not bad for an old building

Cons:
no elevator, package missing/open, intercom doesn't work, sounds travels from hallways, and weird apt layout.

After several attempts at contacting management about the mouse problem in our apartment, nothing was done to resolve it. Only after them fixing a separate issue did they see the massive entry points in the walls that the mice came through.
Advice to owner:
Get the mouse problem fixed

-Cheap rent, repainted and cleaned rooms before moving in -Great neighborhood but you can live in other buildings around the area
Cons:
-Horrible responsiveness of the building management: the laundry has been closed for 4 months with no communication of when it will be reopened, even though laundry is listed in the amenities. -Terrible experience with management: they have lost my rent checks 3 times and make you pay for the cancellation fees, I have had them hang up on me on the phone for asking for an email or written forms of communication (they are only responsive over the phone where there is no written evidence) -Protect yourself: in case they try to fuck you over, you will need to gather evidence thoroughly-- they do not have your best interest in mind at all -Tiny rooms with constant maintenance issues -Current history of mice/rats and cockroaches
Advice to owner:
Be a better, responsible owner with actual manners; otherwise I encourage everyone to never live here

No cold water for days at a time- but scalding water constantly No response from owner - had to call 311 so I could take a shower Constant package theft Door is jammed constantly- keys get stuck all the time Call boxes don’t work Building has been cited for structural damage and they painted over it Unit was not cleaned Painters painted over outlet’s and lights Neighbors are creepy and loud Water pressure - 0 Shower screams and shakes Heat pipes leak rust water Windows hard to open Property not taken care of nor updated

Take the rent money and actually update your units. Having leaking heat pipes is concerning

Good location near the Q train, away from more busy areas, and nearby good hospitals.
Cons:
Cockroaches in shared areas. (I watched a cockroach crawl into my apartment under my door from the stairwell & my cat chased it back out) 4 of the shared washers and dryers between 120 units have been broken for over a year. When I was asked about a lease renewal, I brought this up and they said they are still working with a supplier. Owner and super and management will ignore every issue until they are absolutely forced to do something. Water leaks, they don't fix it, then they later complain water consumption is high. (My radiator leaked into apartment below - they never fixed it because they "needed a new part" that never came. My toilet was broken and leaked all over my apartment floor - they never fixed it after visiting 3 times and telling me they need to replace the entire toilet). Busy road to get to FDR with a dangerous intersection.
Advice to owner:
Respond to tenants - the bare minimum. Promise to resolve issues and actually follow through on it. Don't increase rent by +30% with nothing to show for it.

Newly renovated units at a beyond affordable price. My deposit was returned without pushback. Management is responsive.
Cons:
It’s an older building so i needed repairs a few times a year. Maintenance is good but they will forget about you if you don’t follow up.

This apt was newly renovated and 1k less then the similar places I was looking at. Also they gave me my deposit back no questions asked.
Cons:
I sometimes had to call management multiple times to get stuff done.
Advice to owner:
Hire more people I’d have paid more for faster service

Clean, apartments a great size, walls solid, newly renovated bathroom and kitchen.
Cons:
Stairway and foyer dirty and decaying, kitchen tiles need some work, could smell fumes from the auto shop next door when the windows were open.

I liked my apartment, it has a lot of natural light.
Cons:
- they advertise laundry being included but machines have all been broken for years and mgmt company points out they arent required by law to provide this amenity. - they fix things in the cheapest way to make it look like a solution but the problems remain. - they are not disclosing major construction plans to prospective tenants. Jackhammers at 7am on the dot, 6 days a week.

Neighborhood. Units are at least somewhat updated. Super and his staff are very nice and mean well, but are limited in what they can do.
Cons:
Biggest is pest control, roaches and mice everywhere. Ants in spring. Moths and flies coming from other apartments. Maintenance is far behind, takes forever to get anything fixed. The super and his staff mean well but seem to be limited by the owner and management. Management take forever to get back to you. Location is a con being on the entrance to the FDR, traffic noise is nonstop. Laundry room was horrible.
Advice to owner:
Up the maintenance and pest control budget.

You get some decent space, lots of the units offer washer dryers, theres not a lot of noise issues. It’s a budget building so you’re not going to get quality but it works.
Cons:
It is a budget building and here’s why you pay less. Garbage everywhere. Everywhere. Building on street easy says building is maintained - this is a straight lie. Within the apartment things are fine, but there is mold growing on the ceiling outside my apartment, every time it rains water leaks through the roof and onto the stairs, and all the tiles are cracked and lots are missing. I would go sometimes four days in the winter with no hot water for showering. In the summer it is a cement block and would get up above 80 degrees in our apartment even in the evenings (we now run a 12,000 BTU air conditioner and two fans continuously). The most disgusting contents I can’t even describe here were in the dishwasher’s plug when we moved in. We only had one package disappear after it was delivered (and then mysteriously appear a day later), but neighbor who has been here longer said she has a P.o. box because of how many things are stolen. Management won’t ever fix anything, and their hours are a joke so if you work during the day, how are you going to get a hold of them? You can’t. And they don’t respond to email. They once sent a new oven to our apartment by mistake (stupid me, I let the guys in, it was before 8AM and it woke me up so I just signed for it without thinking) and when I called management they said it was meant for another apartment. That thing sat in my apartment for four days until I got management on the phone and yelled at him.
Advice to owner:
Yeah I don’t know.

Cute kitchen and bathroom in my unit, quiet building right by the FDR. Washer & large dishwasher in unit.
Cons:
Terrible management. Had a hole in the ceiling above our shower that took a year to get fixed with multiple attempts. Outside sidewalk is a little gross, and the inside of building needs updating. Had an issue with a lot of packages being stolen, and management basically told us to just move somewhere else if we had an issue. Washer in unit is nice, but is a “combo” dryer and that part does not work. Very little closet space, and had to buy cabinet space for the bathroom. You also still have to write a rent check instead of being able to pay in a more secure way, and there is no official way to submit a maintenance request.
Advice to owner:
Update your processes! Giving paying tenants the run around when they have an issue is ridiculous.
