LACK OF SECURITY.
Advice to owner:
INSTALL SECURITY GATE AT ENTRY TO STOOP WHICH IS HIDDEN FROM STREET. TENANTS ARE INTIMIDATED BY HOMELESS MAN WHO HAS HIT AND SPAT IN THEIR FACES WHEN THEY ENTER OR LEAFE THE BLBD.

Marketed as a 2 bedroom when it’s a legal one bedroom, rooftop next to bedroom with window throws loud parties every weekend, displaced people on the stoop 24/7 (not an exaggeration), drug use and bodily fluids consistently found on stoop, completely unresponsive management (have never been able to reach anyone via phone besides the super), old water boiler that provides low water pressure and extremely loud radiator, multiples bugs and roaches found in apartment on daily basis, bedrooms do not come with closets, no natural light in apartment minus the bedroom, packages consistently stolen, from door lock broke several times in one year .

Building is near the subway and generally clean
Cons:
Our neighbors had their son constantly banging on the door at night. Other neighbors played loud music at night. At the end of the lease we had mice in the apartment. Super was difficult to get along with.

Cheap Rent but Developing World Conditions and Front Door that doesn't lock :/

Perfectly located and the neighborhood is amazing.
Cons:
1. Trash is right next to stairwell and door never closes with many people entering through the trash door to go to their apartments. Because of this rats get into the main corridor. Literally had a baby rat blocking the exit to the main entrance because it got in through the trash door. 2. The Front Door does not lock. Just push it open- its not like Broadway is a highway for pedestrians.... Have had homeless and druggies enter the building and roam the stairs/corridors. 3. Hot water will randomly turn off some days with no notice. The notice you DO get is a piece of paper posted on the main door (that doesnt lock) with a sharpie written note... but it doesn't matter because by then you have taken a cold shower to head out... 4. Rodents are a huge problem 5. Mold and mushrooms... in the bathroom and kitchen... 6. Water damage that takes the company 1 month to fix... and you cant get a hold of anyone. Even the super will not tell you the number for his boss. Very shady. 7. Teenagers smoking weed in the corridor because they know from word of mouth that the front door does lock (clown face emoji) 8. Flies in the summer if you are on the first two floors. 9. Asking the super to do anything means waiting for them to come when they please aka 2 months later it gets done. Overall is is an apartment that had potential but the property owner doesn't care and would rather have you living in 2nd world conditions to be very candid.
Advice to owner:
Stop being a slumlord and actually replace the front door to the building. Manage the mold properly... not just having the super come over and wipe away the mold/fungi/mushrooms for them to grow back two days later.

Quiet building, very close to the subway. Spacious apartments for what they are.
Cons:
You really had to nudge management to get anything done. Cockroaches were a big problem starting in the spring.

Cons:
Terribly cockroach situation in the summer. Hard to get property management to come take care of that and other little things, but they usually fixed the problem eventually.

No Communication or Action from Management

Location. No roaches or mice issues.
Cons:
No action or communication from Solar realty mngmt. Really bad service. Leakage from upstairs will never be solved. There is a loud neighbor that always screams on the phone for a long time in the lobby and you can hear everything as if its in your living room. The fridge stops working sporadically in colder months. Of course they won’t care about it. Unit is awkwardly planned when it was built and space is not well used, feels claustrophobic. Desperately needs renovation. No way to put an AC in the bedroom, the window wont allow it. Bathroom is too tiny for a human being!
Advice to owner:
Renovate the place. Fix leaking issue. Kitchen and bathroom need to switch places. Bedroom needs a second window. Change fridge.

Terrible Management at 448 West 55th Street

Cons:
Management company is named Solar Management. Building gets insanely hot. My apartment was right above the boiler room, and they never informed of that. The apartment would get to close to 90 degrees. It was miserable. My radiator was acting up, so they came to fix it, and ended up just breaking it altogether... which led to a possibility of a gas leak. I had roaches for 6+ months. They tried to bring pest control out a few times, but the issue was never resolved. I had mice in the apartment for close to 2 months, and that was never resolved either. The smell from the mice led to me having health complications. I informed Solar of the urgency of this, and they pushed me to the wayside and basically said "get over it". Thanks to Mekkehan, Yinet, Manny, and the realtor, Aaron Chesky, for the terrible experience. Solar deserves nobody's business, or more importantly, their rent money. Choose any other management company.
Advice to owner:
Maybe respond to your tenants when they reach out for issues? Be attentive and actually care about the tenants, especially when they are having health issues due to your lack of negligence. Solar is a sorry excuse for a company, and deserves nobody's business.

Really bad renovation and communication

Pros:
Layout of apartment was nice, location solid, and neighbors were very considerate.
Cons:
Even at higher floors, street-side apartments have *very* loud noise from daily traffic. Management responsive sometimes, but not consistently in cases of emergency (ie, roof literally leaking, hot water not working repeatedly, oven not being functional for months).

High ceilings are gorgeous and and move in condition was good.
Cons:
-The company falsely advertised laundry in unit but said they couldn’t show it bc it was closed for minor repairs. Lived here for 2 years and never had laundry access. - The super is unreliable and low key petty. We couldn’t change our lightbulbs without an industrial ladder and it took literal months to get Manny (the super) to help us. I had to email management bc he wouldn’t even answer his phone. And when he would finally respond after I reached out to management he was openly hostile. He was also super creepy when I got stuck in the elevator and made comments about my body— did not appreciate that at all. Did not feel safe or welcome reaching out to the Super. - Management is sketchy as fuck. I had to threaten to not pay rent to get my lease renewal paperwork (a month late!). I wouldn’t have renewed but it was too expensive to move at the time and some circumstances changed. They didn’t return my deposit for 3 months even though I left the apartment in move in condition. - The apartments are not worth what they charge for them, 3k for a two bedroom without the amenities they promised and an absent (to put it mildly) Super. -The elevator is comically slow. TLDR: do not live here. Management and the Super are sketchy as hell and do not give a damn about their tenants. If you sign a lease here, you’ll think back to this moment and wish you listened to this review.
Advice to owner:
Hire a better super and replace his support staff. Fix the laundry. Lower the rent. Don’t be greedy and rude AF about the deposit and paperwork that you are LEGALLY REQUIRED to provide. And finally, bite me.
