my honest opinion

Pros:
value for space, small building (only 6 units). Location is quiet and situated right between the G and 7 trains (about an equal walking distance to both). Great bars, coffee shops, community, and restaurants. Close enough to the rest of Greenpoint but still removed enough that you dont feel bombarded with transplants and gentrification (yet)
Cons:
Walls are paper thin... can hear neighbors arguing, when they turn on their shower, footsteps going down stairs in the hallway. the building is located near a homeless shelter down the street so there are occasionally questionable characters, but never felt in danger and they're mainly friendly.

Apartment 1 will experience mold

Management is easy to get a hold of, will send out people ASAP. There's a backyard. They didnt raise rent after a year.
Cons:
The backyard is full of mosquitos, the humidity is insane I got mold on all of my shoes in the back, the heaters that come with the apartment do not work, electric was like 700 one month in winter. Theres silverfish in the back room. Oh theres cockroaches but those are getting more manageable. Also laundry sucks.
Advice to owner:
Don't do the partial basement bro just dont

Issues were always dealt with, and never were big things. Also didn’t raise our rent for 5 yrs!!

Basement (laundry) is run down and not maintained, and units are generally pretty small.

Close to the subway, if that’s a plus
Cons:
TONS of roaches. We have mice twice. Incredibly hot in the summer. When it is over a 100 it is actually fresher outside rather then inside. Also when it is hot all roaches are out. They are everywhere. Today I had one in my morning coffee. Happy to move out.

Call pest control more often

If there are any pros it's the convenience of the location. Right by the M and 10 mins walk to the L.
Cons:
Where do I even begin.. landlord is unresponsive, there's an extreme rat issue, building walls are cracking, zero maintenance of the building - hallways absolutely never cleaned, trash is always a mess, mailboxes are all broken, heating is extremely inconsistent, and the "super" just leaves messages on read and does not do anything. His son lives in the building and they use the basement like it's their personal storage. Not sure what the super gets paid for cause he doesn't help any of the tenants with any issues, has his son and his mom live in the building, and he ignores all our messages! The owner owns 35 other buildings and so there's zero accountability and care into this place.
Advice to owner:
Please show some care into this building cause it's a trash of a building.

Great location. Wonderful sunlight. Large railroad apartment. Nice deep tub and reliable bathroom. Management is quick to respond and reliable. Very happy with them.
Cons:
Can hear neighbors across in other buildings. They can be incessant.
Advice to owner:
Renovate stairwell

You can hear everything around, there are roaches and we experienced a fire

It is a great location, and close to the train. And others, like laundry, groceries and more

Updated. This happens in summer: next to the building is a park, where everyday people are sleeping and pooping in the back of the tennis court, literally next to the building.

About the apartment: the walls are not just thin, are like paperas and you can hear your neighbors fighting, watching movies or laughing, it is awful. You literally can listen every footsteps not just next to you but the apartment above.

It have just two windows in the room, so there is not a lot of light and the circulation of air is slow, what makes the smells of food stay for a while in the aptm.

On October, 2023, on the first floor there was a fire and no fire extinguishers present in the building, someone died and I don't really know the deal with the tenant who survived, but he was still living here and late at night he would wake up the building with his screaming.

After the fire, they started construction at 7:30 and because the walls, you listen everything like it was in front of you. For sure a headache.

Months after, in 2024 they started to construct during 4 weeks, without any permit in the second floor. Same deal, a lot of noise and I don't want to forget to mention how dusty the building is. We have to ask them to clean because they don't had anyone cleaning the building.

About the building: they had a problem with roaches, and they informed us before we moved in and they said they had it "controlled" but we still have found some around the house. So, every month someone comes to check out the building.

The hot water has a problem, and you never get really hot water on the tub, so forget baths even when you have a tub.

Also this is a rental group, and the lack of communication is huge. For 6 months they haven't provide us with a number for an emergency but the super who doesn't speak English well.

It is a great location but I honestly don't think it's worthy at all. You can't work or rest in this building.
We wish we checked this app before to know all the evictions they had!
Advice to owner:
If you are not ready to rent, you shouldn't do it. And you should be more communicative about the construction, because the noise and the dust are a big issue here.

Great people, clean but a little cold

Pros:
The building super is amazing, and very responsive. They handled literally every issue that came out way.

The building is also super clean and well maintained.
Cons:
First floor apartments were very cold in the winter! Had to keep the heat on really high which drove Con-Ed bill up exponentially

Insulate the windows more!

Horrific CHRONIC Bedbug problem

Loved the super, she was always so nice and responsive and friendly. Nice renovation, everything felt clean and looked nice
Cons:
We got bedbugs in this apartment - not going to say much more than that but when the exterminator came he said to us that there was LITERALLY no way we would ever be rid of the bedbugs in that unit because there was obviously a more serious bedbug infestation elsewhere in the building that the tenant was unwilling to solve. be warned.

Super is on top of everything. Very clean and well maintained. Good insulation, split AC units, nice deep tubs.
Cons:
It’s an older building so there are rodents every now and then. Some of the floors are uneven.

The owner is responsive and very friendly, they keep the building clean always!
Cons:
Nothing too bad to say really but the neighbors love to party outside so it can be noisy on the weekends. I don’t mind too much but it’s worth mentioning.
Advice to owner:
My unit really needs a new dishwasher, request that at the beginning of your lease!

I love the backyard and the location in relativity to shopping and restaurants. The apartment is objectively everything one could want in a ground floor unit.
Cons:
The management is letting their building deteriorate in way that can only be described as criminal.
Advice to owner:
Stop ruining your tenants lives

Roaches, hoarders, shut-ins - avoid at all costs

Price is reasonable.
Cons:
Been here almost 2 years and have killed at least 2,000 roaches, big and small. Saw bedbugs in the bathroom even after treating the apartment. Neighbor screams in the hallway pretty much day and night.
Advice to owner:
This building really just needs to be torn down and started over. Short of that, get someone to clean the hallway regularly

Nice people, beautiful brick walls, water pressure is amazing, they've done a lot of great renovations, rent stabilized, management is nice and responsive
Cons:
maintenance is hard to schedule, halls arent' kept very clean, rat problem outside
Advice to owner:
invest more into the building maintenance to address the rodent situation.
