Building management is extremely unresponsive. The property manager will fix what he can - but when it comes to something like a cabinet door, yeah that will stay broken all year. Packages are often stolen, you hear all your neighbors. We have found 2 dead roaches and one live one in the bathroom in 1 year and dealt with a mouse problem (not horrible for nyc but not great.) Also don’t take the trash to the basement at night or the roaches will attack. Also the street recently converted a mothers shelter to more of a mental facility so the amount of crime and homeless issues have increased in the past year.

However, get used to all your packages being stolen and the homeless people on the block. It's a blast Friday-Sunday but during the week it can wear on you. Great apartment for your early 20s, but some cons.

Packages CONSTANTLY stolen. Building manager impossible to get a response from (although she does like to complain about tenants in blasts via the rent portal) Neighbors noisy and inconsiderate to others who aren’t students. Homeless like to camp in doorway of building. Garbage disposal area slightly terrifying.

Get a building manager who will actually do their job. Figure out a more secure system for mail. Fix up the garbage pit.

The design of the entry and staircase is nicer than a lot of walk ups, The location is prime, Located on a quiet block with good shops and places to eat, Super is very helpful and responsive.
Cons:
Virtual doorman goes down quite a bit, Stairs are extremely steep and dangerous because they are marble. They mop them daily but leave them very wet and slippery as there’s no traction pads on the stairs, It’s miserable going up or down with a suitcase/packages but that’s any walk up, There’s always rats out front of the building at night but again it’s nyc..

When i moved in the this semi-lux (has appliances and is newly renovated) with a covid lease in dec 2020 i thought id hit the jackpot. wrong. I didnt have heat, in Dec. they provided space heaters- and that has been the case since. NO HEAT. But thats not even the worst part- not even close. Obviously my coned bill was insane- maybe $300-$700 for a 450 sq ft apt- it took them over 6 months to work out any concession with me. This company will SCREW YOU- look them up, Centennial. It gets worse. Weve lost water and power several times, no f's given by management. In August the gas was shut off. We havent had stoves/ovens since. Yesterday they finally finished the putting in new electric stoves which they had to put HUGE holes all over the walls to wire. I cant even imagine what utilities are going to cost now. The super is fantastic but he works for a company that doesnt give him the ability to do much. Oh and there has been no recourse on rent for MONTHS without the ability to cook. Nothing. because they 'dropped off hot plates'. I love this area but this building will push you to your breaking point. ALSO the neighbors steal all your packages. ive been in NY 15 years and ive seen a lot of shitty buildings this one is the worst of the worst- just comes in pretty packaging. DONT BE FOOLED. Last, they raised rent 91% this year and ive been here 2 years.

Literally fix anything!! and offer a concession for the rent you completely fucked us on for having no way to make hot food.

lots of fun, great spot to be post-college. Our apartment has a lot of great light. The roof is a blast and a great way to meet people

PACKAGE STEALING! Leaks and repairs take a while; we had a cockroach infestation at one point and ended up having to take care of it ourselves. Our fridge and living space was super small. Super loud from street noise and with everyone being young it's not possible to have a quiet night on the weekend, but I don't know anyone living here who has a problem with that. Elevator often broken after weekends

Heat was broken for months and they lied and said they fixed when they didn’t, wasn’t until I boycotted paying rent that they came to fix that and everything else in my apartment that was broken. Hot water and water pressure constantly off, also terrible response times from them. Roaches were a problem easily, exterminator came once a month but not at consistent times so we missed him often. Dead mice left in the lobby, heard my neighbors screaming about mice and rats in their apartment but never had a problem myself. Also neighborhood on north side of the building complained about noise from the bar below us every night, but I never personally had this issue as I wasn’t directly above it. Never received security back from them either but at this point I’m just happy to be out of there.

