Nice for the price

Pros:
Close to subway line, vibrant community, good neighbors, laundry in unit, good size apts for price
Cons:
Heat is not strong, if you live on the apts on street it can get very cold, pests problem in the kitchen and bathroom even when you clean consistently, slow responses to no urgent matters
07/2025 update: pests are an extreme problem and management will not respond to the problems all they did was bring someone in to spray the floors creating a lemony poison smell in the apartment and we saw an increase in bugs since then
Recommend you look elsewhere in the area

Follow up on maintenance requests on a more timely manner and fix your pest situation most likely the building is infested

Super is not responsive at all, when I first moved in it took the super/owner a month to replace a major appliance that didn’t work, loud on weekends, building has a roach problem

The location is pretty good, and there’s little noise.
Cons:
The management (super, owner, etc.) is all completely unresponsive to complaints. It is impossible to predict when or even if anything will get fixed regardless of urgency.

When we first began our lease, a couple of our ceiling lights went out, and they aren’t normal lightbulbs that are easy to replace. We submitted a request and they took a week to come. Our super did not contact us to schedule a time that worked for us, rather, maintenance people simply came to our door at a random time in the middle of the day. Luckily, my partner works from home so he was able to let them in. The maintenance people offered no identification and were quite rude when my partner tried to ascertain who they were. They installed replacement lights, but they have since gone out within three months. This was for a minor repair.

We have also had a huge ceiling leak since early November that has since spread between our bathroom and kitchen. We immediately put in a maintenance request, but no one has ever responded or contacted us. The leak has only gotten worse. We sent direct emails to the super, then the owner, still with no response. There is plaster coming off the ceiling and falling on our floor. Clearly this request is more urgent than the lights, many of which have gone out in the meantime. None of our requests are being answered and we have had to make a Housing Dept. complaint.
Advice to owner:
Take care of your building and respond to your tenants’ urgent concerns!

Hot and Loud

Shelf dishwasher
Closet space is good for size
Cons:
Heat is uncontrolled and way too hot for higher temp days.
Common areas have bulk trash in them for months on end (couches, appliances etc.)
No package security system whatsoever.
Public concerts on Frederick Douglass Blvd in the summer that go till 9 pm or later that are very loud.

Perfect for Working or Students

Pros:
Great location, lots of amenities in the apartment, responsive management, handy super. Overall my application and lease process were extremely quick, clear, and simple. Was very stressed about moving and the whole process but their Leasing Team did a great job explaining everything and working with me.
Cons:
The water pressure on the fifth floor is a little weak. I thought something was broken, but apparently its the area, all buildings have weak pressure. Wouldn’t recommend for someone that high water pressure is a priority.
Advice to owner:
Try working with the city on water pressure. Additionally maybe include promo for students?

No elevator to this building.

Pros:
The service provided by management company and the building supervisor was great. Helped us out with getting the apartment even before we moved to New York.
Cons:
It’s a walk up, which might prove troublesome for some people. Package receiving can be improved, as they sometimes were left outside the secure door, which makes them accessible to everyone.
Advice to owner:
Keep up the support for international students to get an apartment..
