Horrible owner, rent scandal

Pros:
Lobby has been remodeled and finally a front door buzzer has been installed
Cons:
the walls in the hall outside the apartment on each floor need to be refinished and repainted
No more lying and sending someone in to photograph the inside of an apartment claiming it’s a routine city-required inspection. Don’t raise the rent of rent stabilized apartment by 280% for a new tenant
Advice to owner:
Stop illegally removing apartments from rent stabilization

Pros:
Amazing location; a lot of things to do. Very convenient to access trader joes/whole foods/other grocery stores. Super is very responsive and timely with repairs
Cons:
Older building so definitely has issues with heat where they cannot warm up effectively in the winter. Noise because of location is unfortunately unavoidable given Delancey street traffic and more college kids renting

Pros:
Super is really friendly.
Neighbors keep to themselves.
I never hear noise in my unit.
Mostly bug free.
Cons:
Foyer and staircase is always super dirty and never gets cleaned.
Heat is too much sometimes.
There is a man that hangs out on the stairs every day, but seems harmless.

47 Delancey Cheap but horrible

Pros:
Its affordable and decent living situation due to location
Cons:
-The building hall/stairwells have not been cleaned, ever.
-Stolen packages
-They have roaches, and waterbugs throughout the building. Exterminator is inconsistent
-The walls have never been repainted just covered with past
-You can hear everything in your surroundings (neighbor upstairs, or between you etc).
-The landlord does not want tenants to stay they're looking for quick money despite tenants that take care of their property
Advice to owner:
Consider keeping long time tenants and cleaning your building.

Location on Lower East Side
Proximity to subway, restaurants, grocery, etc.
Cons:
Building owner has "warehoused" apartments and illegally raised the rent of rent-stabilized units to remove them from rent stabilization.
One tenant says landlord illegally sent inspector into his apartment to take photos
Advice to owner:
Stop breaking the law

Nice, flexible, clean, helpful. The best place I lived in Manhattan by a long shot. amazing super and fast responses
Cons:
Loud location- lots of traffic in the morning and evening and honking!
