Review Summary for 275 Nelson Apartments LLC
Summarized from anonymous rental reviews on openigloo.
Tenants at buildings managed by 275 NELSON APARTMENTS LLC appreciate the clean, well-maintained facilities with excellent amenities like a rooftop, gym, and laundry. Staff, especially the super Marco, receive high praise for responsiveness and helpfulness. However, management is often criticized for being unresponsive, slow to communicate, and sometimes rude. Rent hikes and inflexibility in lease renewals cause dissatisfaction, with some feeling priced out. Pest issues occur but are generally managed quickly. Noise levels vary, and some tenants note neighborhood drawbacks and upcoming construction disruptions. Overall, expect a quality living environment supported by attentive onsite staff, though management responsiveness and rent stability can be challenging.

Great for the price

The amenities were awesome and this was a great building with great views.

Great building staff
Former Tenant
Pros:
- The staff are amazing, friendly and hard-working
- The location is convenient, especially if you're a runner, work in the financial district or work off the F train. A little bit of a schlep to other areas, but not too far from the J
- Seems to be more popular, close to a lot of small businesses but still "downtown". Has neighborhood character (independent businesses vs soulless VC-backed ones... for the most part)
- Beautiful rooftop - underused most of the summer
- "Work lounge" and kitchen (no one ever really used this when I lived there, except for remote work sometimes during the day).
- Large units with quite a lot of closet space for downtown
- Lots of light in most units
- Built in AC
- Gas stove and dishwasher makes the narrow kitchen more usable
- Huge laundry room, maybe 15-20 washers and dryers
- Don't think I ever lost mail or a package, even once
- Feels safe
- Small gym is convenient, and fine for a building gym
- Diverse range of ages gives this building a strong sense of community
- Walls are thick. I never heard any noise or sound from nextdoor neighbors or neighbors above. you might hear sounds from the hallway
Cons:
- Immediate neighborhood is kinda lousy/dirty
- Elevators can be unreliable
- The building is about 40% Section 8, not that that means anything bad. It just might mean that you are 25 and your neighbor is 65 and wants to go to bed early and you should be considerate
- there are roaches in this building and if you're not diligent, they will find their way into your unit. If you keep everything sparkling clean, they will stay away.
Advice to owner:
Keep it up. I miss living here

A gem in LES
Former Tenant
Pros:
Great finishes, pressure, management team super responsive. Doormans make sure every visitor is identified
Cons:
A lot of noise from the freeway if you're facing the water. Sometimes there is a strong garbage smell around the elevators

Great place to live
Former Tenant
Pros:
The building is clean, quiet, and the super Marco does an amazing job. The rooftop has one of the best views of the city you can find. Laundry room always has an open machine and the gym is super handy.
Cons:
The water in the shower often doesn’t get hot in the winter.

Great building staff, poor leasing management
Former Tenant
Pros:
Marco, the super, does a great job managing the building, and is very responsive to requests. The units are well maintained, have nice finishes, and are clean. Doormen and maintenance staff are kind and responsible. The apartment may have been rent controlled or stabilized - we renewed once and the rent did not go up at all. When we moved out, our renewal offer was only a couple hundred dollars higher, but the new tenants' lease was close to a thousand dollars higher.
Cons:
The team from Nelson Management could be better. We worked with a woman named Nancy that ignored a large amount of correspondence from us requesting documents and updates. There was also the *occasional* roach. I saw a single one in my 2 years of living there, and it was only when it was particularly humid. I killed it and didn't see another. Possibly may be worse on lower floors.

Nice, but too expensive
Former Tenant
Pros:
When I moved in I fell in love with the finishes, closet space, big windows, and view.
Laundry room has a lot of machines and reasonably priced.
Staff is responsive, especially love the super Marco.
The rooftop is a really nice benefit.
Cons:
I lived here 2 years and would have stayed another except management continued to raise the rent significantly and was unwilling to work with me to stay. I left when they wanted over $200 more for the studio, increasing to a level I felt was too high for the neighborhood. It's currently listed for more and the immediate surroundings are not the best.
Advice to owner:
It costs less to retain a good tenant than to acquire a new one.

