Okay, not bad but could definitely be better.

Pros:
Superintendent is very nice.
Cons:
No elevator and very steep stairs so maybe not good for people with mobility issues and a pain to take laundry and trash up and down from basement. We also had mice problem and a rat lived in the basement.

Garbage was maybe taken out once a week at most, constant water leaking from windows, evident water damage, the public hallway is never cleaned. The advertised laundry in building hasn’t worked for over 2 years. The A/C and heating unit constantly fails. We were left a month without AC during the heat wave this past week and got no compensation for living through 90F days because of their lack of maintenance. The super constantly says he will fix things but never shows up or fixes anything.
Advice to owner:
Fire your Super and pay attention to the issues your tenants are bringing up.

Normal NYC problems, plus some other craziness

Pros:
The super Mario is an incredible guy. So friendly, would bring up home-cooked Dominican food all the time.
Cons:
Just gonna start off by telling the crazy story of my move-in: I'd asked the Super if he could move some packages up from the lobby that were being shipped before my move-in. He was kind enough to do so, but in the process accidentally brought a package someone had abandoned in the lobby that was not mine. When we moved in, the apartment was filled with air fresheners. He explained to us that "a rat had died in the wall and the smell would go away soon." As we were unpacking our boxes, we noticed the box that was not ours. It was filled with a mattress topper and wrapped inside the mattress topper was a dead dog. We told the Super and he helped us get rid of the box. None of this was ever acknowledged by the landlord. Ultimately, it was just an accident but felt worth mentioning.

SKETCHY/UNSAFE: Teens coming in frequently and smoking weed in the stairwell. Door-to-door electricity salesmen scamming elderly. I did the NYC free lead test and there's lead in the water. I posted the notice next to the elevator for folks in the building to see in case they had kids, it was taken down within 5 mins.

BUILD: This is one of those places that was "recently refurbished" but super quickly so there are tons of weird mistakes. Like once you start to look at the details closely you see how the work was done slipshod. Best example I could give was that my lights were wired wrong so that there was always a little bit of current going through them. That meant they were always a little bit on, even at night.

PESTS: Normal but I definitely had cockroaches and mice and I had to get rid of them by trapping them myself and fixing the space under the door -- fortunately, I'm good at stuff like that.

NOISE: The part of the neighborhood it's in means there's loud music blaring all day/night during the warmer months and the icecream truck circling.

ELEVATOR: Tiny, bright yellow elevator that you feel like you're going to die in.

TRASH: Is outside and need to go down in the elevator to access.

Decent building - horrible management - avoid Accord at all costs

Pros:
Cost, if you speak Spanish you may get along with neighbors if you'd like to, most are nice and friendly.
Cons:
Do not be nice or co-operative, they see it as a weakness and will ignore your request. You must be mean to get any attention at all, and even that will be limited and constantly tested. They likely leach off a certain % electric from apartment meters of those they consider suckers. They also have a magical heating system that adds 5 to 10 degrees to whatever EVERY Meteorology website shows to be the temperature in Inwood. That or the building exists in magical place where the laws of thermodynamics don't apply. Do not be fooled by the lease, heat and hot water is not included, it's provided whenever they decide to or fear an inspector will come by.

I haven't left yet, but I can already tell it is one of those building where no one ever gets their security deposit back unless they threaten legal action, so I would recommend doing a full video prior to move in and a full video after you have moved everything out, as sending them both is likely the only way you'll get your deposit back without a protracted fight.
Advice to owner:
You don't need any advice, you know what you're doing it and why you're doing it. I get it to a certain sense, being a landlord in NYC is not easy, but that's still not a reason to be scummy to regular tenants that want nothing more than what the lease states. If you don't want to provide something remove it from the lease.

Pros:
The apartment was newly renovated, and the neighbors were friendly. The super was really helpful, and management was open to negotiating rent.
Cons:
It can get noisy. There were some issues with leaking in the bathroom.

everything. Roaches, mouses anything you can think of… they have. bed bugs aswell. Super is disgusting and has favoritism within tenants. Also they never fix anything no matter if you call 311

Get a new super and good pest control.

Pros:
The people that live there are all friendly to each other.. mainly because we all have something in common to hate
Cons:
Landlord is an asshole that yells at you for no reason. My fridge broke and leaked Freon on my floor and he fought me on getting a new one. the back of my oven had a gas leak and the fire department had to come, broke down my door(they refuse to fix it) they never called me to tell me.. and even after the plumber deemed the oven faulty and unsafe the landlord fought to not get me a new one. The toilets barely attached and leaks, there are holes in the tiles in my shower. The ceiling has been bubbling for years. It’s a complete mess in there..

Get your shit together

Great building bad management

Pros:
Landlords leave you alone and building is pretty quiet and well kept. Great location, roof access, “laundry”, electronic entry.
Cons:
One company dispatches a Super, one company takes the rent, one company shows the empty units, one company does the trash, one does the cleaning, and one owns the building. None of them are in communication at any time, ever. You are suddenly the link between everyone. Also, moldy windows.
Advice to owner:
Stop being so evasive/elusive.

Pros:
Close to park and transportation
Cons:
Bad management, they will dock your security deposit based on how many maintenance tickets you submit, even though they had leaks, security issues, mold, and break-ins in the building and refused to fix things. This was a few years back, but when our unit was burglarized, the intruders broke our door and dented our walls. They didn’t fix this, and when we moved out, charged us $1000 off our deposit for “paint” because they said we submitted too many tickets (us trying to get them to repair what was broken). The night we were broken into they refused to fix our lock or find a 24 hr locksmith, and left us to sleep in an unlocked unit.

Former tenants had no gas for weeks, and they moved out because of it. Should have listened to their warnings. Building has visible, external mold damage and inside, the units smelled moldy. I got sick living here, with constant cold symptoms for a year, that disappeared within weeks of moving to a safer apartment.
Advice to owner:
Do better. Pay to fix your mistakes and don’t steal from your tenants for things that are your responsibility to keep fixed, safe, and up to code (gas lines, burglary damage, mold behind your walls are NOT things your tenants should have to pay you to fix)
