Great location, old but well-managed building

Pros:
Great location, quiet and nice neighbor, relatively well-kept, new live-in super who is very responsive
Cons:
Only 2 washer / dryers in basement that are always broken, some pest issues in summer / winter

Way overpriced for what it is

Location is amazing, love the layout of my apartment, super is nice.
Cons:
Ac and heat are not great. They turn the ac on and off at the worst times. In the fall there is a month of no ac and it’s so hot you truly can’t stay in the apartment. The heat doesn’t work. You have one temperature and you either keep the fan on in the unit until your apartment is hot and then turn it off. It’s not automatic so I usually put the “fan on” on the unit to release the heat an hour before bed and then turn it off so I don’t wake up sweating. It’s very dry so make sure you get a humidifier.

The building definitely has a bug issue even though they don’t admit it. I have had a moth problem twice in the past 4 years. The first time I spoke with my super and he warned me they won’t do anything so I hired an exterminator. The second time I spoke with my super and he told me he also has moths but he’s used to it lol. I contacted the building and they told me it’s not a building problem even though they are in the hallways and laundry room.

They do a terrible job renovating the apartments. The apartment next to me was being renovated and thankfully I was working from home that day because sparks of fire went in between the floor and wall into my apartment and almost set my carpet on fire. I banged on the door and emailed management and they came in and literally glued the seam between the floor and wall as a solution. My super and I are friendly and he told me that a few apartments that were recently renovated have tilted cabinets because they do such a bad job but because it’s the west village people don’t care and rent them anyways. Oh and the walls are extremely thin. I can hear peoples zoom meetings next door.
Advice to owner:
Spend more money for higher quality renovations so you dont have to constantly redo apartments and please take care of building pests including moths

Unresponsive management and roach infested

- My unit faced the back and was very quiet
- Heat and water pressure were great
- Location is great
Cons:
- While the listing advertised in-building laundry, the laundry they were referring to ended up being a single washing machine in the basement of the building next door that did not work.
- I had constant roach issues despite living on the top floor. The exterminators sent by management were not very helpful in resolving the issue
- I have a leak in my ceiling due to rain that was eventually fixed, but not before mold developed
- The super is incredibly unresponsive

Fix the roach problem!

Lots of small problems with the apt - no venting in the bathroom, oven doesn't work, mold, missing light covers, etc.

Awful Management Company

It is a place to live.
Cons:
The windows are ill fitted and you can feel cold air blowing through them during the winter time. The radiator does not heat the unit enough to keep it warm, making winters dangerously cold. The washing machines are in a constant state of disrepair. The plumbing is outdated and constantly on the fritz. The cable on the only elevator broke, and ever since the elevator has been down for maintenance with no sign of repair on the horizon. In the summer, the through-wall air conditioner that came with the unit broke and the landlord refused to fix it. The landlord and management company have no interest in being reasonable partners and it shows.
Advice to owner:
Sell the property to another owner who is at least halfway competent.

Basement has asbestos, roaches, machines never work
Super is rude and doesn’t answer you
Maintenance requests are not fixed properly
Elevator very slow
Roaches in apt
Hallways are very hot
Heating system in winter is too hot and requires a/c to make it liveable
Neighborhood is noisy, firetrucks every 5 minutes, near fire station
You have to but your own a/c
Raised rent to a price it is not worth

Environmental Health Hazards

Pros:
Nice location, friendly tenants
Cons:
Owner doesn’t care about exposed asbestos in the laundry room, mice, roaches, filthy stairwells and corridors, broken front door, broken washers and dryers, and barely functional unsafe elevator.
Advice to owner:
Maintain your building! It’s actually a nice building! Rip out the filthy wallpaper and carpets, remove asbestos, fix animal infestation and you have a beautiful building! Don’t do these things and you’re only sabotaging yourself!

-Cockroach infestation (words of the exterminator)
-Unhelpful super (unfortunately he is near useless. I feel bad saying so, it is it what it is. Lazy, but maybe management overworks him)
-Desired area, so management knows that can easily replace tenants
Advice to owner:
Arben give zero care about his job, I have 100 examples of him doing Negative work to the building

Everyone can hear their neighbors conversations because floors are so thin. They don’t tell you this during open houses, but they still charge a premium (seems like there is lots of turnover)

Loved but they raised rents insane

Quiet, beautiful street, good super, I liked the trash shoots
Cons:
They raised prices an insane amount after Covid, in a way I feel was unethical.

Your tenants are human beings.

No frills, but totally fine!

Pros:
Nothing broke in the year I lived here, no packages stolen, Super was responsive (if a bit gruff), elevator always worked, Super was flexible about move in/out hours
Cons:
Entry and hallways were quite ugly / dated, kitchen appliances were old
Advice to owner:
Upgrades to common spaces and kitchen/bathroom would be very nice!

131 East 83rd St. - honest review

Pros:
Manny the super answered the phone 9/10 times and helped resolve minor problems quickly in a reasonable amount of time - parking is easy in this block -no schools or government buildings - parking on Lexington after hours is easy 10/10 times - super close to subway options and bus options - park avenue and Central Park are nice oasis’s to go for a walk or make a phone call etc

Having an elevator is awesome
Cons:
Good F-uc$ing luck dealing with ELK investors - they want one thing - your money

You are on your own with these folk, I lived there for almost ten years - I can’t tell you how many times I’d hear their agents waking people through promising them the world - lies lies lies

Gotta be self sufficient on some level to live here
Zero security for package deliveries
I had numerous packages stolen
There were no security cameras on site when Moved out
Central door bell system - you can just ring all the buttons and someone will answer and you’ll have access to everyone’s boxes/packages

Walls are paper thin - you’ll hear your neighbors walking, playing music and even having orgasms - true story

I used to email them and make phone calls from pay phones and fake email accounts for fear of retribution - I did get my security deposit back.

I would not trust the management company - if you’re the type that can’t fend for yourself and change your own light bulbs - stay away from ELK - you get a place to live with them and that is it.
They love bending the rules for pet owners pretending that their snarling dog is a therapy dog…

Get a clue

Get a new elevator. Got stuck 6 times in one year and complained every time and still no new elevator.
