Great place to live

Pros:
Spacious two-bedroom, two-bathroom. Kind and responsive super. Very few maintenance issues and when they do occur, they are solved quickly. Would live here again!
Cons:
Neighborhood can be a bit dicey at times, and both 115th street and 5th avenue are loud. Also, the apartments get so hot in the winter from the building pumping the heat that we have to open our windows.

Astonishingly Incompetent Management

Cons:
Maintenance requests went ignored, heat blasting to the point that windows were open even in winter. Phone calls to management company get answered by agents who just tell you they will forward the request on and no one gets back to you. Went without hot water for 6 weeks and without a refrigerator for almost a month.Company took half of our security deposit and never did the work items they quoted us for. This is the most unprofessional, incompetent and disrespectful company we’ve worked with. Baffled they are even still in business.
Advice to owner:
Stop your unethical and sleazy business practices.

Location can't be beat as it's prime EV. Well-maintained studio & 1BR units, and good W/D setup in building
Cons:
Yuco Mgmt is the worst landlord/mgmt co I've ever dealt with in NY. Slow response times to everything (incl. when heat went out for weeks during the dead of winter) and crazy rent hikes

Beautiful apartment & building. Unethical management.

Pros:
Brownstone feel with modern amenities. Small building, convenient location.
Cons:
Management company lied to us about having cleaned the unit after a large fire destroyed the building nextdoor. We had an 8 week old baby and discovered through an independent smoke remediation company (and environmental testing) that our unit was unsafe. When we broke our lease (because we could not live in the unit for 30 days +), they withheld our security deposit and the balance of rent from when the unit was uninhabitable. We sued them in small claims court and won.
Advice to owner:
Get rid of the management company. We understand you are running a business, but this was a matter of health and safety.

very thick walls, high ceilings, excellent neighbors who are respectful and help each other (watering plants, watching pets, etc.)

The owner is very bad at responding to issues and will often ignore maintenance requests

Pros:
This location is unbeatable. The property management is very responsive, and the apartments have a great layout with lots of light. The neighbors are quiet and considerate with noise, and the building’s laundry room and trash room are tidy.
Cons:
I could at times smell smoke in the bathroom from the neighboring apartments. The heating in the winter is strong, and can get a bit hot during warmer winter days. The neighborhood can be a bit noisy, which is to be expected.

The building was nice when it first opened. Nice, quiet and clean.
Cons:
- floors and walls are like paper. No privacy and you will hear everything.
- management is discriminatory and a waste of time. Good luck getting responses.
- heat is not automatically on when it’s cold outside, the super/Mgmt turns the heat off when they deem it “warm” outside.
- hot water works when it wants to, and when it does, it’s scalding.
- laundry room is overly expensive
- the garbage collection in the cellar often makes the first floor lobby smell like garbage.
- the super is lazy and dismissive.
- the block is loud, noisy and drug deals happen often in front of the building.
- there are lots of kids in the building.
Advice to owner:
Get a new management team that knows what they’re doing and care about their jobs

Clean, quietish, spacious, laundry in building
Cons:
Response to fix anything from Management. Takes forever. They wait until end of fay to get back to you about anything even after you put in requests weeks in advance.
Advice to owner:
Do better to communicate with your paying tenants

Pros:
Overall a great building to live in. It is well kept, very quiet, no significant issues with the unit and repairs are done fairly quickly. Laundry in the basement is a plus. Great location!
Cons:
Only issue is sometimes the unit can get hot when the outside temperature requires the furnace to be running even when it could be turned off

Pros:
- Amazing location, right by the subway, busses, grocery store, bookstore, cafes, etc.
- The street is extremely family-friendly and welcoming. Neighbors know each other by name; many of them have been on this block for decades
Cons:
Roach issue - my apt had quite a few, mgmt sent exterminator and it helped, but keeps coming back. I've seen roaches in the hallways as well
Windows need a cleaning for the entire building, which mgmt needs to do because residents can't open it themselves
Charging too much rent for what the apartment actually is
slow to make repairs - a large hole in the hallway wall outside my apt was open for 7+ months before they fixed it.
The street is quite loud, a bit with traffic noise but mostly from the train at the end of the block and otherwise with normal neighborhood sounds (kids playing, parents calling for them, dogs barking, etc).

Pros:
Its on a quiet street compared to the rest of HK, neighbors are also quiet and friendly. Overall appliances and apartment itself is in good shape they do extermination often never experienced any bugs
Cons:
They do not get back to you quickly for maintenance responses 3-5 days and they never answer the direct line phone number which can be frustrating if you wanted something done asap. The main hallway and stairs can also be cleaner a needs to be more maintained
Advice to owner:
Be more attentive to renters especially in maintenance requests also common areas need to be attended and cleaned more often, there are far too many people living in the building to only surface level clean here and there

Location is nice. Apartment is in a nice area.

Management doesn’t do anything.

No consistent pest control in over a year. Bed bugs issue.

Maintenance is a disaster and never does its job. Always attempt to do the bare minimum only if forced.

Lied about bed bugs in the building and tried to convince new tenants he brought them in when they knew the unit below had bed bugs 2 weeks before.

Heating issues every year.

Slow or non-responsive property managers.
Advice to owner:
Do your job.

Nice neighbors and apartments are well kept. No problems with roaches. Maybe saw one in 1.5 years.
Cons:
Garbage can get fool over weekend but it’s manageable
No dishwasher. Heat gets insane

It’s conveniently located and it’s currently rent stabilized.
Cons:
An old building that needs new plumbing. Expect leaks and water damage several times each year, and expect the hot water and the heat to go out (or to not sufficiently warm the apartment) on the coldest days of the year.
Advice to owner:
Stop with the band-aid repairs. Plastering and repainting water-damaged walls won’t fix the rotting plumbing behind them.

Rent stabilized, relatively clean common spaces, ramp leading up to front door, close to subway and restaurants
Cons:
Yuco Management is not very responsive, old building that has pest issues, bad water pressure, heat is always on too high

Large sunny apartment

Pros:
Huge true 1br that spans the entire floor so both north and south facing windows.
Great location with food, restaurants, coffee shops, etc all next door. Central Park less than a 10 min walk away. Morning side park 2 mins away.
Cons:
Traffic noise throughout the day.
Noise between units, particularly from the unit above.
Centrally managed heating in 4b was awfully hot in winter with no way to reduce the intensity.
Poor water pressure.
Advice to owner:
Fix the heating, it's way too hot. Improve water pressure. Insulate for noise between units.
