Good, clean for the most part

No bugs, good building. No bugs, elevators.
Cons:
Laundry room can be a mess with busted machines, and garbage room is always overflowing.

Best bang for your buck south of 14th Street

Pros:
Perfectly placed in the spectrum from budget to luxury, in downtown NYC which is a luxury area to live by default. You get: high ceilings (it's an old elementary school), tall windows, quiet location (minus the kids yelling for recess at the elementary school across the street), walkability to the best parts of New York: LES (home base) East Village, Chinatown, Little Italy, West Village, SoHo, you can even walk across the Williamsburg Bridge to BK if you have 25 minutes to spare etc... 360 degree rooftop view of Manhattan: Empire State, Chrysler bldg, 1 World Trade... A backyard courtyard that's highly underutilized, washer / dryer in building, 24h security team watching your packages & the lobby, a bike room, an elevator
Cons:
- Elevators are slow
- Hallways are dirty, there is a bad character on staff who is entangled in legal battles with the super and the security team that management won't fire for some weird reason
- Honestly not too much else. The unit got a little cold in the winter but the super helped fix the heaters and it's pretty much good now, except on the coldest days. So you bundle up or get a space heater.
Advice to owner:
Fire the porter who is neglecting the trash rooms, harassing your other employees, and does not know how to work a mop

-Elevators
-Security for less package theft
-Spacious units
-Old high school building
-Next to two elementary schools, so quiet on evenings and weekends
Cons:
-The roof was open like two months a year, I don't see why it couldn't be open longer
-I lived here for four years, and the laundry room was "out of service" for almost an entire year. reaching out to the laundry service made it clear that it was the building's problem that wasn't getting fixed
Advice to owner:
People pay good money for roof access in this city. Keep it open longer!

Big apartments with high ceilings. Security will bring packages to your door, sometimes…
Cons:
Landlords are horrible to speak with, no negotiation on anything, hallways are fairly grubby and when the floors are cleaned it’s a bare minimum in cleaning with the stench of disinfectant. Last year the apartment was barely warm enough, I think they turned the heat down in winter as the building was fairly empty due to covid. There are tree plots outside the building that could enhance the look of the apartment block from the outside, but they are left to grow weeds and store rubbish, not nice to look at.

Pros:
Location is great, and being positioned in the middle of the block keeps the noise down. Depending on which side of the building you're on, you could get light from two sides because the lot next door is a community garden.
Cons:
Where to begin. The landlord is bizarre and hard to contact - it's a company that owns a bunch of buildings. The common spaces - hallways, etc. are always filthy and smell. Packages get stolen. The front door is broken half the time. And you still have to mail your checks in - who has a checkbook anymore?!

Unique building, No Complaints

Pros:
The restaurant downstairs is quite charming, sometimes they have weddings on the second floor but it was never too loud. I also never saw a pest while living there. I loved the location and the space, it also has an interesting history.
Cons:
The electricity bills were unusually high. The unit itself was also difficult to air-condition and ventilate because of its unusual layout.
Advice to owner:
I never spoke to the landlord because my roommate handled all of the communications. Thank you landlord, I loved that apartment.

The superintendent, Isaiah is great.
Cons:
Management, roaches, no heat, 350 rent raise, management. The leasing agency and management are co-owners. They make you put down the first month rent and security deposit before giving you a lease. As soon as they have your money they are awful. They wouldn’t let me move into the apartment until the 15th and refuse to acknowledge that the lease is up on the 15th not the 31st. There is no actual recycling. They put it all in black bags. My apartment was freezing and they refused to fix my heat or subsidize the cost of the space heating bill. They are rude and the WORST I have dealt with in my 20 years in NYC

Nice location except now there are a lot of incidents happening in the area especially on this street
Cons:
The owner/landlord NEVER answers calls and emails to help with any issues including refusing working with the police to hand over security footage after 2x apartments were burglarized. There is garbage all over the entrance way - they neglect a lot of cleaning. It’s a nice apt but the stress is not worth it

Care about your tenants safety, respond back to them

Apartments are a decent size for the neighborhood; management always answers the phone or responds to messages; the super is nice!
Cons:
The halls are dirty, there’s often big piles of trash bags in the lobby, and once every every 12-18 months there’s a big roach infestation. In the interim you see giant water bug carcasses in the halls here and there. Thankfully I’ve only had a few enter my apartment over the years.

The building staff are lovely people.

The owners/mgmt company is awful. The courtyard and roof deck have been closed for years, well before the pandemic. The laundry room is unkempt and the washer/dryers are not maintained. The heat in the winter is terrible and the windows are very drafty. Any repairs that are made are done using poor materials.This used to be a great building but over the years it’s fallen apart without proper care or upkeep.
Advice to owner:
They are beyond advice. They should turn it into condos and let the residents who want to buy in, do that.

Liars who don’t care if you leave or stay

None they don’t car if you leave or stay here. All they do is lie. They insist they have to take away amenities due to Covid but they don’t clean the hallways or elevator any more than they used to.
Cons:
They won’t fix anything and then lie about why it’s broken. Dryers off for nine months and blamed the company that supplies them, then con Ed and then finally admitted that they needed to hire a plumber when complaints got too much. Con Ed told them from the beginning that they needed work done. They closed the roof deck for Covid and won’t reopen even though every other building has its roof deck open. They claim that the city won’t let them when it’s to lower insurance premiums. After a bad snowstorm there was a tree in the courtyard that was damaged. Rather than getting it cut down they closed the courtyard. That was two years ago and it’s still closed.
Advice to owner:
Stop lying to people and get these things fixed. It’s not a cheap place here, you are getting decent rents.

Where to start. Whether it be the most unpleasant management I’ve had to deal with, the dirty building, being lied to about amenities, the cockroaches, the cheap materials or poor plumbing. This building has no pros. For what they charge find something worth the money and save yourself the headache.

None they should be ashamed of their lies and how they treat tenants.
