What a mess.

Pros:
Super was really nice.
The overall unit was spacious and had multiple bathrooms.
Elevator is nice to have for high floor units
Used to be beautiful in its heyday when it was owned by attentive management. Guts of building are gorgeous but very neglected
Cons:
Sketchy landlords. Rebranded under a new name to obfuscate.
Shoddy contracting work. Unfinished floors, sloped counters, one of the repair people stole our router prior to move in
Landlord tries to dodge and get out of sending security deposits back to you unless you chase aggressively
Stabilized but they will harass you while you are there
Mice and rats EVERYWHERE
Neglected trash chute
Filthy floors because they are unfinished
My bedroom ceiling literally started falling on top of me
Room heat was like the surface of the sun and no control over heat any time of year.
Advice to owner:
Do the rest of us a favor and change careers.

The building does not have a proper communication system. We need to hear directly from management when the exterminator is coming and how to contact if we have issues. I hate the stairs going to the trash - they feel dangerous. My apartment was clearly flipped from the last tenants and the construction is shoddy at best - I have mismatching kitchen tiles, my kitchen island is not properly installed, the kitchen counters were not properly installed so there is about a 1.5" gap between the wall and the counters

Unresponsive doesn’t behind to describe how unreachable this landlord is. 0 concern for tenants. I found black mold in my unit shortly after signing the lease before I moved in. Have heard nothing back from the landlord.

Be responsive to tenants

Lived there for four years and went through some good and not so good periods of supers and trash management issues, but the last two years were wonderful. Great super, always responsive, and friendly neighbors!
Cons:
No storage for bicycles.
Advice to owner:
Put laundry in the basement!

Poor water quality (several tenants had positive lead tests), maintenance is hard to get ahold of, management is cheap about fixes and maintenance, strange smells in lobby and units, occasional pest problems

Very conveniently located near the B and Q trains
Quiet building, no riff raff.
Super is a nice guy and lives in building.

Apartment updates, renovations as old families move out
Cons:
halls and trash rooms only moderately well maintained. Building refuses to do work to the trash rooms to secure from bugs.

Bedbugs in building!! Building management turns a blind eye and refuses to treat. Annual bedbug filing notice on lobby wall is 4 years old, refuses to post current version despite repeated requests.

Building management refuses to comply with certain recycling requirements and does not compost. After a year of requests to install compost bins, they put one out but they don’t actually use it. Anything that goes into it just gets thrown with the trash.

Building management largely unresponsive to email.
They are also cheap cheap cheap.
Advice to owner:
Replace current property manager with someone responsive, understands the job and gets things done.

Could be a lot better. SMRC is shameful

Pros:
The building itself is fine. Neighbors are all friendly and welcoming, and it's a pretty quiet building inside (not a lot of noise from neighbors) as well as outside, it's a quiet location on the corner of Underhill.
The super is kind and attentive. He does a good job maintaining the building.
Cons:
SMRC as a management company has been pitiful-- they are slow to respond, and often their responses aren't helpful (and sometimes just plain dismissive). It takes a while for issues to be addressed, if they are addressed at all. We have had minimal issues with roaches, after some pest control we did ourselves, but one pretty bad mouse problem. Management took a week or so to arrange for an exterminator to come by, they plugged up a hole behind the oven and put down a couple of traps. This was like slapping a band-aid on a bullet hole-- we had reported catching 7 (!!) mice in less than 24 hours in our kitchen. After a month or two we started seeing mice again, and again an exterminator was sent but it didn't really help. This was about a month before our lease was up so we gave up on using the kitchen pretty much entirely for the last few weeks we lived here because the mice were out of control.

At one point our refrigerator broke and it took about 6 weeks for SMRC to have it replaced. They were terrible at communicating with us about delivery dates/times, and after 4 weeks finally got a refrigerator delivered and it was the wrong size. It had to be returned and we had to wait another 2 weeks for the correct one to be delivered. In the delivery process, the walls by our front door were banged up (holes and scratches) and this was not addressed at all. Thankfully we had documentation and were not held accountable for this damage ourselves.
It took several months for our security deposit to be returned.

Our unit was on the ground floor and didn't get any sunlight due to the tall buildings on either side. In the winter, the heat was not very strong and it was often very cold in the apartment.
Advice to owner:
At least pretend like you care about the residents in your buildings

Our unit is a good size for a 1 bedroom
Cons:
Literally everything else. The building is not well maintained from basic cleaning to elevators. The elevators look like something out of a horror movie. There was an exterminator that came once upon a time, inconsistently, but now it doesn’t come at all. If you have any issues in your apartment, management is not responsive at all. It’s like pulling teeth to get them to come and fix any issues.
Advice to owner:
Actually take care of people that pay you rent!!!

Mice alert - little help from landlord

The neighbors were great and location is phenomenal
Cons:
We discovered mice in our apartment and landlord took forever to send in anyone to examine. Sent in a the Super who wasn’t helpful and exterminator (who just dropped poison didn’t plug holes) and a contractor who tried to plug holes. After, the mice still were coming in, the landlord was unresponsive and unhelpful resolving.

Also our radiator was leaking significantly (created a 2-3 inch puddle across entire living room one night) and the Super took days to come fix so we were without heat (or it would leak). He tried to fix it on 3 separate occasions (each one promising it was fixed) and failed each time. We had to wrap it in towels and put a pan underneath the leaks for the rest of winter.

It's spacious, but it's like living in a large prison. What's the benefit of space when you have people skating, smashing, stomping, rolling, running, jumping, and jackhammering above you 24/7? Even prison is better because you have someone to complain to which leads to an investigation—here it leads to talking to the walls, the same walls that you can hear your neighbors yelling through.
Cons:
You will need to puncture your eardrums in order to deafen yourself, so that you can possibly get a wink of sleep. It won't stop you from feeling the vibrations of bass music and banging, but you'll at least not hear it. I cannot even express the torture I've gone through to try and live a normal life in this endlessly noisy setting. Please don't just move in based on space or looks. The noise is torturous!
Advice to owner:
They won't listen anyway so I'll save my fingers from more typing.

Awful Building Decent Neighbors

Neighbors are nice and generally helpful
Cons:
The landlords never gave us a copy of our lease or ANY contact information, even the super downstairs has no way to contact management!

Our stove/oven has been out of commission for 7 MONTHS, because nobody bothered to finish installing it! When we moved it, we were promised it would be finished within a week.

The heat is barely on, to the point where we've had a glass of water left on the windowsill freeze overnight.

The elevator intermittently just stops working for days at a time.

There's a serious pest problem.
Advice to owner:
What I want to suggest the owners do at this point would constitute harassment if put in writing.

- Packages are often stolen (likely because people are always coming in and out of the building)
