Decent unit but

Pros:
Very close to transit, spacious unit, favorable rent price, utilities are included and hot water is always good
Cons:
Roaches roaches roaches. Free pest control is included but definitely would recommend bug bombing

Terrible Revolving Door of Management

Most neighbors are friendly.
Cons:
No maintenance of hallways, stairwells, lobby. Crackheads living on second floor who bring in other folks off the street to do drugs, steal packages, bring in random furniture/trash off the street. Intercom never works. Second floor crackheads destroy building, smashing glass on front door just about every other day.
Advice to owner:
Maintain the building. Listen to tenants.

cheap rent stabilized unit with washer/dryer and dishwasher in unit
property manager has been generally responsive with things that need to be repaired and questions
Cons:
heat is always WAY TOO HIGH (85-90 in the winter)
often no hot water
noise from metro north
hallways and garbage alley are very dirty and there are roaches everywhere
homeless people always sitting on the stoop and playing loud music
stealing packages
management changes often and is really disorganized

lots of space and light, cheap rent, in-unit washer, rent controlled
Cons:
rat problem in the trash area (although they are seemingly really working on that), the building smells bad, and it took months to get help with a mice problem. also- no security for packages and our mailbox is even broken

fix it up!

Good location. Some units are renovated. Overall pretty clean. Property manager is responsive. Monthly pest control. Tenants are nice overall. Pets allowed.
Cons:
Lazy super. Constant smell of marijuana.
Advice to owner:
Encourage super to be responsive. Remind tenants smoke free building includes marijuana.

Worst Building on the Block

Pros:
Close to the park, great sunlight on the upper floors.
Cons:
Building is filthy, always. People smoke and drink in the stairwells and leave their butts and cans everywhere. There are roaches, mice, and water leaks. Hot water goes out regularly. Appliances in apartments are old and leak gas. There will at any time be a group of 5 plus dudes just hanging out in front of the entrance, all friends of the Super, gambling, selling puppies, smoking, or fixing vehicles. The Super does nothing and usually calls a buddy with questionable experience to fix anything. The building is completely unlocked 24 hours a day (that’s right, 0 security) and your packages will be stolen 100% of the time. Your mailbox will barely lock and will often just be open. The block is really pleasant, all other buildings look clean and maintained. This is by far the worst one.
Advice to owner:
Hire people who actually care to maintain the building. Have it cleaned. Fix the locks. Install an intercom in each apartment. Replace old appliances.Discourage loitering out front. Fix leaks and repair damage from leaks. Just, generally, care about your tenants.

It was nicely renovated with good finishes for the kitchen, bathroom, and living room. Generally I couldn't hear the noise from the other neighbors. My back facing bedroom windows were nice and it was a quiet street
Cons:
Bugs everywhere! Dirty neighbors; they often would throw trash down the air vent, the management company was hard to get in touch with. The front of the building was crowded with overflowing trashcan and rats.
Advice to owner:
This place can be nice but you all let this place get dirty from a few bad acting neighbors. I still can't believe how bad the shared hallway smelled.

Great little apartment

Pros:
I don’t hear my neighbours, only if someone is really loud in the hallway.
The appliances are new and clean, location is nice on a quiet street.
Cons:
It is very cold. I had to buy a space heater and run it all the time.
The hot water runs VERY hot. Scalding. You have to be very careful not to turn it on hot.

Good sense of community on the block and the neighbours are lovely
Cons:
Management do not care for any concerns or problems you have. Expect to have many issues unresolved for long periods of time. Pest control is not adequate but they have made some improvements.
Advice to owner:
It is clear there is no care, but tenants would appreciate some courtesy and kindness.

Great Apartment/Nightmare Building

The building location is great. Everything you need is within a few blocks. The apartment itself is beautiful. Great size and configured nicely.
Cons:
The building is disgusting. Roaches, rats, mice, you name it! The pest issue hasn’t been addressed. The super might clean the lobby once every other month. The buzzer is broken and tenants have asked for it to be fixed for years. So if anyone comes to deliver or visit, you’ll have to go downstairs. The neighbors and street noise are very loud. Finally, good luck getting in touch with management!

Pros:
Living in here has been decent. The biggest pros are that the rent is cheap and the building is rent-stabilized, which is a huge plus for me. The super is also pretty attentive and responds fairly quickly whenever there's an issue. The exterminator stops by often, too. I like that I can have a decent amount of space for a really good price.
Cons:
The apartment was pretty gross when I first moved in, but we signed the lease to move in "as is". A few things were broken here and there, the walls paint peels easily when you use a command strip, and there were dead roaches in the cabinets. It took a lot of cleaning to get it up to my standards. And while the super is responsive, the building could use some better maintenance overall. But it's an old building, I get it. And finally, while most of the neighbors are fine, there are a few loud ones that you can easily hear through the walls.
