Summarized from anonymous rental reviews on openigloo.
Recent tenant feedback on Michael Garcia's managed properties reveals a mixed experience. Many buildings are noted for clean common areas and some well-maintained units, with superintendents often praised for helpfulness. However, responsiveness from ownership is inconsistent; some tenants cite slow or absent communication especially about urgent repairs. Pest issues, including rodents and roaches, are recurrent concerns, with pest control efforts occasionally ineffective. Safety problems and neighborhood noise also affect the living experience negatively. Heating and elevator maintenance vary widely, sometimes leading to discomfort. Overall, management could improve by enhancing communication, addressing pest and maintenance problems promptly, and increasing building security measures.

Nice people live in this building
Former Tenant
Pros:
Responsive friendly, super. Locked package room
Cons:
In a 6 floor building that has a lot of elderly people as residents, the elevator has been broken for 3 months with no obvious effort to fix it. Have been security issues in the past, like package room being broken into, as well as a non-resident in the building soliciting money.

Great super, amazing process, lots of light, pleasant tree lined Brooklyn view. 3-minute walk from the AC

nasty building on a dangerous block
Former Tenant
Pros:
not much to like
Cons:
management will nickel and dime you. roaches everywhere in the apartments and in the hallways and lobby. half of the neighbors are just quiet elderly people, the other half are thieves and dealers. yes people will be smoking crack next door and you will smell it. yes your packages will go missing.

Bed Stuy 1bedroom
Former Tenant
Pros:
Neighbors are respectful. Super is a great guy with a cute dog. The one issue I had with a leaking pipe from the above neighbor was fully addressed and the ceiling fixed and repainted within a few hours.
Cons:
They control heat and my unit gets HOT. No advanced intercom… just buzzer and buzz. No laundry (there is a place 1/2 block north tho).
Advice to owner:
N/A. We never have a reason to deal with each other, which is great..

So noisy at this building!
Former Tenant
Pros:
Rent prices were fair and super was live-in which helped. Management was pretty fast to respond via email and in the app.
Cons:
The building was noisy inside and out - no sound proofing from noise in the hallways & entryway. Packages were consistently stolen & management didn't seem to address. The neighborhood was not very safe and there were frequently people drugged out walking around the building.
Advice to owner:
Increase your safety mesaures

New renovated apartment was beautiful but landlords ignore tenants
Former Tenant
Pros:
Great apartment with a really nice kitchen and bathroom, it was brand new when I moved in
Cons:
The landlord had his phone disconnect so whenever you called him it would just ring off the hook. He never once answered.
Advice to owner:
Pick up the damn phone

Selective maintenance and remodeling upgrades
Former Tenant
Pros:
Nice area apartments are not all upgraded some still is stuck in the 1980’s early 90’s
Cons:
apartments are not all upgraded some still is stuck in the 1980’s early 90’s landlord just collects rent but don’t care to do Aprtments upgrades. There a lot of tenant that move out often because u units are not upgrades for the high price they ask for in rent
Advice to owner:
Maintaining property by upgrading units is a way to keep tenant happy long term.

Clean, well-renovated apartments, but not without issues.
Former Tenant
Pros:
The building was extremely clean, no issues with pests whatsoever. The renovation done on our apartment was legitimately well done for the most part and nothing felt cheap.
Cons:
Neighbors were noisy and disrespectful at times, throwing trash, crab legs, in the stairwell. Blasting music at night. There was a pretty bad issue with packages getting stolen. Management said they were installing cameras but never did. Also, there was a consistent issue with the heat. Sometimes the radiators worked. Other times, they would only turn on once every few hours, leaving the apartment frigid and forcing you to use electric heaters that are both more dangerous and expensive.
Advice to owner:
Fix the heating issue!
