Review Summary for Murray Hill Marquis LLC
Summarized from anonymous rental reviews on openigloo.
Tenant reviews for buildings managed by MURRAY HILL MARQUIS LLC frequently praise the friendly and attentive doormen and maintenance staff, contributing to a generally clean and secure living environment. The convenient location near transit and amenities also earns positive remarks. However, renters often highlight concerns about management responsiveness, especially related to lease negotiations and maintenance delays. The buildings face issues with water pressure, occasional hot water outages, and some dated apartment finishes. Noise and thin walls are also commonly mentioned drawbacks. Overall, management is seen as responsive but with room for improvement in communication, amenity upkeep, and handling rent increases.

Great apartment but overpriced
Former Tenant
Pros:
Amazing views on the higher floors
Felt safe
Young professionals
Pelotons in gym (but not well taken care of)
Gym open 24/7 I believe
Package system at front desk
Most doormen are really nice
Cons:
They raised the rent by 10%
Gym is not taken care of - pelotons are starting to rust and foot petal straps fell off, yoga mats gave me a rash twice because they're old and falling apart
Sometimes the hot water doesnt work in the shower
The night doorman is friends with a creepy guy who I dont think lives here but hangs around here and has asked for money and for me to let him in and commented on my outfit in a weird way so now he remembers me when I see him, gives me the creeps
Advice to owner:
Take better care of the amentities and don't let people hang out in the lobby/outside the building if they don't live here or are creepy towards others!

Great Community For Us
Former Tenant
Pros:
Location & Convenience
Super close to the subway—super easy to get around the city.
Just a short walk to Target and Trader Joe’s, so groceries and random errands are no hassle.
Right near Grand Central, so commuting or heading out of town is simple.

Building Perks
There’s a doorman around the clock, which is great for safety and getting packages.
Elevator building—no dealing with walk-ups.
Super responsive and friendly maintenance team
Laundry in the building, so no dragging your stuff to a laundromat.
Pet-friendly, so your dog or cat is welcome.

Apartment Stuff
Kitchens are updated with decent appliances.
Layouts are pretty spacious for NYC, so you’re not totally cramped.
Lots of units get good natural light, which is always a plus.

Neighborhood Vibes
Murray Hill is quieter than a lot of downtown areas but still has plenty going on.
Tons of restaurants, bars, and cafes nearby.
Safe area with a mix of young professionals and families.
Cons:
Building & Layout Issues
- Converted hotel – The building wasn’t originally designed as apartments, so some units might have awkward layouts or less storage space.
- Thin walls/floors – Some residents report noise traveling easily between units.
- Older infrastructure – Since it’s a conversion, certain parts of the building might feel dated or have occasional maintenance quirks.

Living Experience
- Elevator waits – With a lot of residents sharing a few elevators, it can get slow during peak times.
-No in-unit laundry – While there’s laundry in the building, not having it in your apartment can be annoying.
- Small kitchens – Some units have compact or basic kitchens without fancy upgrades.

Neighborhood Drawbacks
- Murray Hill can be sleepy – It’s safe and convenient, but not the most exciting nightlife or trendy area.
- Tourist traffic near Grand Central – Depending on how close you are, foot traffic can get busy.

Other Considerations
- Mixed reviews on management – Some people have had great experiences, others say maintenance requests take a while.
- Pricey for what you get – Depending on the unit, you might find better value outside the city.
Advice to owner:
Upgrading hallway lighting to brighter warm-white LEDs (2700K-3000K) would enhance visibility, safety, and ambiance while maintaining energy efficiency. Recommendations include high-lumen bulbs, dimmable fixtures, or motion sensors for a more welcoming and functional space. A small change with big impact!

