Great building and great management

Pros:
Great building with reasonably priced rents and a responsive property manager that values long term tenants over short term gains.
Cons:
Could have laundry in the building.
Advice to owner:
Keep up the amazing work! Just find a way to add washer dryer in the building!

Management takes pride in the building

Pros:
Super is very nice and helpful. Ahmed the property manager is responsive. The owner of the management company has his own daughter and nephew living in the building which shows how much pride they take in the building.
Cons:
Building is old which is typical of the area.

Absolutely fantastic location and block, very well priced for that. Owner clearly valued having a solid tenant over maximizing income.
Cons:
There's no amenities, but that's why it's relatively inexpensive. Had some issues like heat, leaks, that took some time to get resolved, but the owner was responsive and responsible.

Building was infested with bed bugs

Not very noisy, close to the subway.
Cons:
Elevator is about 100 years old and got stuck a few times. The building was infested with bed bugs (in speaking with neighbors, there was a tenant who had bed bugs for years and it was common knowledge). Building knowingly lied about that and took days to respond when we attempted to get our own apartment checked. Terrible water pressure and multiple water leaks (had a leak in the ceiling that expelled filthy water all over my desk). Took them days to fix it.

You Get What You Pay For

- Good prices
- Great light at least in front units
- Super is friendly and helpful
- Relaxed about dogs
- Convenient location
- Spacious units
Cons:
- So many rats on the street at night
- If there is a loud neighbor (for example the guy who lives above me sings so loudly) you can hear it very clearly
- Packages get stolen
- Management is generally disorganized and unresponsive
- Outdated kitchens and bathrooms
- Overall not the cleanest building
Advice to owner:
Fix the front door (doesn’t lock properly) and update the intercom systems. Also the rat population is out of control on the block, especially in front of the building.

Quiet and well maintained

The property is clean and well taken care of. Neighbors are respectful and street is quiet. Management is very responsive. Overall, it’s a nice place to live.
Cons:
Super could be better at picking up calls. It’s not a big deal though because management does respond fast and gets ahold of him

Keep doing what you’re doing. This is a great place to live.

Breaking the law!

So many things....the first is they are illegally subdividing so we got scammed with a lease on a 2 bedroom which was actually a three + bedroom before for the same price-$3200. The neighbors apt literally shares three walls with ours (it IN our apt!). The day we moved in we caught the owner, Mr Llorente moving our door back 6-8 feet in order to make some other illegal adjustment-they have been continually trying to some dividethe apartment next door since we moved in. We had already moved all of our things and moved out of our other apartment so we couldn't leave but we had no door at all for about a week. We have a video of him doing this when she was not happy about. We gave a list of items that they were to repair before we moved in including light fixtures electrical outlets splintery wood areas on the floor and broken windows, among other things, and these items have never been repaired though we have written and called and filed HPD complaints. We were trapped here since the pandemic started when all of this was going on and haven't been able to move. But during that time we have had a mice infestation, no hot water, no working windows at all, faulty plumbing lines, stopped up bathtub toilet and leaky sink. Ulysses the super does what he can but they don't give him any support or money, and he'll tell you frankly they won't do the repairs ever. Our downstairs first floor neighbor died recently and he would customarily warn people who came into the building that the management was poor and never fixed anything. Probably the scariest part is that the building's caught on fire twice or three times, two times a tenant was cooking and one of the times the Elevator shaft caught on fire. The elevator is creaky and old and has no updated certificate. It stops on an average of two to three times a month sometimes more. They have a lot of violations they won't pursue the matter in court really during the pandemic because they're not allowed to, nor are we, but eventually we'll get something resolved however the history of the building is that they don't repair anything and they've been doing this long enough to have illegally subdivided many of the floors already and they get away with it. We had a baby during the pandemic also and this is all been extremely damaging to our family, and to our lives. I don't recommend anyone moving into the building. I would not be surprised if other people's complaints are more serious, but I honestly don't know how people continue to pay rents and they clean the building at the most once a month. They have had bed bugs on the first floor and they also do short-term rentals on that floor. I have recently put a washer in the dryer in the basement and due to the possibility of getting bed bugs I would not use that facility. Though they can't control the problems on the street, this is one of the highest crime streets in the city with two shelters facing our building and a problem with both female and male inhabitants. There is inadequate lighting on the ground floor frequently feces from animals smeared on the floor of the carpet and a broken front door that doesn't lock. All you have to do is push really hard on the door and it opens, so if someone's pursuing you forget it there are vestibules and areas for them to hide in which are not locked and no mirrors working cameras or intercom. Due to the renovation on our apartment in the removal of the front door there is no intercom inside the apartment or outside and the light switch for the hallway is on the outside of the apartment. I don't know whether other tenants have an intercom but I am told they do not. Also my mother with cancer quarantined with us during the pandemic, and this was all difficult for her, and stressful, as well, but she needed to be here near her doctors for chemotherapy and treatment

Give it up!