Do not live in the rear building

There's a mouse infestation in the courtyard that they aren't doing anything about- it's not even habitable on the lower floors. The rear building doesn't have real heat. They give you the "opportunity" for heat by having electricity and providing wall mounted space heaters. The winter month heat bills cost $300-$400-$500-$400-$300 from November to March. And that's with the apartment still being cold!

Install real heat in the building and make a real effort to solve the mouse problem.

Bad managing company

Close to grocery stores, restaurants, and subway lines. Overall safe neighborhood. Amazing live-in supers who are responsive and always willing to help.
Cons:
There was an on-going cockroach problem coming into the building and the units. The stove would constantly break and management would take a long time to respond to our messages to try and fix the issue. The neighbors downstairs were loud and would watch tv early in the morning with the volume up. The heat would also be on really high; our windows were open during the winter. No exhaust in the kitchen so our apartment would smoke up and have the fire alarm go off often.
Advice to owner:
Add vents to the kitchen and bathroom. Address tenant issues quickly.

The trash is taken out regularly and the stairs and hallways are well maintained and clean.
Cons:
The place is invested with mice. Apparently there’s nothing they can do about it. If they put poison in the walls the dead bodies will pile and the place will start to smell. The radiator makes the loudest clicking sound that shakes the whole apartment and will cause you to wake up most nights in the winter. I think it’s due to trapped air in the pipes. The sounds is concerning and it sounds like the pipe will burst

If I could give this company a negative rating, I absolutely would. The service was sub-par at best, and they are horrible at communicating. But to top it off - in dealing with a terrible person in bookkeeping, he told me over the phone that I'm a difficult woman and that I must be single because a man would never deal with a woman like me. And then he hung up on me. I originally thought he was strategically avoiding answering my questions, but it's clear now that ignorance was the bigger factor here.
Advice to owner:
While everyone at your property management company seems to be miserable, it's no excuse to treat the tenants like garbage. Being "too busy" to respond unless they need something from the tenant or ignoring people because they made a mistake is unacceptable.

Decent Amenities, Less Space

Units are renovated/maintained, with relatively new fixtures and appliances. Bathroom is spacious, with a good shower. In-unit w/d is nice, though they are SMALL and the dryer isn’t the best.

UPDATE 2023: look up Steve Croman and Centennial Properties before signing ANYTHING. This company is embroiled in law suits. Tenants have been sending their rent to a law firm since August 2022 because the company is engaged in illegal business practices. The super scams new tenants out of $130 by uninstalling padlocks prior to move-in (leaving an open hole in the front door), then insisting that new tenants pay cash under the table to have a “new” padlock installed (he reinstalls the one he removed between tenants). Definitely not paying for space, as the bedroom is cramped and there isn’t much counter space in the kitchen(ette) area. Also, in-unit w/d sounds nice in theory, but the washer is super small, and the dryer is either so hot it shrinks everything, or so mild that it doesn’t fully dry. Also the super is only responsive when you submit a ticket through the property management site. Don’t let him bully you into working with him directly, he is shady as noted above, plus pretends to be responsive then never actually solves issues (unless there’s documentation with the property management company).
Advice to owner:
Tell the super to stop trying to cut property management out of tenant interactions. He routinely bullies tenants into working with him directly, and it’s not great.

Rats, Roaches and Reading Your Lease

The spot was well located and our super was incredibly responsive and easy to work with.
Cons:
Extremely overpriced for what you get and the building management company will never negotiate. There were so many rats in our yard and on the streets that we couldn’t use our outdoor space - neighboring buildings would put out poison and the creatures would come to our yard to die. We also had a lot of roaches for a newly renovated apartment. In the winter, the heat - which is provided by long water pipes in specific rooms - is mediocre at best and we spent a ton on extra blankets and heaters in the winter. In addition, the property management company was and remains a nightmare to work with. While the super and admins are fantastic, management was difficult to work with and inflexible. Read your lease in full with these guys!!

