Adjacent to a firehouse

The WORST Building and Property Managers/Landlord!!!

The Super and his team. That's it. Literally nothing else. Maybe access to the trains, but the building is a DUMP.
Cons:
EVERYTHING!! It's DISGUSTING! The property manager, Alex Salamea, DOES NOT RESPOND OR HELP YOU! Him and the landlord/owner Michael Alexander are greedy slumlords who will try to take your money and take you to court despite your legal right to withhold rent until they respond and fix things. But they don't even respond, so how can they even get to the point of fixing anything? Everything is disgustingly dirty, broken, moldy, falling apart, and just awful awful awful. It's practically tenant abuse and they know they can get away with leaving people who have no other option to rot.
Advice to owner:
sell the property to someone who will take care of the building and its tenants. You do not deserve it!

Laundry in basement, unit is big and reasonably priced, dishwasher, close to subway, close to things to do.
Cons:
Laundry in unit would’ve been perfect, some of the neighbors can be a little loud but that’s just NYC.

Quiet area, close to transportation
Cons:
Management company is not responsive. Do yourself a favor and Google them before considering this place. The building is mostly quiet depending on who you live next to, but some neighbors can be a nuisance and management doesn’t do much about it. The super does the bare minimum and has to contact management so they can send someone out to repair things.

I didn’t have pests in my apartment, but others did. You’ll occasionally see roaches in the lobby or laundry room. The elevator and front door lock break often, and heat in the winter is hit or miss. There’s also a high turnover since people move out frequently.

Apartments on the higher floors, especially in the front, have recurring leaks that they just paint over, so inspect carefully. A lot of issues aren’t disclosed upfront.

Before I left, there were also signs of possible squatters on certain floors. People would quietly go in and out of an apartment very early in the morning that was supposed to be vacant and had no furniture. They carried book bags as if they were just coming to shower and leave. Never saw them regularly in the building otherwise.

Overall, it’s okay for temporary stay and not long term. You’ll grow frustrated with the lack of communication with management and the constant broken elevator and lock in the front door which is a huge safety risk.

As for your security deposit, you’re practically begging for your money back. I was very close to taking them to court. No one is ever available in person at the management office and they randomly change the times of their operating hours.
Advice to owner:
Answer the phone! Return tenants deposit on time! Show up the building and do better. Fast to take rent but never can reply. Unprofessionalism at its finest

It's fairly decent.

Pros:
Most of the other tenants are respectful and keep to themselves. It's fairly clean and pest control comes by start of every month for those who need it. Apartment walls, floors, and appliances are in above average condition. Some have in-unit laundry. Quieter than average in building and area.
Cons:
Super can be tricky to get a hold of. Heat can be middling. Bed bugs within the last 3-5 years. Management won't negotiate rent prices. Natural light is poor in winter.

Has potential to be better if tenants cared

Pros:
Close to transportation, parks, supermarkets anything you can think of. Friendly and attentive super. Super and his team work very hard to maintain this building clean with their limited resources
Cons:
No Heat! Rodent issues and Tenants don’t treat this building with respect often destroying the supers work. I am moving out due to bedbugs. People leave their unprotected mattresses, couches and furniture in the main hallway! Bathroom and room next to bathroom has mold

Make yourself available- unable to reach management. No one answers and seems like their office is not longer open. Can’t leave an email either.

Noise, water issues, unresponsive super

It’s rent stabilized. That’s about the only pro.
Cons:
I’ve had lots of issues during my time living here. The super and management are very unresponsive and don't follow through on maintenance requests. It’s extremely loud. Music playing throughout building including from the super. There is also a daycare on the first floor so that’s pretty noisy too. There have been constant plumbing issues. Water gets shut off randomly with no communication. Pest issues (mice, roaches, etc.)
Property manager Alex Salamea and Langsam Property are the worst property managers I’ve ever dealt with. Rude, unresponsive, and don’t acknowledge or assist with issues. Stay far away!

Awful disgusting building

The super and his staff are amazing! Carlos and team do everything in their power to make it was easy as possible. They are so over-worked but they work so hard and are so nice.
Cons:
The landlord and the property manager are f***ing AWFUL! No responses, no safety, no care at all. I hope Langsam Properties burns to the ground. This building is SO dirty, it stinks so bad, they ignore their tenants, and they are awful. They try to do illegal stuff like raise the rent insanely for rent-stabilized units, thinking that their tenants don’t know better. They ignore you, they won’t help. The cameras have been broken for years and they refuse to fix it even though we get our packages stolen daily. The property manager is supposed to get us connected to the building buzzer and still hasn’t after a month. Matter of fact, I still haven’t heard from the property manager, landlord or anybody. The super carries this building on his back but he is overworked and under appreciated by this property team. I wish them nothing but the worst. They are just money hungry, stereotypical, disgusting landlords here.

its quiet and some of the tenants have lived there for many years.
Cons:
the Landlord/Management company is notorious for never answering phone or emails.
slow at doing repairs! Everyone is attentive if you withhold any MONEY! which is sad. if you like heat and hot water RUN. Also super can be rude. You have to interact with tenants, so great people skills are essential. They keep deposits often take photos of apt if you move in!
Advice to owner:
if you want less 311 calls and complaints make sure water is hot at all times and hire supers who have proper etiquette

