Pros:
I loved the buildings location, there was laundry in the basement (need quarters). There was roof access (nothing there but a great view and people would gather there). A little small for an apartment but nice sunlight in bedroom
Cons:
When I was moving out the owners were a little aggressive about showings but otherwise not too many cons. Once had a mouse problem that was promptly dealt with.

Dealt with roaches frequently (exterminator only appeared occasionally, usually weeks after requesting). The bar downstairs can be loud and open late, causing sleep issues on the lower floors.

The rental unit was very large and offered at a great price originally, Benjamin was a pleasure to deal with.
Cons:
When we moved in a new kitchen was installed, however no kitchen sink was provided, had to follow up in order to obtain. The maintenance crew needed access to a service room that was in our apartment and would often show up without previous notification and let themselves in if nobody was present. I've came home to unlocked doors after they've been there which is unacceptable in NYC. The landlord arranged a viewing without our consent prior to the 90 day window before lease end. When confronted about the viewing, we were told that we had been emailed regarding the viewing, however it had been hidden under the guise of an 'inspection'. Boiler repairs were carried out over a month long period which was a complete invasion of privacy, any number of people could walk in at all hours. Rooms were left a mess after any maintenance work. My roommate and I were very accommodating to the arc management and found it a bit disappointing when they choose to keep a portion of our deposits for receiving our wire transfers when the ones was on them to accept the transfer.
Advice to owner:
Be more respectful towards tenants, less invasive and give appropriate notice for inspections

Great if you love cockroaches

-Close to subways, grocery, etc. -Nice neighborhood
Cons:
-Literally INFESTED with cockroaches. I can't stress enough how many there were. (This was in 2017) -Front door would not close and packages would get stolen -I feel like I need to bring up the cockroach thing again because it was awful

No cockroaches???? Just a suggestion

Overall decent, entrance door problems

Unit was nice, great south facing light. Conveniently located near Whole Foods, bars, etc. Mgmt sends people quickly. No pest issues. Walls in bedrooms seem thick
Cons:
Second door in lobby always has problems, either being unlocked or hard to get key to work. Packages get stolen. Constant buzzing. If downstairs neighbors are being rowdy on patio u can hear it.
Advice to owner:
Replace the door/lock get virtual doorman

We spent an entire winter with no heat, hot water, or working stove or oven. The landlord ignored all requests for fixing this EXTREMELY hazardous issue, and would occasionally enter our apartment illegally after banging on our door for 20 minutes after we refused entry. Almost did not survive the winter as the conditions were so hazardous.

Burn it down

Lots of sunlight Father of owner was responsive with repairs.. a few months into lease.

Cockroaches! Big ones, small ones, water bugs or not - whatever you want to call them. From 1cm to 3 inches. Winter you’ll feel as if your in a sauna Summer you’ll also feel as if your in a sauna Hallways are pretty gross, carpet is probably the original, from early 1900s Stairs are extremely steep Only 1 washer/dryer for 34 and 32 Beekman located in basement of 34 Beekman. Dryer doesn’t dry much. Uses quarters. Both are absolutely disgustingly filthy Buildings on Beekman have doormen, they are very loud, scream their conversations especially during shift changes. Keep their cars running and their music loud Uber drivers, trucks and w.e city drivers park their cars in the dead ends and idle all day sometimes blasting music People don’t pick up their dog poop by these 2 buildings Electrical breaker is in basement Cant run ac, TV and microwave at the same time or you'll be climbing down to the basement

Re-do the interior, the apts are gross.

-The building is beautiful -The maintenance staff is almost always in the building so any requests are resolved within 24-48 hours -Laundry in the building -Close to subway and nearby shopping
Cons:
-The building is right off of 1st Ave so the traffic can be noisy at times -The building is relatively easy to access (key lock/buzzer) so any packages need to be retrieved in a timely manner for peace of mind

Worst Landlord in 10yrs in NYC

Location. That’s all.
Cons:
We had a roach infestation and very little was done to support.
The landlord let the new tenant move in before our lease ended while we still had some belongings in the apartment.
Our patio was broken into by a drunk neighbor trying to get into the apartment they were locked out of- no support or action was taken.
Advice to owner:
Um. Do better?
