Rent is a decent price but building is going downhill

Pros:
-extra office room
- new kitchen appliances
- great neighbors
-close to trains
Cons:
-common areas are filthy and not kept clean or updated
- management is not great about following up about maintenance issues
-We had a roach infestation when we first moved in
-Packages get stolen pretty often
Advice to owner:
Update your building and keep it clean. Get a new buzzer system.

violent retaliation to complaints about lack of hot water

Pros:
location was right next to a good park, and close to CUNY and the subway; the rent was a bit less expensive than comparable units in other buildings
Cons:
regularly did not have hot water (or would take between 2-15 minutes after turning on the faucet); neighbors had heat issues that led at least one to go a whole winter without working heat; super (Eric) was incompetent and threatened violence from himself and his friends when we kept complaining about the lack of hot water; property owner supported the super after these interactions. We were ready to take them to housing court, but we decided that it wasn't worth continuing to feel unsafe, so we broke our lease and moved out.

By the way, it's definitely a red flag that the owners use many business names to obscure where their money comes from, including Duna Real Estate, Orion Investments, PGLB LLC, and PGLB I LLC, even though it all seemed to tie back to Hagai Barlev, Lee Baum, and Uzy & Amit Evron

Slow repairs, heat issues

Pros:
There is an online portal to make requests and pay which is great. The office is pretty responsive.
Cons:
Repairs take forever if they are ever completed. Water pressure is lousy. Worst of all, it's a constant battle to get them to properly heat the apartment in the winter. There's also been a lot of package theft lately.
Advice to owner:
Follow up with the super to make sure the repairs are done!

rodent infested, super was okay at best, scary at worst. terrible trash management leading to rodents and bugs

Pros:
Good location near the park and subway
Cons:
constant issues with hot water and heat. Super has an attitude and will only fix something if it’s deemed an emergency or will cost the building money or a law suit.
Advice to owner:
Get a new super.
