Location

I lived here for three years. Never had any pest issues. The finishes are modern. In unit washer/dryer, dishwasher, elevator AND balcony were great to have.
Cons:
The front door is always getting broken into. Security problems!! We're in the hood -- please don't forget that. The elevator always stops and starts. Trash being left outside the building. Someone passed away in the first floor apartment a year ago and there were a sign left on the door saying do not enter. It was very unsettling -- I had to move. The place is in the hood. The HOOD hood. That corner is not cute and not too safe. It's too far from the train station tbh. Walking past that crack headed McDonalds to get to the 2/3 was always horrific. So glad I moved. Management was also trash but the super was helpful. Management never responded. Typical.

Enjoyed living here but it's not perfect

Pros:
Large units for Manhattan, great location, incredible natural light. Very charming and homey feeling. Bedrooms are pretty quiet at night although I do believe 1 unit airbnb's and often has noisy guests with loud music. Overall a good place to live.
Cons:
This building has a pest issue that they cant seem to get under control. They send monthly "pest control" which is a huge waste of money for them because all these people do is throw poison in random parts of the apartment. They don't actually get to the root of the issue and block holes to prevent pests from entering.

The building also is just not maintained well in general. I understand it's an old building, but there are constant leaks that just aren't being addressed. The stairs are never cleaned, spiders everywhere. The restaurant below treats the building terribly, constantly leaving the door open for homeless people to come in and sleep.

There are a lot of things that need work for this apartment to be worth 4k+ a month.

Overall a nice apartment with some cons.

Budget apartment with washer/dryer.
A good amount of sunlight.
Cute balcony.
Overall a good apartment.
Cons:
The door lock had issues for a long time.
The elevator would get stuck for around 30 seconds to 1 minute frequently.
The heat was weak and the electric bill was expensive.
Responsive time was a little slow.

Awkward layouts, inefficient cooling/heating units, mold. Terrible management company, ruthless.

Improve units with poor waterproofing.

Pros:
Half the building is empty so not many neighbors is great. The elevator is huge.
Cons:
There’s a lot of dogs in the building so you’ll hear barking all night and dog poop smell when leaving your apartment and walking into the building. People outside will break the front door to steal packages that are visible from outside. They even tried to detach the whole mailbox. I have photos of that. I lived here for a year and never moved so fast.
Advice to owner:
Get more security for the front door.

It's New York, But Come On!!!

Larger apartment.
Patio on both ends of apartment (most floors).
Outdoor shared space for BBQing.
Washer/dryer in unit.
Heated bathroom floor.
Separate shower and bath tub.
Cons:
The worst management ever!
Greedy management, not willing to work with on pricing. over 10% rent increase.
The maintenance staff does not know how to make repairs and does absolutely shotty work.
Responsiveness of maintenance repairs is extremely slow.
No urgency to fix common areas. (example: the elevator was out for five consecutive days at one point).
Sidewalks do not get cleaned enough.
Advice to owner:
Get a new management company. This one does not care about the tenants. I get it, it is all about the profits, but YOU CAN DO BETTER!

Everything from neighbors to management. The heat was unbearable and the building was rarely cleaned up.

Gem of an apartment in great location but unresolved issues

Pros:
Excellent location with one apartment per floor. Bedrooms have shaded view of the Highline without being too close.
Cons:
When management changed a couple of years ago, issues with cleanliness and pests began. Management is sometimes very response, and other times impossible to get ahold of.

Worst building I ever lived in

Good transportation.
Nice apartment when things worked.
Cons:
Cockroaches everywhere.
Rats.
Package theft.
Garbage smell in the building.
Unsafe neighborhood.
Landlord completely unresponsive.
I could go on…
Advice to owner:
Fix the broken appliances and get a proper extermination done. Respond to tenants requests for repairs. Spent months trying to get someone to respond to the many maintenance issues we had to no avail. No reply from the “property manager” or the “super”. Save yourself the stress and aggravation by NOT renting an apartment here.

Management is completely non responsive. We have had water damage in our unit from the apartment above that has been unrepaired for more than a year, went four weeks waiting for a refrigerator that worked after the one in-unit failed, more than a month with no hot water, had dozens of packages stolen from the lobby... The list goes on. This management company is terrible.

Maybe do your job?

close to trains, renovated, smaller building with fewer units so neighbors are quiet in the building but 147th gets really loud at night - fights, music blasting
Cons:
Management is very hard to get a hold of and does not visit the building or maintain it well.
Advice to owner:
Take more pride in taking care of your building and residents and don’t treat them like a problem when we are paying you money to have good maintenance

- Unresponsive super and owner
- Pests (cockroaches, rats, and mice) throughout the building
- Expired fire safety equipment (extinguishers, fire alarms in hallways)
- Broken or missing appliances in apartments
- Management will fuck with your heat and barely turn it on, if at all
- The outside of the building is well kept. Trash is usually just thrown outside

Cons:
Terrible management. Left us without heat for 11 months, our ceiling caved in from an exploded radiator in an apartment above ours, and construction noise early in the morning and late at night from the business space on the first floor.

We lived in this building a few years ago, and when we went to see it it looked really nice and had amenities. It was all a joke. We were told they were delayed in the process of getting the C of O from the DOB and the gas would be turned on in a few months. They offered a discount and electric burner in the interim. We reluctantly agreed.
Cons:
Cut to two and a half years later and no gas. They were always “just about to have it on” - then the DOB showed up at the door one day to warm the tenants that the building was an illegal dwelling and we could be removed within 24 hours at any point. When we looked into it the DOB said they had no record of an application for a C of O. We went the legal route of legally withholding rent with an attorney until they could prove that the building was legal and they threatened to ruin our rental reputation as tenants. Then they took us to court. We ended up having to leave mid lease, and as far as I know they never received the C of O. But they did find someone to show up and turn on the gas. We overheard the super discussing with the person that they were doing it illegally. The owners are actually criminals. They’re the Jamal family from the fraudulent company “nobody beats the wiz.” Look them up. Straight criminals. They own a lot of buildings in Harlem and another friend accidentally rented from them before realizing who they were and had a similarly exploitative experience where they refused to show the apartment when she gave the proper notice and then tried to double dip and charge her rent while it was already rented by them, and they didn’t disclose it. Avoid at all costs. No nice looking apartment is worth dealing with them. They should be on the list of slumlord owners that shouldn’t be allowed to buy any more buildings.
Advice to owner:
You are criminals and should not be allowed to own buildings or collect rent from people, and I hope that enough people eventually know about you so they steer clear of renting from you.

Perfect apt with some run ins

The building itself is clean. Never saw roaches or rats despite being above a bodega. The rooms are large and the sunlight is amazing.
Cons:
The property management. If Livingston, they can’t seem to keep up or pay attention to the problems you send them. Due to the pandemic I had to deal with them more than I wanted and it was not fun. They didn’t fix appliances for more than half my time there. However if you were to get firm with them, they listen then.

Luckily my apt only had a leak due to unused piping for some months but they did fix it ASAP.
Advice to owner:
Fix appliances ASAP and keep up with your tenants ongoing problems.

Different property management every year with as little maintenance as possible. Leaks, black mold around windows, broken elevator, maintenance requests take a month or more to address. Common area lights broken, access to building is not secure, walls a paper thin and you can hear neighbors conversations. Appliances are getting old and were not maintained. Ants! Bad electrical ended up replacing light bulbs ever few months and lights always flickered.
Advice to owner:
If you don’t want to pay for decent property management maybe you should find a new business
