Review Summary for Aya Bsd Renoir LLC
Summarized from anonymous rental reviews on openigloo.
Tenant reviews for buildings managed by AYA BSD Renoir LLC reflect a mix of experiences, with a recurring theme of management challenges. While building staff, including doormen and porters, are consistently praised for their friendliness and helpfulness, the management's responsiveness is often rated poorly, with several tenants reporting slow or dismissive communication. Persistent issues with pest infestations (mice and cockroaches), heating and air conditioning failures, and ongoing construction disruptions are frequently highlighted. Despite good locations and some well-sized apartments, tenants express frustration over maintenance delays and inadequate pest control measures. The management's difficulty in addressing these core concerns impacts tenant satisfaction significantly.

Believe the reviews
Former Tenant
Pros:
The building staff are fantastic. The doormen and porters are incredibly kind and helpful and make a real effort to know the residents.
Cons:
Constant and ongoing construction as the new owners are converting all studios to one bedrooms when they become available. There is a rodent problem and heat and air conditioning go out often because of pipes bursting. Management company is difficult to get ahold of.

poor management and staff!
Former Tenant
Pros:
great location that’s about it .
Cons:
service is horrendous! Once the management has an issue with you , the tenant’s guest pays the penalty by being ill treated . Tenant’s guests are asked to wait in the freezing cold outside of the premises until tenant comes down and gets them .
Advice to owner:
treat people how you would like to be treated .

INFESTED WITH MICE
Former Tenant
Pros:
Nothing at all
Cons:
I am deeply disappointed and disgusted with my experience living at Renoir House. What should have been a comfortable home has turned into a nightmare due to a severe mice infestation that the building management has failed to address adequately.

From the moment we discovered the mice, we reached out to the building manager and superintendent for assistance. Unfortunately, their response has been shockingly negligent. Despite our repeated pleas for help, they provided us with a mere 10 sticky traps and nothing else. This paltry attempt at pest control is completely ineffective and shows a blatant disregard for the health and safety of the tenants.

The infestation has forced us to make significant sacrifices. We have had to get rid of our couch, bed, and over half of our clothes due to contamination by the mice. This is not only an inconvenience but also a major financial burden. Moreover, living in constant fear of encountering mice in our own home is distressing and unacceptable.

We reported the situation to 311 in NYC, hoping for some intervention, but the building management continues to do nothing. Their inaction is appalling and highlights a complete lack of responsibility towards their tenants’ well-being.

If you are considering renting at Renoir House, I strongly urge you to think twice. The management’s negligence in addressing such a serious issue is inexcusable. Do not put yourself through the misery and health risks we have endured. Look elsewhere for a place to call home, where your safety and comfort are actually prioritized.
Advice to owner:
Answer concerns, address pest problems.

Renoir House is a home
Former Tenant
Pros:
Very responsive building management
Laundry in building
Rooftop amenity is the best
The size & layout of the apartment are ideal
Cons:
Building was hooked up to a generator for the first 8 months
The door was busted due to the same fire
The noise levels are insane
Advice to owner:
Disclose building history with fires

Horrible management, ok apartments
Former Tenant
Pros:
- Nice doormen + staff
- Good location
- Decent sized apartments
Cons:
- no thermostat for temperature control – in the winter it flucuates from sauna-like to freezing.
- GOD AWFUL management. Lived here 6 months and managers changed just as many times. Constantly had to follow up about issues in my apartment even after they said they would return my call/circle back etc. Same issues kept cropping up but management was too inept to resolve them. no communication from management about repair works until they were happening/the day before.
- there is constant repair work going on and tbh the building is in terrible condition.
- ongoing pest problem - roaches + mice
Advice to owner:
get better management and fix this goddam building properly for once instead of trying to cut corners.

Good location, bad management
Former Tenant
Pros:
The location is great. Convenient to get anywhere and lots of restaurants, grocery stores, convenience stores, etc. very close. The amenities are nice, doormen are great. Apartment sizes are pretty good.
Cons:
Management is very slow to respond/unresponsive. It takes several emails/showing up to the leasing office to get a legit response. There is a bug problem that they keep saying they're addressing but has not gotten better. If you live on a low floor, there is a lot of street noise because 63rd street is right off the bridge. Between first year living there and second year living there, our rent went up $1k.

Greystar is a Negligent Landlord
Former Tenant
Pros:
Building staff/doormen are very nice
Cons:
Constant heat outages during the winter time. Cockroach and rodent infestation in the building. Constant flooding issues in people's apartments.
Advice to owner:
Fix the building's plumbing so that you don't have constant heat and A/C outages. The landlord, Greystar, knows that the building's plumbing is deficient, but refuses to fix it. As a result, there are constant heat and A/C outages - at least once a month.

Fire. Flooding. Mice. Cockroaches. No A/C.
Former Tenant
Pros:
There is literally nothing good to say about this building. It is falling apart and is unsafe.
Cons:
The Renoir House had a massive fire in October 2021. The building has also had constant issues with flooding in people’s apartments and A/C breakdowns during the summer. The building also has a cockroach infestation and mice. Despite all of these problems, the landlord Greystar thought it was appropriate to raise residents’ rent by over $1000+ per month on lease renewals.
Advice to owner:
Give residents a rent discount for the horrors that they have been put through as residents of the Renoir House (fire, flooding, constant A/C breakdowns). The landlord Greystar is a greedy slumlord and is negligent about basic maintenance repairs. Greystar takes advantage of people because they know they can get away with it.

Lovely upper East side building
Former Tenant
Pros:
Great location!!! Big rooms
Cons:
Very loud area.

Non luxury, luxury building
Former Tenant
Pros:
Great doormen, mostly renovated units, nice roof
Cons:
Falls short in a few areas—gym needs an update, roof needs new furniture, pest control, noise levels
Advice to owner:
Few small improvements could make this feel like a “luxury” building. Put the amenity fee to use.

Decent place to live
Former Tenant
Pros:
Apartments are really great. More or less everything is good quality. Floor plans are awesome and spacious and there is a lot of built in storage. Great rooftop. Building is clean and staff are friendly. Very quiet apartments.
Cons:
Bathrooms in all apts are small. Common areas look a bit dated, although not at all worn down. Laundry room is slightly too small for the building, so difficult to do laundry at some times. Gym is tiny. Building uses water to heat and cool the radiators so cooling is only available from June through September.
Advice to owner:
Build out gym. Do something about the heating/cooling situations. Refurbish common areas so they look more inviting.

staff are great, bad management
Former Tenant
Pros:
The staff, doormen, and super are wonderful, friendly, and extremely responsive
Cons:
The management company and the leasing office are bad. The A/C never works in the summer (this has been an unresolved problem for years). The people working for the management is constantly changing and they are unable to help with basic problems.
Advice to owner:
Fix the a/c and hire a more competent management company who will respond to tenant concerns
