we lose heat for days at a time in the winter simply because they don't maintain the boiler; we went without cooking gas for SIX MONTHS in 2022 (it was horrible); roaches; the trash area is always too full which attracts rats; management is impossibly cagey and unresponsive; crazy 22% (!!!!!!!) rent increase after the first year despite all of this (we negotiated a small concession because of the whole NO GAS situation). they are charging insane rents for the size of these units................
Advice to owner:
consider giving one single shit about the fact that your tenants are people <3

NO HEAT OR HOT WATER EVERY WINTER REPAIRS ARE NEVER FIXED NO COOKING GAS FOR 9 MONTHS GARBAGE MAINTENANCE IS NON-EXISTENT UNRESPONSIVE LANDLORD SUPER IS OFF-SITE AKA NON EXISTENT --> MANAGES OVER 40 BUILDINGS BY HIMSELF

Literally nothing. The super wasn’t bad, just took him awhile to actually fix the issues
Cons:
Everything. Horrible. Mold everywhere. Vomit in the hallways. Moldy food in the hallway. Garbage area was disgusting. Cannot contact management pretty much what so ever. It is literally so disgusting please do not rent here. You can get a better apartment for the same price and in a better location!!!!!!!

completely incompetent management, willful neglect of building and health and safety of tenants, no cooking gas for six months, unreliable heat and hot water (will go out in winter for days at a time with no warning and mgmt will not respond if you ask them why it’s off and when it’s coming back on), roaches, rats, general ‘we live in hell’ atmosphere, landlord is evil-google his name fr, massively corrupt and fraudulent criminals own this building and illegally overcharge tenants yet somehow can’t afford to do maintenance and repairs

Negligent and Unresponsive Landlords

Great location near subway, laundromat, and grocery stores. Unit was clean and recently remodeled when we moved in, tons of natural light.
Cons:
Repeated boiler issues that management failed to correct in a timely manner resulted in multiple periods of a week or more in which we did not have hot water. One of these occurred in the winter, over Christmas, meaning we also did not have heat during this time. A month before I moved out, a gas line was damaged in the building which knocked out everyone’s gas. I don’t know when it got fixed because I left but it was out for over a month at least. Emails to management (Katherine Loman) about these issues would go unanswered for days at a time, then responded to with dismissive and brief emails that failed to provide any sort of timeline for when these repairs would occur. Courtyard and trash area had rats. After all this they tried to raise our rent $200. We elected to move, found out the unit was then rented to the next tenants at a rate $1000 higher than we had paid. Took over a month after I moved out to get my security deposit back and I had to send over half a dozen emails to actually get the check.
Advice to owner:
It is laughable to expect tenants to pay their full rent, and agree to rent increases, when management consistently fails to provide basic utilities like heat, hot water, and gas.

great neighborhood, good surrounding area, good apartment layout, good neighbors
Cons:
frequent complaints regarding cleanliness of building including garbage pile up and rodents. frequent outages of heat and hot water without any communication from management. a lot of package theft. Management does not communicate or respond to repair or maintenance requests. Pretty sure the building or at least our apartment was illegally destabilized from rent stabilization. Owner and management does not care for the building, only cares about collecting money from tenants while doing little to mostly NO work.
Advice to owner:
put a little more care into the building, cleanliness, and security. Replace the boiler that goes out every 2 months. Sell the building to someone competent.

My roommates and I had to file a lawsuit because of cheap renovations and it turns out we were in a rent stabilized unit and they were doing market rate rent, we ended up settling out of court so they knew they were wrong, extremely unethical company, treats tenants like they’re roaches and sourced of profit instead of treating them like human beings in need of shelter, they’re absolutely disgusting and if you go ahead with renting with them and scroll past this review, then I’m sorry for what’s about to happen

Worst landlord ever

Nice view. Nice kitchen appliances.
Cons:
My radiator exploded in my room and water damaged everything inside. I was told someone would fix the walls and for 6 months they avoided my emails calls and requests and then was told they were not renewing my lease. Another person in the building also had their radiator burst. The landlord is too cheap for structural repairs and does not care for the tenants.
Advice to owner:
Stop ignoring your tenants repair requests and stop cheaping out on tenants safety. Shouldn’t have to go through HPD to get repairs done. Shame on you.
