Nice building, responsive management

Kept very clean
Beautiful furnished rooftop
Pretty good soundproofing
Amazing natural light
Never seen any bugs
Super is very nice and available
All the amenities
Cons:
Bedrooms are small
No outlets in the bathroom
Tiny fridge
No ventilation in kitchen
AC units are ridiculously loud
Advice to owner:
I think this building may violate fire safety requirements

Pros:
It’s newer and there’s an elevator! Haven’t really had any pest issues besides the regular flies that come in during the summer (we live on the floor with a door to the patio). Landlord is pretty flexible with negotiating the rent increase, but that might be because my roommates have lived here for 5 years so we have that bargaining power. It’s in a great area, right off the L and not far from the G. 2 great grocery stores, one a block away and another about a 5 minute walk.
Cons:
The apartment is small. No getting around it. The rent feels high for the small rooms, but it could just be NYC market. The neighbors can be loud sometimes, especially when there’s parties on the rooftop at our building or the one next door. Sometimes the trash gets piled up pretty high. Not really much else as a Con.
Advice to owner:
Nothing really, I like living here. Wish the rent was a little more affordable.

Okay building, Abysmal Owner/Management Company

The space is nice and the majority of neighbors are friendly. The neighborhood is a great fit for us.
Cons:
The building and property managers from The Jay Group, Avi Berkovits and Rachel Brown, are unprofessional and negligent. They do not answer emails or calls with any type of tenant questions or concerns. The building is currently without gas for one week with absolutely no resolution in sight. Nobody picks up the phone. They lied to tenants saying each individual tenant had to contact National Grid to have power reinstated Friday afternoon. That information was false. National Grid has told all of the neighbors we spoke with that they have been unable to contact the property owner or manager, and tenants are unable to have service restored directly. It must happen through the property owner/manager. This is not an isolated case of violations or lack of communication. We also experienced package theft in the building which they did not care about. We've had multiple issues with The Jay Group and would not recommend renting any of the properties they manage.
Advice to owner:
Answer your tenants in a helpful and timely manner. Maintain your buildings better. Have respect for the tenants that are paying rent in your properties.

4 days into living there our roof started leaking, water went down multiple times, our air conditioning broke during a heatwave and the landlord didn't respond to it for at least 4-5 days, and they had to remove facades from the balconies because one of the balconies partially collapsed due to negligence.

-Only 3 units, respectful neighbors but I got lucky since they’re short term rentals
-Good location
-Big windows in some rooms

-Laundry very unreliable
-Some mold in the bathrooms
-Dishwasher broken
-Not a lot of maintainence in general

Needs a deep clean behind the appliances and more reliable laundry/appliances

Management can be a bit cold and distant, but super’s very responsive. Very thin walls, you can hear everything.

The apartments are modern and you get access to nice amenities such as a gym and a rooftop.
Cons:
Someone inside the building smoked often and the smell traveled into our apartment. Honestly, all smells travel really easily as we could always smell when someone was cooking. Our unit overlooks Nostrand ave which was also a bit loud at times.

There was flooding during heavy rainstorms and was eventually fixed. Packages were opened and stolen in the lobby. Measures were put in place to stop them. The hallway doors slam and it echos

Okay-ish Management Company

Pros:
The building is extremely accessible—there are no steps into the building, and the elevator functions pretty well. The gym is small but decent enough. Neighbors tend to be very respectful and not noisy at all. The central air is a major plus. Management is pretty quick to respond when you submit a maintenance request through their website.
Cons:
The street noise can be bothersome especially if you live in one of the units that’s right on the corner of Nostrand and Kosciuszko. The laundry room is kind of weird—it seems like something is always slightly broken or slightly leaking. Also there was a period of time when packages were being stolen and management caught the thefts on camera but didn’t do much about it. Plus, my unit was robbed one night while my roommates and I were all out, and management was extremely unhelpful throughout the whole stressful process.
Advice to owner:
I suggest that you do a better job of maintaining both the laundry room and the gym. Also, come up with ideas or a system to help protect tenants’ packages from being stolen.

- exterminator could come every month
-laundry and extra storage in basement
- new appliances
Cons:
- laundry card only accepts cash and management would take forever to unload cash machine, it filled up so quickly
-landlord got in trouble for doing a “shared unit” for our gas from national grid. We were paying to heat the basement that the whole building shared
- slow to fix issues
