Good starter apartment, otherwise move on

Pros:
Management is responsive. Close to subways. Spacious apartments
Cons:
Neighbors in building are loud. Building hallways are dirty. Leaky pipes. Unresponsive super. Extended periods with no hot water. Pests in hallways and in apartments. Pest control never shows up.

Pros:
Rent stabilized, live in super, heat/hot water included, options for internet/tv, close to multiple subway lines
Cons:
Cockroach infestation, rare mice sightings, unfished building repairs
Advice to owner:
Proper pest control.. better waste containment would go a long way to do so. Also, finish interior building repairs.. exposed wiring throughout is a safety hazard.

Close to laundromat, children's park and grocery store
Cons:
Lots of mice and cockroaches. I feel bad going to the kitchen.
People playing loud music in the street in the weekends and nights. It's very annoying in a street-facing apartment.
Advice to owner:
Get rid of pests.

Pros:
Fantastic neighborhood. Neighbors can be great. A lot of long time tenants so there can be a sense of community. Maintenance workers are responsive when they’re allowed to address requests however, management/super dictate which requests are answered. The renovated apartments are beautiful
Cons:
Renovated apartments are overpriced. Maintenance issues/safety concerns not addressed in a timely fashion or at all. Push to remove older tenants in order to renovate and up charge the rent to market price. Heat in the winter is inconsistent; boiler breaks frequently every year for over a decade. Heat in 50 degree nights but none during polar blasts…

NEVER LIVE IN A STELLAR MANAGEMENT RUN BUILDING

Pros:
Well located between subway lines. Convenient. Great neighborhood, love the other business' in the area, I would just find someone else to rent from. I cannot stress this enough. They are not good people and while it's a livable space for now, its no thanks to them and it is not worth the price or the drama of their ineffective "maintenance".
Cons:
Management does NOT respond. I had sewage leaking from my ceiling that took a week and a half to get repaired after the super berated me for calling him at all, cigarette smoke floods the apartment daily (its supposed to be a non smoking building), the same super left (mid pandemic lock down) on "vacation" for a month and left a number that was disconnected as his "cover" for the duration, water is turned off without notice at least four times this year, hot water turned off without notice regularly, strange workmen were on my fire escape without notice in September (I had to threaten to call the cops just to get management on the phone). Zero pest control. You are at the mercy of your neighbors cleanliness. They treat the building like they don't know people live there. No capacity to negotiate or lower rent due to covid, even though I have always paid in full and on time and lost my job due to the pandemic. No change in sanitation procedures for the building. Super and staff do NOT wear masks or gloves unless you demand it when they enter your unit and even then they will take them off to speak, wipe their face, because it's "too hot", super flashed me once out of anger, I believe he was drunk. All of this was reported to management to complete silence. There is a strange man who doesn't speak but always sleeps in the stair well between the 2nd and 3rd floor. Management has been made aware and does nothing. The building is holding up fine for having little to no maintenance or care put into it but I would NEVER rent from this management company again. Ever. I don't know how to stress this enough. I got called a liar when I told them there was poop leaking from my ceiling and had to file a formal complaint with the city (full inspection and photo evidence) to get management to even respond to my claims (turns out I wasn't lying, the upstairs neighbors attempted to install a bidet). No fire alarms or sprinkler system to speak of in the hallway or shared spaced. Even with the locked door, almost all of my mail is stolen. I have it forwarded to my work since either the thieves are tenants or the mail room code has been given out to enough strangers that it is deemed useless. My log in info on their website works when Im signing on under "pay a bill" but not when signing on (using the same information) to "schedule maintenance". If that's not suspect, I don't know what is.
Advice to owner:
COMMUNICATE!!!!!!!!!!!! respond to tenants via email, voicemail and instagram message. Find a new Super, Angel is a health risk by his own behavior during the Pandemic as well as being ineffective at his job, like when he leaves on vacation for weeks at a time. Like I stated above, he has not only refused to do his job but also been completely inappropriate with my by flashing me, which I should've called the police about in all honesty. He should've been fired ages ago based on that alone and continuing to hire him as a LIVE IN super is incredibly dismissive of my safety and my health as well as that of every other tenant. Please hire someone willing to work.
