Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Michael Niamonitakis reveal a mixed picture of management quality. While some buildings are praised for clean common areas, good neighbors, and responsive supers, many tenants report chronic issues such as inconsistent heating, pest infestations, lack of timely repairs, and poor garbage management. Several reviews highlight unresponsiveness from management to critical problems like leaks, rodent control, heating failures, and building security concerns. Noise and thin walls are recurrent complaints. Overall, management appears stretched, often slow or dismissive in addressing tenant concerns, indicating a need for more proactive maintenance and effective communication to improve tenant satisfaction.

5 Year Tenant

Pros

Clean, elevator and laundry in-building, live-in super

Cons

Heat is hit or miss in some units until you harass them. Super is responsive but changes somewhat often. Not enough laundry units

Former tenant·2 hours ago

Beautiful building, slumlord, poorly taken care of

Pros

Rent stabilized deal, good lighting, kind neighbors, pretty prewar molding

Cons

they fired our super and have refused repairs for months. I've had an active carpenter ant infestation, a few different leaks go unrepaired. In 2024 we had the heat go out for 20 days straight. Really bad management

Advice to the owners

actually hire a super. pay your damn gas bill so they don't disconnect the whole building. treat leaks and pest issues because it'll ruin the foundation of your beautiful building that you won't take care of. really frustrating and disappointing experience
