Pros:
Right by the 2 and 3 train near across the street the M7 and the 102 bus
Cons:
Management steals from the building we didn’t have gas from August 16, 2023 until June 2025. The boiler hasn’t been inspected since 1998 hot water goes off all the time selling apartments in the HD C and stealing and gentrifying the building pushing elderly people out harassment evil management Soto Voyka is horrible.

Loud students and sometimes annoying bureaucracy.

-Most of the residents have been there 20+ years so the sense of community is strong
-Live-in super takes care of the building daily (cleanliness, garbage, facade)
-only 10 units
Cons:
-During the warmer months of winter it can get a little warm with the radiators
-The corner across the street is a hang out spot in the warmer months which means loud music often.

Pros:
The area around is nice. Close to 6 train and central park.
Cons:
The whole apartment is slanted. Management is so slow to respond. One time we had no hot water for a week! Our owners didn't think they owe us for hotel stay during that period. Very poor and slow communication with the managing company. No one cleans the halls. We have a super but she's basically non existent.
Advice to owner:
Get yourself together

Relatively clean in common areas, small building so quiet.
Cons:
There hasn’t been cooking gas for over 3 weeks, there is randomly no water for weeks at a night many times through the year. The building doesn’t notify tenants of anything, the landlord is a nice guy but can’t fix any issues and blames everything on the management who blame everything on the board and then nothing ever gets fixed. The laundry machines never work, when you complain they tell the tenants to call the laundry company. All the windows in our unit were broken and the landlord never fixed them. The heat is our unit never worked, our landlord was nice enough to buy us space heater but that made the whole apartment very dry. The radiator despite not working and being off is constantly banging at all hours of the day and night very very loudly, we complained about this being fixed for a year and nothing was fixed!
Advice to owner:
Either get rid of this property or work better with the board to make living conditions better

The Super actually tries, outside of that NOTHING!
Cons:
Everything!
There are literally too many severe issues to name them all.
Run away from this building, even if you think it’s a bargain.

Pros:
Landlord was responsive and let us replace things like ceiling fans, bathroom vanity, etc. and reimbursed us for parts and labor.
Cons:
Ceilings are crumbling, hallways are always filthy, landlord will milk your security deposit when you leave, half the building is empty cause it’s falling apart

Be a better person and give a sh!t about your work