Cons:
Not the most responsive management
At times, the desk people are rude

275 South St
Former Tenant
Pros:
Great building been here for years, haven’t had issues with pests, walls are concrete so don’t hear neighbors, rooftop is very nice, location has a lot of parks for sports nearby, Trader Joe’s and target and now Brooklyn fare are all very close
Cons:
A little far from things but train close enough

Best building I've lived in
Former Tenant
Pros:
Excellent staff! Super is very responsive and friendly.
Cons:
Would be nice to have central air.

Concrete walls make wifi coverage complicated.

Getting expensive.

Management sucks. Avoid them.

unexpected charm in two bridges
Former Tenant
Pros:
in a building nestled between a lot of chaos, 275 south provides space and quiet luxury.

Cons:
neighbor on 19th floor was rude

5 years well spent
Former Tenant
Pros:
Fantastic super and maintenance staff. Door people had high turnover but for the most part friendly. Roof is beautiful.
Cons:
Management is impossible to get a hold of.
Advice to owner:
Bring the cold brew back

Good, Not grear
Former Tenant
Pros:
- Super and building employees are very friendly and do fantastic upkeep
- rooftop is really nice , just closes at midnight
Cons:
- the landlord was rude and totally unresponsive throughout - we sent an email to extend our lease and instead the super came knocking on our door with a notice we had to move out in 2 weeks
- security deposit was never returned since we couldn’t get in contact before our move out date
- rent will keep going up, tenant turnaround is every year. No one can renew since they up the rent to match a certain percentage on the salary of each tenant, sounds illegal but I just moved instead
Advice to owner:
Be more responsive and attentive to tenants, stop raising rent based on income - no one can afford to give up 70% of monthly income

Solid apartment with amazing staff
Former Tenant
Pros:
- Staff at 275 South are phenomenal and kind. I think they're the biggest highlight of the building
- Solid gym if all you're looking for is a casual workout.
- Heat is nice and warm during the winter (sometimes too warm)
- Roof is well maintained and has an amazing view
- Location is great
- Response time is amazing, anytime an issue pops up in the apartment, the staff is ready to help
Cons:
- Gym is not good enough for a full workout and the dumbbells are weird and awkward
- Energy bills are super high for some reason. We're in a studio and our monthly bills during the summers went up as high as $360 even though we would only use A/C overnight when we slept.
- Price is high for what you get, they compare themselves to some of the super luxury buildings like One Manhattan even though they don't have the same amenity list
- Elevators break constantly. Get prepared to take the stairs.

Amazing building in LES!
Former Tenant
Pros:
24/7 Security + great staff
Very clean + well kept building
Great rooftop with views of the water
Units have lots of closets
Very responsive with maintenance requests
Cons:
No control over the heat - can get really hot in the winter
If you're not on the side of the building facing the water, the apartment doesn't get that much light (North facing)

Nice building solid management
Former Tenant
Pros:
Clean building and friendly staff.
Cons:
Elevators were down for a while. Leasing office is tough to reach
Over 2 years ago
Great building, eh management
Former Tenant
Pros:
Love the building, love my super & maintenance team. Clean and spacious
Cons:
Expensive. Though for the size it’s not as much as other buildings in the area, management won’t hesitate to raise the rent drastically each year and threaten to replace you rather than retain you. Rent has increased by 1.6K in two years. Management is also slow to respond, unclear and hard to reach. Though it’s made up for by such a great super in the building. Other than that just small things like front desk clerks not being at their desk and a building buzzer not working.
Advice to owner:
Would’ve stayed forever if you didn’t price me out!

You will love living here
Former Tenant
Pros:
Management and super are very responsive and attentive
The building is very cleaned and the staff is nice and attentive to your requests
Great amenities and excellent location by the East river
Excellent pest control and garbage management
Cons:
Expensive rent
Apartments are very nice but floors, walls and closets could be made with better materials given the high rent you pay to live here
Advice to owner:
Use better materials for floors, closets and doors. Rent is very high so the quality needs to match
