Bad management, lots of problems

Pros:
Affordable, new fixtures, good light and hardwood floors, overall pretty good
Cons:
Slow managment, often no response, we had mice, very bad water pressure, leaky sink, roaches, etc and lived on 5th floor

Pros:
Rent stabilized, people live there a long time, there's pest control, the people are nice and friendly, it's not too loud, there is laundry in building.
Cons:
The apartment I'm in had rats 2 winters ago and has had moths even though pest control comes once a month. The laundry in building has the smallest drums I've ever used, even after 3 cycles my laundry. The super is very nice, but isn't always easily accessible or responsive
Advice to owner:
Get better washers.

Unhelpful management for yucky problems

Pros:
Pretty close to the train, neighbors were always friendly. I loved all the dogs and the families who live there.
Cons:
We had mushrooms grow out of our bathroom ceiling-- I am NOT joking and would upload a picture here if I could. We didn't have light in our bathroom for three months despite borderline-harassing management begging them to fix it, and every single month we were given a late fee on rent despite always making timely payments. Only when I sent certified mail with my law firm's letterhead did they say "oops! my bad." Like, I get it. It's an old building. Upkeep is hard. There are going to be rats and roaches. But the people living here deserve better than to walk into their dark bathroom see 20 roaches scuttle off, and see that the fungal infestation in their bathtub has gotten bigger. There are a lot of elderly people and kids who could get sick, and management owes them a turnaround faster than three months.
Advice to owner:
Hire more people to manage, if you need! I know you're making money now that the neighborhood is gentrifying, you can afford to pay more people!

Terrible property managers

Pros:
Great location. East facing apts have no obstruction of view. New appliances, free laundry.
Cons:
Management is awful and misogynistic. Will mansplain to you what “on” means. Boiler is in need of replacing but they keep fixing it so they don’t have to pay for it.
Advice to owner:
Treat your tenants like you’d treat your own family/children. Replace the boiler

Not great... but not any worse than most buildings

- Quiet, safe block - Renovated finishes combined with pre-war charm - New appliances - Dishwasher - Washer/dryer - My unit has incredible natural light - better than anyone else I know paying a similar price in Manhattan
Cons:
We've had consistent heat and hot water problems. In Fall/Winter 2023 alone I think maintenance came to "repair" the boiler an upwards of 6 times... which is a sign we probably just need a new boiler. With that being said, if I emailed management about heat going out, they would typically respond within minutes and have someone here within hours.
Another con is old, uninsulated windows. They let in lots of outside air even when shut, making it hard to regulate temp (whether it be winter or summer). They also let in sounds from outside, so even though this block is quiet compared to the rest of the neighborhood, if someone is screaming outside the building at 2am, you will hear it loud and clear from the comfort of your bed.
Also, one small thing to note is that there is a tenant on the second floor who chain smokes in their unit (is this legal?). The smell seeps into our unit, and no doubt must seep into the immediately surrounding units. I suspect this tenant has been here for a very long time - there are several tenants who I think have been here for 30+ years - so I don't know what, if anything, could be done about it

Uneven floors Unresponsive management company Absurd rent hikes (this place is not rent controlled) No heating in the winter go check the 311 site if you don't believe me Barely any hot water or you have to wait 5mins for it to get hot Garbage piles up very fast Only one working washing machines for almost a year

Dishwasher and big windows. Depending where you are in the building you can get a lot of light in your apartment. Rooms can be huge
Cons:
Can sometimes smell in the hallway. Can get your packages stolen but they are getting better about that. Doesn’t get very hot in the winter, you will need heaters. Walls are thin

Great units, Building common areas - Not so much

1. almost all units have been/are in process of being renovated, I was of the first tenants to live in my unit! 2. new appliances 3. hardwood floors 4. TONS of natural light (i dont turn on a single light until the sun goes down) 5. super high ceilings, lively location, responsive management/maintenance, brand new laundry machines on EVERY FLOOR! 6. Wide stairwells good for moving! 7. good amount of storage 8. monthly exterminator visits
Cons:
1. the main entry way/halls/stairwells are dirty 2. neighbors loiter outside 3. sometimes pigeons come in through windows in stairwell??? 4. outdated bathrooms 5. water takes so long to heat 6. smells like cigarettes/cr*ck in hallways sometimes...
Advice to owner:
Pls clean or reno up the common areas and then hire someone to upkeep them + better enforce no smoking in the building

horrible owners ruin nice building

cheap rent and huge rooms
Cons:
building management rude and unresponsive. washing machines and driers not fixed if they break. cant break lease. if you live with roommates and they dont pay their rent you will have to pay it. packages get stolen. homeless people sleep in the building during the winter. super ignores texts and calls. extremely difficult to renew lease.

get rid of current building manager

Could be worse but definitely could be better

Convenient place and area for me
Cons:
Building was kinda old, had constant issues with hot water, water pressure, heating, etc. Management was a disaster on multiple fronts, response time, awareness of issues, communication. Same thing with building maintenance. There is absolutely no need for responsible, respectful tenants to have to deal with these recurring issues. Also they sent a letter to us one time saying we owed rent when in fact we had all paid and it was their fault someone in the office had misplaced my check after they had already taken the money out of my account.
Advice to owner:
Be more responsive and be more aware of the issues with the building. If the property owner can’t be reached for whatever reason there needs to be someone on call to help resolve issues, same thing goes for building maintenance. Building either needs new owners or the current owner needs to clean house and get better staffing.

Cockroaches and water issues

Cheap if you get Roommates because you were also near the one train
Cons:
Pest control never came out, had cockroaches throughout the entire time I was there. There was a flood on the fifth floor, and it ended up flooding every floor below it, no one checked in on us. No one came to fix the issues, they did not care
Advice to owner:
Appreciate you redoing the floors and the new mailboxes. However, there has been flood damage in my apartment for the last four months. Also, what they currently charge, tho affordable, is not worth the headache of the area.

Would be a perfect apartment if there weren’t roaches in the sink pipes

Steps away from riverside park, affordable, updated appliances, great neighbors, can use rhino for deposit, responsive management.
Cons:
The sink water pipes are full of German Cockroaches. Doesn’t matter how clean you keep your apartment and kitchen sink - they will pop out every once in a while and during the beginning of the spring we had an infestation. Monthly pest control did not combat this issue - had to get special treatment
Advice to owner:
See cons.

Greedy Slumlords (Do Not Rent Here)

The super Henry is a really nice guy. The neighborhood is lively and friendly.
Cons:
The landlords are only interested in moving the current tenants out so they can turn the apartments into overpriced dormitories. They remodeled the units making the kitchen space into a bedroom and making a weird ‘open concept’ living space in the dining room. There’s rats in the walls of the first floor and in the garbage area.
Advice to owner:
Stop being a slumlord. Treat your tenants with dignity and respect.

The nosey super

There's only 8 apartments so it's a very calm and quiet atmosphere to live in.
Cons:
The super opens every single trash bag and sorts through each item and then yells at you if you mistakenly put a cardboard, plastic or glass container with the regular trash.
Advice to owner:
I don't even know

Cons:
Super leaves the doors open, so packages get stolen; super’s wife needs medicating; hobos sell shoes in the hallway; always smells like ganja; maintenance guy is never on time or with proper equipment and is usually drunk off his ass.
Advice to owner:
New super, new maintenance guy - new everything!

Develop better communication with your tenants. Management office and building manager is terrible and difficult to work with.

Overworked super, poor building management, and extremely slow response time from building management company. Trash piles up frequently in trash area.
Advice to owner:
Quicker response, hire more help instead of making the super do everything, he can only do so much.
