Not Quite Luxury

Overall a really great apartment

Pros:
Most things about this apartment are a plus. Great location. Right next to Trader Joe’s and Whole Foods as well. Super is very responsive and maintenance is quick. Amenities are pretty solid as well if you use them.
Cons:
In my opinion there are 3 main downsides of then building.

1. Laundry situation. Each floor has its own washer/dryer room but there are only 2 of each on each floor. Then there are 3 washers/dryers on the basement but it can be difficult to get them sometimes.

2. I’ve lived in two different units in this building and both had the same issue with water heat, especially in the winter. I’m in a studio right now and the water gets cold after like 15-20 min max. When I had roommates in my old unit, if one of them showered then I used the shower right after, my water would get cold fairly quickly.

3. It’s fairly expensive for the size of the apartments but I think that’s mainly due to the location being very desirable.

Expensive for area but good amenities

Pros:
Good amenities and super fixes things pretty quick.
Cons:
Other people in the building had no respect for the staff and would leave dog poop in the hallways.
Appliances in the unit are pretty old and not great for what they charge in rent.
Very high utility bills because the AC and heater aren’t very efficient and the ceilings and high with large glass windows.

Building was pretty enjoyed the rooftop and big windows.
Cons:
We had a really bad mice infestation and the landlord did nothing to help until we called 311. Also they have nice amenities but the gym always had broken machines and the pool had horrible hours so you could never use it.

Great building, amazing management

super clean, repairs done quickly, very responsive super, awesome location. decent sound insulation from neighbors
Cons:
everything squeaks - doors, elevator door. they need to wd-40 everything. weird amenities (tiny concrete baby room? huge room for 2 playstations?)
Advice to owner:
grease all the doors, elevators. some neighbors have dogs that go out of control during the day - they need to be warned. maybe turn some of the less useful amenities into useful ones.

The management here sucks and the laundry constantly smells like mold.

Great apartment in great location

Pros:
Great layout, modern fixtures, responsive super, I’d get responses within 1 days for tickets I filed, quiet apartment even being on the first floor, don’t hear neighbors. Steps from G/L train and close to everything

Trash and recycling is well maintained, lobby is ACed in the summer, free bike parking in the back, small but nice gym, free lounge and rooftop access.
Cons:
There’s a gap underneath the door so you can hear people coming and going in the lobby but it’s not terrible.

Sometimes tenants or people walking by with stop and smoke outside the window which can waft in.

The bike parking it outside so it collects dust and dirt easily

This place is just fine.

Pros:
This space is clean, monthly maintenance comes for pest control. The super Cruz will take care of you as fast as possible and always did his best to get the job done.
Cons:
Shared laundry is annoying because other people in the building would take your things out before it was done. We were living in a "3 bedroom" but the third bedroom didn't have a window and there was zero air circulation so in the summer the apartment would sometimes be 85/90 degrees.
Advice to owner:
Redo the window AC units that don't work. Put in an elevator that is up to code.

Responsive super, good amenities although not maintained well
Cons:
They refused to give us back our security deposit claiming damage to the apartment but would not release any receipts or lists of repairs/costs. Then they served us to take us to court for further damages, reported us for non-payment to damage our credit (we disputed and won) and they never showed up to court so the case was thrown out.

Pros:
The amenities are awesome here. The rooftop is THE BEST selling point to living here. Having a decent gym, indoor pool, and sauna is great. The hot tub does not work and the fire pit doesn't either. Honestly there are worse places. Mr. Cruz the maintenance man and the rest of the maintenance team is amazing.
Cons:
It's really loud if you have a street facing unit. The AC unit in one bedroom never worked and we put in a work order to no avail. There is mold in the bathroom and we have brought it up to management multiple times. The elevator is always have issues.
Advice to owner:
Communication could really be better and having a direct number to call when there are issues would solve A LOT of issues. Steamline service requests as well.

Nice floorplans - crooked management

Unique and spacious layouts. Some nice amenities.
Cons:
The management company are a bunch of thieves and difficult to deal with. Soundproofing of the apartments to the interior hallways and between apartments is not sufficient. Several tenants are disrespectful: playing loud music, constantly smoking weed, overloading garbage rooms and not managing their pets appropriately. We had to ultimately take the landlord/management company to court to recoup our security deposit which they had no right to keep.
Advice to owner:
Develop a conscience and stop treating your tenants so poorly.

Rent Here if you like Having Rats as Neighbors

Jose is the best super, probably the only positive of living here.
Cons:
1. The AC RATTLES, filed many complaints and never got it resolved. Couldn’t sleep night after night.
2. Had mice frequenting our apartment, could hear them crawling through the walls.
3. Massive construction outside, letting all the rats come up from underground.
4. Need to take your garbage out? GOOD LUCK, it’s a rat haven. Every time we went out there, there were at least 3 rats in the garbage area and they were unafraid.
Advice to owner:
Take better care of your building, actually invest in fixing the things that need fixing.
