Great place to live

Pros:
Amenities are nuts here. Building staff are great. Rent stabilized. Top notch construction.
Cons:
Laundry room has too many broken units.
Advice to owner:
The laundry room needs taking care of. No excuse for having half the machines out of commission. That is really my only complaint about the place. Been here 4 years and will be here for much longer.

Cons:
Management is utterly incompetent and they do not care about their tenants. You will not be able to get ahold of anyone over the weekend, even in case of emergency. The laundry room is ridiculously expensive ($3.50 per wash/dry, I think sometimes higher, making one small load $7 min!!! for a 2 person household we usually have 4-5 loads a week given how small the washers are). But most of the time, the machines don’t even work!!!! As of now, about 70% of the machines are busted, and no one takes out their clothes in a timely manner. Mosquito infestations in all outdoor amenity spaces (dog park, roof, etc.). Gym constantly has broken equipment and is not well maintained. Some neighbors are nice - others are insufferable. Cigarette and weed smoke wafts up and down the halls - I’m 420 friendly but the smell is ridiculous.

The building is beautiful and generally well maintained. The roof is like a resort, the gym is great, and staff are friendly

You have to pay more for the amenities, the laundry is expensive, and the units are only ok

Great building/ staff

Pros:
We have been here for a year, and really enjoyed living here. The amenities are great although some of the higher level ones seem to go almost completely unused (we just had the basic package, it gets pretty expensive for the top tier). The staff were great and friendly (shoutout to Leonard), any minor issues we reported were dealt with in a timely manner. The rooftop is great. We found our apartment to be quite spacious and comfortable. Management organize some cute building parties for Halloween and 4th of July etc. which were fun! We overlooked the courtyard and I felt like it was quite peaceful. Foodtown grocery store on Noll St is very nice and convenient.
Cons:
Our agent told us that there would be free yoga classes in the building, but this only started up again in the last few months (but when they started they were great! Thanks Angie!). We moved in right after Passover, and management didn't have a key ready for us, they tried to make it seem like our fault but we were not aware we had to put in a request for keys to be made and our lease started that day. The front desk also told us we couldn't move in that day but we insisted. In our case, we didn't have movers, and were on the first floor so we didn't need to rent an elevator (something they don't seem to mention beforehand but then when you get there it is an issue). It is possible that if management had not been offline for Passover, these things wouldn't have been an issue. The area is not the best, very industrial on the way to the L and around the Flushing M/J/Z stop, it is a mess with garbage blowing around. You are a decent 20-30 minute walk to most of the main draws of Bushwick. As for the laundry room, it is hit or miss, when we moved in it was a huge miss but things have seemed to improved. You can get a decent washer and dryer or not and you won't know until after you have already paid a pretty high price for the machines. We were using a laundromat for a few months instead. Biggest pet peeve about the laundry room is you have to use cash to top up your laundry card (the ATM in building has a 3 or 4$ fee for use) and you can't use 1$ bills to top up your account so you end up getting an odd amount left on your card.

Listen to your tenants. Hire more staff because nobody can keep up with this building

Great amenities, close to Queensboro Plaza, Queens Plaza and Court Sq, good food, easily accessible into city, relatively clean, has rooftop and laundry in building. Management is relatively quick to response, rooms are decent size

Love my apartment. Building overall is okay

Pros:
The staff are all really great and helpful. I don't use the amenities much but they're in pretty decent condition. It's situated between the L and M/J lines.

I really love my apartment. Great layout, large south facing windows. My apartment is like a greenhouse almost, which means I almost never have to turn on the heat in the winter. It does get very hot in the summer though and expensive to cool down.
Cons:
It's a bit far from the subway station. About a 7-12 minute walk to the nearest subway lines depending on which one you're going to.

The super and building management are really hard to get a hold of. Not even the building staff seem to have the ability to contact the super/management.

The coned delivery charges in this area are insane. Most months I pay more for delivery than than electricity itself.

clean and pretty but too noisy

the building cleaning staff works hard to keep a clean environment, packages are never stolen because there is a package room.
Cons:
TOO NOISY! People treat the building gym like it is a powerhouse gym, throwing weights at all hours of the day. I live on the 1st floor and my walls are constantly shaking from the gym. Walls are extremely thin so I can hear everything my neighbors are saying and watching. Additionally, although it is supposedly a non smoking building, I have had an issue with cigarette smoke filling my apartment. As an asthmatic it has been impossible to be comfortable in my own apartment.
Advice to owner:
Respond to tenants and work harder to fix issues. Stop responding to emails saying you're sorry something is happening then doing nothing to fix it.

The neighborhood is nice with lots of new places opening often. The couple of front desk staff that have been here for years are AMAZING!
Cons:
Management does the absolute least in this building. It's a "new-ish" building but is absolutely falling into disrepair. Every time there's heavy rain the building has terrible flooding, which means the carpets, wallpapers and floorboards are all rotting and molding already. The carpets are filthy, the elevators are destroyed and the equipment in the laundry room is a health hazard (and they charge ~$8 for a single wash/dry). Management is only capable of passing along additional charges for nonsense without investing a cent into stopping the building from falling apart. It seems like the philosophy around the building is to put in the absolute least possible effort and wash their hands of this place.
Advice to owner:
Put in some sort of effort around the building and stop nickel-and-diming without putting any effort in towards maintenance.

Pros:
Roof access is nice. View from my unit was great until new construction blocked it. Staff in the building are nice, a few remember my name and greeted me when I come home.
Cons:
Management sucks. They do nothing with noise complaints. Smell of weed permanents through the building through the drain of where the washer and dryer should be. During the summer, that drain stinks. They don’t background check tenants. Next door neighbor has mental issues. plays music and turns on the tv loudly at 3 am. Management does nothing. Walls are extremely thin, you can hear the neighbors conversations. Amenities in the basement floods every time it rains. The smell of mold and pee permeates the basement during the summer when it’s hot. Every time you step out the front or back door, you’re greeted with dog shit and what you hope is dog piss. They will steal your money. Tried to charge 100 for a reference letter. Also didn’t store my security deposit in an interest bearing account. And they took some of it for bullshit reasons. The rent stabilization is a scam, they will steal your money.
Advice to owner:
Demolish this building. This is a failure in engineering.

A great place to call home

Beautiful, clean, amazing amenities, comfortable kitchens. Great water pressure. Big and beautiful windows.
Cons:
It’s very expensive to rent the amenities. Sometimes the doorman doesn’t pay attention to who enters the building.
Advice to owner:
Reduce the price of the amenities so they can be actually used.

- No hood in the kitchen!!
- Noise. you can hear all the noise from outside including trains if your unit is facing the train station
- they charge too much for washer/dryer

“Luxury” Building ?

Beautiful lobby, great amenities , great appliances and fixtures in apartment
Cons:
Understaffed , doormen don’t check people in, neighbors don’t pick up after the pets , turned big chunk of units into affordable housing during pandemic for tax break.

Hire more people for the front desk

Not what you would expect from a luxury building

Amenities are great if they were open
Cons:
Fire alarm constantly goes off- no vent above cooker
Can’t access mail in a timely manner because the management doesn’t staff enough people
Smells come through the vent as there is no filtration
You can only fill the bath 1/4 way with hot water as they have water tanks too small to fill the bath !!!
Advice to owner:
Upgrade the water tanks please!