Awful new building owners/management and unresponsive super

3 minutes from the subway stop, elevator, laundry in-unit and in-building

The new building owners/management were behind in sending out lease renewals. They took over the building in March and our lease was up for renewal at the end of July. They didn’t get us our lease renewal until the second week of July. I had emailed the new property manager back in May asking about it. It’s not our fault that they were behind. They would only allow the two tenants staying in the apartment to have their names on the lease (two others moved out). We asked what their policy is for subletting (the other two rooms out of four) and they said they don’t allow it. Under the law if they follow the proper procedures, like sending in the info by notarized mail 30 days before and they qualify financially, then legally the landlord has no basis for denying the tenant the ability to sublet. We basically got forced out because how are two people going to be paying rent for an apartment meant for four people? One roommate sent in her last three months of rent using a money order since she was having trouble with her bank account. When we moved out they refused to look into their records of receiving a money order and they never gave us back any of our security deposit even the amount leftover if you were to deduct the rent they said wasn’t paid. When trying to get things fixed in the building or even when you were able to set a time for the super to come it was rare that it happened when they actually said it would happen.
Advice to owner:
Don’t push people out of a lease or refuse to sublease, that’s illegal. Get a lease renewal to people earlier than 20 days before the lease is up.

Building Is Great BUT Property Owner is Not Good and Superintendent is Lazy

The building all in all is pretty nice. Elevator doesn't go out too often and everything pretty swift like almost any other building BUT the cons outweigh the pro's for anyone looking to move here. Just Don't, after a month or two they will treat you like everyone else.
Cons:
There is NO WAY to get in contact with the property manager or anyone to report the property manager to.
The Phone number provided is NEVER answered and IF SO ON A RARE OCCURANCE you will be routed to a Voice mail. Then they will stop answering your calls once they know your number. EMAIL is also a game of chess as they answer on their time with annoyance.
If Langsam Property doesn't have the ability to maintain tenants needs they they need to be replaced by a better company.
Alex Salamea is not capable of handling this building at the sakes of tenants health and issues.
Wilson the superintendent has an English language barrier that is nearly impossible to deal with and constantly finds excuses to not make repairs.

Violate Disability Rights, violate NYC and NYS Tenants Rights, Rodent Infestation and Roaches, Heat issues, Window issues, Super doesn’t Do proper Job, Denied Handicap accessibility and accommodations, violates lease Agreement, Small laundry Room took away Cash option with Garbage Machines. Roof garden/Courtyard Access denied, no gate to protect children, Laundryroom bathroom closed to tenants, multiple repair issues denied, leaking Roofs, Windows not insolated/Drafty and Broken/non-functional, denied storage Closet, Bike storage, community Room, Workout Room, Recreation room Pool and parking as per lease and amenities and much much more (UPDATED 2024)

Make repairs, Special accommodations, follow tenant laws and rights.

The apartment unit was big with lots of windows and high ceilings. Garbage shoot on every floor.
Cons:
Bed bugs! Building was unsafe as people on the street just wander in. There are rats everywhere. In the wall, ceiling, basement. I couldn't go downstairs for recycling because it was infested with rats. Clearly a slum building and not taken care of.

take care of your tenants.

Generally speaking, the other tenants were kind people. With one major exception, but sometimes that can’t be helped. Location was seriously amazing, and I was on the 5th floor, so the roof access was everything. The apartment itself was sun-drenched and spacious, although in desperate need of a facelift.
Cons:
Rats. Let’s just start there. I had them in my ceiling and crawling around in my kitchen regularly. Landlords took 3 months to deal with it, after telling me they didn’t believe me, then threatened me when I called 311. Ultimately they just sent someone to fill a hole in the plaster wall behind my kitchen cabinets (which were falling off the wall), and I still saw rats in/around the building regularly. Garbage management was TERRIBLE. Most of the time there were massive piles of trash inside the building and it STANK in the summer. So many roaches and flies. Radiators barely came on and spewed hot water everywhere when they did. Hot water anywhere else, however, was a rare treat. I would’ve stayed but they neglected the building and my unit to a point where I couldn’t sleep. Every tiny noise at night woke me up because I was afraid it was another rat. I did everything I could to keep that apartment clean and pest free. Never got my security deposit back.

Pros:
Close to trains and buses.
Plenty of grocery stores and bodegas in the area.
Plenty of restaurants and bars in the area.
Cons:
Constant malfunctions of appliances in the apartment. The washing machines won’t last more than 4 months before having an issue. The dishwasher doesn’t fully clean dishes and the light fixtures in the ceiling are very fragile.

The super is the WORSE with getting a response from. You text/call him multiple times a day and won’t get a response till next week, if that and will have to reach out to the renal company to let them know what needs to be repaired THEN let them know that the super is being irresponsive.

Even if there is a repair in a timely manner, a lot of it is patch work that gets done too quickly only for the appliance to break down again a few weeks or months later or wall/ceiling damage cause of a leak that is constantly overlooked.

Some good neighbors, some not so good neighbors. Be warned, if you are in a unit where you have neighbors that have little kids that live above you, be prepared to have to wear headphones constantly. Experience for about 3 years, constant noise of the neighbors above me with little kids running all over the place and anytime during the day and even several late nights. And when that wasn’t happening constant heavy objects being thrown to the floor, including barbel weights. Made constant complaints to management about it only for them to say they’ll make a call to the tenants but nothing ever changed.

Management does little to nothing when you have an issue whether it being neighbor related with another tenant in the building or the super taking their sweet time to respond.
Advice to owner:
Get the building fixed.
