Pros:
You can usually find parking. Not too far from LIRR
Cons:
Management is unresponsive and dismissive. Repairs are done only if they are minor. The building is old and not kept up to date, but will raise the rent as if they upgrade. There are vermin and you can hear everything through these thin walls.
*UPDATE*
It has been 6 months waitng on repairs!!!! Unresponsive to emails and calls. 311 activated and no movement. Please don't rent here unless it is your last resort. They leave you no choice but to litigate.
Advice to owner:
Try to retain renter that pay their rent on time and cause no issues. You treat all of you tenants as if they are living for free. Horrible business acumen!

If we got a new super then I surely wasn’t notified and/or ever met him

Pros:
This building has access to 2 subway lines into the city by 10 min commute. It is heart of Astoria.
Cons:
Cars honking constantly. Getting your apartment service is extremely difficult. Extremely strong smell from restaurants that occupies the bottom of the two building. Can’t leave your window open. Rude neighbors they don’t care about the noise that comes out from their apartment. To many new neighbors smoke so much weed it’s actually gross. Dirty hallways.

The management needs to do their job and take it seriously. Because it’s easier to call 311 then getting anything fixed.

The only thing I appreciated about living in this building was my sweet, next door neighbors who were very kind to myself and my partner throughout such a rough living experience and dealing with management.
Cons:
This was probably one of the worst rental experiences I've ever had in my entire life. My partner and I dealt with terrible mold in our kitchen for a solid 8 months of living in this space for only a year. Management was unorganized, unresponsive, did not take any form of accountability for anything whatsoever, and then gaslit us at the end once they finally addressed the issue, making us pay for numerous months of not having a usable or safe kitchen to cook in. We wasted money, time, and our mental and physical health was greatly impacted as a result of their disregard for our lives. I would never, in a million years, recommend this building or management company (Phoenix Management 23 LLC, formerly known as Pistilli Realty Group) to anyone, or wish upon anyone else what we had to go through. Please do yourself a favor and never, EVER, rent from this company or from the landlord Michael Pistilli. Absolutely horrific experience and will never again be giving them my money for as long as I live.
Advice to owner:
You only have one, barely hands-on job, and it's to make sure the space your tenants live in is ACTUALLY LIVABLE. You were unable to provide the bare minimum for myself and my partner, and I'm assuming many others as well based on the reviews I've been reading. All I can say is that I believe things come back around, hope it doesn't hit you too hard when it does.

DO NOT RENT HERE! AWFUL NEIGHBORS, UNRESPONSIVE MANAGEMENT

-Terrible neighbor in 4L: DO NOT RENT APT 4R! Neighbor in 4L came out and drunkenly screamed at me and 4 of my friends that we "weren't allowed to have parties" before we even got to my door. We weren't even going to have a party, I just wanted them to see my cat before we left to hang out somewhere else. He then barged INTO MY APARTMENT and continued to scream, one of my friends had to chase him out. Management did nothing (and will continue not to), just told me that "he is crazy" and has been there for 15+ years so I "shouldn't worry about it". Horrid, invasive experience. He also is incredibly mean and blasts broadway music at random hours of the day.

-PISTILLI/PHEONIX REALTY NEVER ANSWERS PHONES, IGNORES EMAILS: We had a MASSIVE leak in the back of our apartment for 6 MONTHS. It destroyed our floor, my printer, and black mold was EVERYWHERE. They kept saying "someone was coming" and then gave me the runaround on whose responsibility it was. Incredibly rude when I literally begged them to come fix it, threatened to evict me when I tried to withhold rent, and sarcastically said that I should sue them "if it bothered me so much". I almost did, but at that point I was about to move out and was exhausted. You will be too if you move here. Please heed my warning. This isn't one of those reviews that you should ignore because every place has problems. This place is NOT. WORTH. IT.

Please for the love of god can you guys answer your fucking phone and email with any semblance of urgency? i had a leak in my roof for 6. months. This has been, by far, the worst experience I've had with property owners in NYC, and that's really saying something. Also

Awful landlords, inadequate heat, outdated wiring

The neighbors in this building, especially my immediate ones, were pretty great
Cons:
At closing, the landlord tried the strong-arm me into a rent that was $300 above what was initially agreed to. Throughout my many years in this building, there was barely any heat in the winter, requiring daily use of a space heater. The electrical wiring is so outdated that you cannot run two high– voltage appliances at the same time. For example, running the microwave and an iron at the same time would blow the fuses in the entire apartment. The landlords were generally on responsive to any concerns you voiced about your apartment or the property.
Advice to owner:
Treat tenants with the respect that they deserve and care about something other than your bottom line.

Building is only 7 stories which is great. I believe that all the apartments (studios and 1BR) are rent stabilized. Building has an elevator that is pretty reliable. Most tenants are older people and most of the building is studio apartments. For the most part tenants are respectful and quiet. The Super is usually very responsive.
Cons:
Some apartments have a small mice problem, but not all. Like most places in NYC, there may be some cockroaches, but nothing too bad. Wish the landlord were more responsive, but their office is accesible.
Advice to owner:
Property owner should be more accessible and conduct some beautification of the building.

rent-stabilized, less than two blocks from 2/5 line, elevator and laundry in the building
Cons:
management didn't put much effort into the appearance or interior or exterior of the property, dollar store curtains from like twenty years ago. When I asked if I could personally plant some bushes or flowers to do something to make the place look more welcoming I was told no. Super is difficult to reach as you have to go through management. There was a period before I left where there was no gas and it took them weeks to fix it so we were given hot plates (this was back in 2020).This occurred during a transfer to the current property managers.

Be responsive to tenant needs/concerns.

Lobby is kept clean, Intercom works.
Cons:
Packages are always stolen.
The Super is rude, never available during regular hours (8am-5pm) Always tries to "fix" things late at night 8pm- 11pm.
The management company Pistilli, is unprofessional. They do not listen to complaints or concerns of tenants.
12 units haven't had Gas for over 2 months. They harassed tenants without gas for calling 311 to report their negligence.
Advice to owner:
Listen to your tenants, Fix the gas and other issues, and don't send the super to harass them.
