Nice Area but not worth it

Pros:
This building is in an amazing area. Very close to grocery stores, restaurants, hospitals, trains, etc. I lived here for two years for that very reason
Cons:
Huge roaches, packages get stolen, and management is hard to reach even though they are located in the basement of the building. Also, I understand that they price for the area/neighborhood but it’s too old and not maintained well enough to be worth it. I also had a ton of black mold growing in my bathroom while living there due to lack of proper ventilation.

Pros:
Good water pressure. Good location.
Cons:
We were clean and still had mice and roaches. Uncontrollable heat. Super was unable to communicate. Bathroom ceiling had a leak and developed mold; their solution was not to treat the mold but to paint over it. Landlord insists that you deliver rent in checks, which he then loses, and accuses you of not paying rent. This happened to us multiple times. The cherry on top? Landlord tried to STEAL our security deposit. When we moved out, he ghosted us and wouldn’t return any phone calls. We filed a report with the DA’s office, and a few months later, received a racial slur-laden phone call from him telling us to retract it. We did not retract it, but we did shortly after get our deposit back. Do not live here at all costs.

Management is alright, but hard to get ahold of.

Pros:
Hallways were kept clean, there’s good soundproofing in the building (barely heard ceiling noise or neighbor noise)
Cons:
Management is extremely hard to get in contact with, the landlord is old and often confused about what issues you’re having even after repeated attempts to contact. We also had multiple plumbing issues because of the age of the pipes and the landlord’s refusal to update them.
*EDIT: one of my roommates has still not received their deposit back 6 months after we moved out, after relentless calling the landlord kept saying he would put the deposit in the mail but never did. Our only option at this point is to pursue legal action.
Advice to owner:
Be more aware of the tenants.

Decent Building, Horrible property owner

Pros:
Rent was affordable for the apartment space. Good location to Subway and other transportation.
Cons:
Extremely noisy block as it's right across from a bus stop. Landlord was extremely unresponsive and ignored repeated attempts to recover security deposit.
Advice to owner:
Do a better job at respecting your tenants.

It’s truly just fine

Pros:
It was usually quiet, the staircase was clean, pests were rare, and the location was convenient and safe.
Cons:
The landlord was very unresponsive. He never answered texts and didn’t really answer calls with any regularity. A bird died in the net of the internal courtyard and the building management kept it there for months.
Advice to owner:
Be more responsive!

Would not recommend this building or management

Pros:
The layout of the apartment was great. Bedrooms on opposite sides with an open corner kitchen that opened up into the living room.
Cons:
The management company was awful. Rent was outrageous for a 4th floor walk up. I had to file in small claims court to get the security deposit back. They also never answered the phone. Were unresponsive. Cashed rent checks at random.
Advice to owner:
Answer your phone/return calls.
When the heat cuts out in winter, fix it and communicate with the building tenants.
Provide security deposits in a timely manner.
Actually fix things and not just throw paint on it.