The neighborhood is nice, East 5th street is a quiet street.
Cons:
Mice, Roches, dust from ongoing construction, bad management. Cheap cabinets and materials used for construction. Heat is terrible during the winter, the heat is on and off, only 30% to 50% of the time is on.
Advice to owner:
Better communication, be responsible for the noise, dust, pest, and notice your tenet ahead.

Location. Package room. Location, location...
Cons:
We had a leaking roof (multiple times), for weeks before any shotty repairs were done. They will not respond to any of your requests, especially when you’re trying to leave and an application needs a landlord referral. Constant construction for adding cheap “nice looking” features so they can jack up prices. Do not rent in any buildings this company owns.
Advice to owner:
They’re too far gone and need to go out of business. Just Google Steve Croman

Cool roof. Good location.

Do not move here!!! We have had almost ten mice and dozens of roaches and management hasn’t done anything more than send an exterminator who did nothing but give us glue traps and leave. We have also had a leak in our ceiling for months that still has not been fixed all the way and still leaks every single time it rains. Also, they advertised a washer/dryer that doesn’t work and they haven’t fixed. It’s even smaller than the pictures and way way overpriced for a five flight walk up. Do not move here!
Advice to owner:
Hire better exterminators or stop renting apartments.

Everything. The owner was in prison for money laundering. The building blows your phone up and breaks into your apt while you’re in the shower cuz you are not even a month late on rent. The super never responds back in a timely manner and once I got locked out of my apt at night and he was on the train headed home to NJ and refused to come back to let me in my apt so I had to call a friend to ninja jump into my apt from the fire escape to unlock my door. I was waiting outside for 5hrs cuz the super was acting like he was on his way or was sending someone to me but wasn’t. There’s also a HUGE group of people that party almost every night on the stoop for hours until early morning and non of them live in the building or even on the block (they are nice but very loud and leave the stoop covered in trash, food and fluids there’s a guy that comes in the morning now to clean it but wasn’t always like that) the water pressure sucks and in the winter you never get hot water in the shower but bathroom and kitchen sink you do so it’s not the water heater. In the summer you never get any cold water in the shower but you do in the bathroom and kitchen sink. Rent is crazy high and you still pay gas water and utility bills. When I moved in the kitchen light was broken and to this day (2yrs later - yea stupidly signed a 2yr lease) it still isn’t fixed. I have to wait months on end before getting something as simple as my bathroom sink fixed, dishwasher is always breaking, a light fell out of the ceiling and still 2 months later no one’s come to fix it. 
Advice to owner:
Get the issues fixed in the apt units. Figure out what’s going on with the hot water. And most of all have a heart and work with your tenants on decreasing rent. We are going through a global pandemic that’s affected every human in the world and has caused a lot of heartache and financial struggles.

Things always go wrong with my apartment and the building. Management truly could care less. The owner is an actual slumlord and went to prison for harassing rent controlled tenants.

This feels futile with someone who cares as little as you do

Very overpriced, water gets very cold, dryer doesn’t work well, packages get stolen, slow response from Managment
Advice to owner:
Lower rent and respond faster to tenants. Do something about the packages constantly getting stolen.

The super is extremely hardworking and nice. Washer dryer in unit. Tiny balcony.
Cons:
Uhh, let’s see. 1. Landlord’s a criminal (google Steven Croman) 2. mouse 3. The floor is tilted in 2 inches differences 4. found a bunch of stinky junk behind my fridge with a carcass of a dead mouse FOR 2 YEARS 5. broken mirror (never fixed) 6. extremely low shower pressure 7. never had hot water in the faucet 8. No one in the management would respond to fixing the broken intercom, so the entire building couldn’t receive packages for 3 weeks 9. Management tried to force accumulated “late fees” that NEVER HAPPENED (we had documents that proved they are FALSE CLAIMS. 10. 250~ sq ft apt THE. WORST.
Advice to owner:
How about trying to be a human being?

Heating requirements are satisfied with space heaters that you pay for. $600 con ed bills are the norm in the winter. 9300 / Steven Croman landlord just got out of rikers.