Good location, good amenities
Former Tenant
Pros:
Front desk is super helpful, maintenance is pretty good, gym is nice, location is very convenient
Cons:
Utility charges are very weird. Bulk billing but the electricity, gas, and heat come out to a lot. Water is not included
Advice to owner:
Year by year rent increase is way too high

best building staff!
Former Tenant
Pros:
kindest most caring building staff, clean and well kept
Cons:
Noise level from street/surrounding area, small space for price, back paid electricity bills

DO NOT LIVE HERE
Former Tenant
Pros:
Clean, convenient for work, nice staff
Cons:
Bill you for everything including gas, heat, water usage, amenities

On 34th street so is very crowded

Good luck trying to renew your lease here without paying an arm and a leg
Advice to owner:
Treat your tenants like humans

Great onsite staff, challenging management
Former Tenant
Pros:
Great onsite staff, great connectivity
Cons:
Unit size, amenities are dated, water pressure and overall HVAC.
Great albeit small studios
Former Tenant
Pros:
Very modern feel and upkeep
Cons:
The rooms are quite small. Also had a very loud neighbor (who I think may have eventually been kicked out)

Nice but Old Prewar
Former Tenant
Pros:
Being able to use the amenities in Murray Hill Marquis is a big plus. The modern refurbishments of the kitchen and bathrooms were also great.
Cons:
The heat; it’s a prewar building so = old radiators. A studio of its size does not need 2 radioators. Management weren’t super helpful on move-in re: trash collection etc.

Great building, nicest staff you can find in NYC
Former Tenant
Pros:
Best doorman and maintenance staff ever have had. Solomon, Charlie, Carlos, Phil and the porters are great.
Cons:
Management tried to violate real estate property law by raising rent $700 3 weeks before a two month extension to the lease was up.
Would stay here if rent didn't go up so high
Former Tenant
Pros:
- Great door man
- Quiet
- Prime location
Cons:
- Big rent spikes since moving in
- Monthly water maintenance
Advice to owner:
Fix the water issues
water here is not safe!!!!!
Former Tenant
Pros:
quiet, nice staff, clean, maintenance is very responsive
Cons:
leasing office very rude, washing machines and dryers could be cleaned better. More importantly, brown water comes out pretty often. I feel my life threatened. You pay for all utilities--water, heat, gas, electricity.

“Upscale” dormitory
Former Tenant
Pros:
New fixtures

Kind doormen

Location if Murray hill is your scene/accessible
Cons:
Paper. Thin. Walls. Could hear lyrics between my bedroom and the other apartment.

Nightmare management company

Appears new but fixtures often needed repairs—seemed like quick and messy job

Literally constant problems with water
Advice to owner:
The building staff made this a wonderful place to live. The management company was extremely difficult. Gym is a ridiculous size compared to number of tenants it holds.

Not worth your money
Former Tenant
Pros:
- Great location
- When we moved in, everything was new
Cons:
- You can hear your neighbors
- Cheap bathroom finishes. If you shave or wash your face over the sink, the water gets all over the bathroom counter, leaking constantly to the floor
- There's no bathroom cabinets, linen closet. So get yourself some shelves/containers for under the sink and wait for the water to leak and run all over them.
- Cheap floorings. Floor started chipping after one month of living
- There's always something wrong with the water pipes. They shut the water down 2-4x a month.
- Leasing cares more about new tenants. If you lived there for over 2 years, ALWAYS paid rent on time, created no problem to the building EVER, they would still pick the new tenants over you and give the new tenants concessions.

Great view but poor finishing and amenities
Former Tenant
Pros:
Great views. nice doormen and super. Super low elevator wait time (esp in New York!). Reasonable pricing for the sq ft area offered
Cons:
Doesn’t seem to have good finishing in the apartments at all - floors are not level, amenities in the bathroom are sub par (especially if you call it a luxury apt!!). And low ceiling (maybe an inch short of 8 ft) which is a dampener for such nice views.
Advice to owner:
Pls ensure the amenities inside the apartment are befitting that of a luxury apt (the bathroom fittings are sub par, flooring is not aligned across different rooms and wooden panels creak - the cabinet drawers don’t close properly, kitchen furnishings had gaps in between)

Cons:
Leasing office is a nightmare.

Good building thin walls
Former Tenant
Pros:
Building amenity is good. Front door and super are very nice.
Cons:
Walls are paper thin you could hear everything your neighbor does
