good price, bad landlords/superintendent

Pros:
spacious units, high ceilings, lots of natural light. the garden outside has a few stray kittens which keep the rodents away
Cons:
had a mice problem in 2021, you can still hear mice in the walls. bed bugs coming from the unit above. and have had multiple water leaks in the bathroom.

Good building, bad management company

Super is very attentive to keeping common areas clean, large apartments, great neighborhood, relatively quiet
Cons:
Management company is the worst, they are non-responsive to emails and phone calls. Every issue we've had has been resolved but has taken an extremely long time and lots of follow up calls and emails.

UES Hidden Gem

Pros:
I was the first person to live in my unit after it was renovated. Brand new side-by-side front-loading washer and dryer and dish washer. Unit was also rent stabilized. Truly a diamond on the UES. The building owner was responsive and the building super was AMAZING!! Helped when I moved in, installed my window A/C, and replaced our microwave. I was there for a year (only moved because of work relocation) and no pest issues. Can’t say enough good things.
Cons:
Nothing comes to mind. Packages were never stolen and it was never loud.

Anywhere but Parkoff/New Park Management

Just do yourself a favor and look up “Parkoff Management Co”. You’ll find out all you need to know. Long time neighbors are nice and help one another out (when management leaves you out to dry)
Cons:
Unpaid ConEd bills, elevator not working for weeks on end, asbestos in basement, packages stolen, NO WATER FOR DAYS. No responses from management. They are being sued by the State of NY for renter discrimination on top of it.
Advice to owner:
Where is our rent money going? If not to all of these issues?

Pest management could be better (despite twice monthly extermination), building management sucks at responding to emails
Advice to owner:
Management staff need to be more on top of responding to emails in a timely manner OR answering their phones when called

Large, affordable apartments but pest and cleanliness problems

- Great location (building is on the outskirts of Jamaica Estates which is a nice neighborhood, area around building has easy parking, 5 minute walk to the F train, lots of supermarkets/fast food around, good restaurants a short drive away, Cunningham park is not far) - Neighbors are mostly families who are quiet, respectful, friendly, and keep to themselves - Building has nice landscaping - Super is a nice guy
Cons:
- Property management has ignored my concerns for apartment issues they are supposed to address (bathroom electrical outlet hasn’t worked since we moved in, there’s major holes and gaps in the kitchen that need to be patched as they are letting bugs in, etc) - Very poor garbage disposal system. Tenants leave garbage bags in a designated garbage room on their respective floors but the garbage bins provided are very small so most garbage bags are sitting piled up (sometimes very high) on the floor where mice and roaches easily get to them. Garbage is often not taken out for days on end, even in the summer where it stinks up quickly in the heat. - Major pest problem (probably because of poor garbage disposal system). Roaches and mice have been seen or reported in apartments and common areas like lobby. Exterminator provided by building just sprays something and leaves, doesn’t help. - Building has carpeting in hallways which contributes to it feeling dirty. It isn’t as clean as it should be in general. - Building laundry room is gross, with old, often broken machines and looks like it never gets cleaned.
Advice to owner:
Hire more building staff to take garbage out more often and so common areas can be cleaned more often. Respond to tenant complaints of pests and hire better exterminators.

The building ambiance was great, and the super's parents who took care of the building were great. If you were facing 3rd ave, the light was amazing in the afternoon.
Cons:
The appliances were dated for the price, and it was hard to get a hold of the super most of the time. If your room was on 3rd ave and you were on a lower level it was LOUD. Packages were stolen often. The pros and cons of the building were truly equal.

Lovely space, poorly maintained

The apartment I have is a lovely size and affordable price
Cons:
Poorly maintained. Inconsistent heat and hot water. Building is infested with roaches and bed bugs. Management ignores any repair requests until you call 311 or withhold rent and even then you have a 50/50 chance of getting something in a timely manner. Elevator breaks down for weeks at a time. Would not recommend at all.
Advice to owner:
Use the money your tenants pay to actually maintain the building and make repairs!

Cons:
Terrible vermin problem. Constant water issues where they are turning it off for days at a time. Management company so hard to get a hold of, it would take me 3 weeks to get in touch with a person.
Advice to owner:
Tear down the building and start over.

The location is very close to main street, neighbors are nice,
Cons:
Pest control is abysmal. I have heard horror stories of roach infestation. We have some roach infestation as well but we have learnt to manage it. We also found mice a couple of times in the apartment and again, learnt to manage it (sealed off entry points). The new superintendent could be better.

Please invest in better pest control

Parkoff ignores concerns

Cons:
Upper Management ignores serious issues. There is water damage from leaks in the outside walls and the roof… Parkoff is refusing to address and correct this serious issue the right way. They take the cheap way out of EVERYTHING and ignore real problems. Reliable, responsible tenants end up leaving cause of Parloffs irresponsible and dishonest behavior.
