Old building in desperate need of TLC

Pros:
Right on top of subway, management quick to respond. Management was very respectful during the pandemic and discounted rents. This was on top of a discount they gave to many as the building was without gas for nearly 2 years. The neighborhood is great and most neighbors are lovely.
Cons:
Infested with bugs. Dirty and the entire building is in need of some work. One apartment I lived in had no outlet in the bathroom. Frequent leaks.

Pros:
Convenience of location. Incredibly sweet landlord, price was very reasonable, there was an elevator, it was always clean. I felt like I had sufficient space in the kitchen and the bedrooms.
Cons:
The Landlord's assistant is very difficult and is not very helpful. Tends to steamroll the landlord (who is an incredibly sweet guy). I had bugs, mice and rats while I lived here. I was broken in to twice. Radiator leaked and was never fixed. Because the building had a back door that was left open, there were a lot of people coming into the building that didnt live there.
Advice to owner:
Try to deal with the actual Landlord, Adam, directly. He always gets things taken care of promptly. Jose doesn't always remember to stop by and Adam's assistant is very difficult to deal with. I loved living here until no one helped get rid of the RATS and when the building did major maintenance, I wasn't told when they needed access to the apartment and maintenance did not clean up after themselves.

Nothing gets fixed correctly

Pros:
Been here over 5 years- it’s quiet and spacious enough. Good location close to subway and parks.
Cons:
Tired of asking for things to be fixed only for the super to half- ass them. Example leaks, etc. also he smokes in the common areas and leaves cig butts all over. Isn’t that illegal?? Don’t like the way the Libby doors are often open, allowing shady peeps to come in and STEAL packages. Have had that happen one too many times. Looking forward to moving out, even though there are other pluses about living here.
Advice to owner:
Check on super- smoking is NOT ALLOWED IN COMMON AREAS. Why do you allow it??

beautiful apartment but shady ass landlords

Pros:
- kind superintendent
- kind neighbors
- apartments are well sound proofed
- landlord is understanding of difficult financial pressures due to covid
Cons:
- prior landlord harassment
- landlord communicates mainly through letter, office (prior to covid) keeps very slim and odd hours, difficult to get in touch with
- currently in litigation w landlord as they wrongfully claimed the apartment was NOT rent stabilized
- continuous bug issues
- cheap plumbing (sinks + bath)
- cheap cabinets
- public spaces are fairly unclean
- building employees hired (supers, plumbers, etc) not consistently wearing masks in public spaces
- multiple incidents of people being stuck in the elevator over the last few years
- building is fairly open to the public as a cross way between St Nicholas & Edgecombe avenues, can result in loss of packages + dangerous strangers loitering (speaking from multiple personal experiences)
- no cooking gas for over the last year due to gas line of building needing to be brought up to code while rent discounts have been inconsistent and unclear throughout this time
Advice to owner:
- open your communications up to email
- more regular maintenance and cleaning of the building
