Run Down Building

Pros:
Good location for the rent
Cons:
Roaches
Neighbors smoke in hallways
Many infrastructure issues (leaking ceilings, things breaking constantly)
Heat is insane in the winter and you have to pay for it (expensive addition to rent)

Pros:
Nice tenants and community, great location. Remodeled units are nice.
Cons:
Some issues with water leaking from ceiling (management fixed quickly), many residents smoke in hallways, some minor pest issues, exterminator's monthly visits keep in check.

TBH a really good find in Park Slope

Pros:
Lived here for two years in 2F. Neighbors were super kind. Management is fine - normal NY landlords. Amazing deal for the location.
Cons:
You pay for heat but can't control it, so the bill can be pretty high in the winter ($200 ish per month).

Cons:
Do you like to play $90,00 + a month for water without ever seeing a bill? I’f so, live here. You even get to pay yearly boiler insurance for a crap boiler in your own apartment that breaks down all the time leaving you without heat or hot water. You like mice. - we got them too!

Stop ripping off your tenants

Mostly good, some bad

Pros:
The communal courtyard is really nice, and some distance from the street means it's often pretty quiet. All the tenants are super friendly.
Cons:
There's no buzzer for the front door, which means you have to walk all the way down to let people in. Everything is a few blocks away, not much really close. Laundromat, subway, grocery store, parks are all a couple blocks at least. The only thermostat for our apartment was in our upstairs neighbor's unit so if we were cold and they weren't home, we were out of luck. It's also impossible to get in contact with the building owner, you're forced to go through a management company with some VERY rude employees.
Advice to owner:
Get a buzzer for the front door and quit charging obsene rents for illegal basement dwellings

Decent place, bad management

Pros:
No bugs, great neighborhood.
Cons:
Shower door shattered in the middle of the night. It took 3+ weeks for someone to remove it and clean up the glass, during which I tip toed around tiny glass shards on the shower floor. When they finally replaced the door, it was the wrong size for the shower.

Construction for months each morning at 7 am.

Great location but major management issues

Pros:
Location near trains and bodegas, windows in every room of most units, some really lovely tenants, allows pets, lots of outlets, no pest issues
Cons:
Packages stolen often, some terribly rude tenants, dingy hallways and stairs, poor communication with tenants about work on the building (sometimes just an hour's notice if they need access to your apartment), often have heat and hot water trouble in the winter since each unit is responsible for their own boiler (made to pay a separate boiler maintenance contract on top of rent), water is not included (extra $80 a month on top of rent), out of date appliances, apartment was not cleaned before moving in
Advice to owner:
Please respond to your tenants when they have real concerns such as having no heat and hot water! Invest in long term solutions instead of cheap band-aid fixes (see cons list).

Decent Building

Pros:
Responsive enough management - not slumlords but also not going to go that far out of their way for you. Maintenance requests were usually resolved within a week. No bugs or rats.
Cons:
Some of the tenants like to party. Courtyard could be better kept. Buzzer didn't work.
Advice to owner:
building could be really special and cool if you upgrade it just a tiny bit and committed to better cleanliness of building common spaces
