Okay Building But Experiences Vary (Other Tenants Unhappy)

Pros:
Personally, I had a reasonably good time in this apartment building (I was on the second floor). I didn't have to deal with pests, but the building did have garbage management issues that took a while to be addressed.
Cons:
There are several tenants who are displeased with the management of the building because they are plagued by pests and the current solutions aren't adequate.
Advice to owner:
You need to be more aggressive on pest control!

Paper Thin Walls, Good Location

Good price, good location, good appliances, new floors in the apartment, lobby is nice, people are friendly, management fixes washers and dryers when needed, 5-10 mn walk to the R.
Cons:
Neighbors downstairs are loud and constantly disturb us, we made multiple complaints but nothing has changed. The walls are thin so you can hear the people above and below you. We've had two bugs in the apartment as well. Hot water doesn't always work, and neither does the heat.
Advice to owner:
Address the noise problems with loud tenants.

Great location, great tenants. Management can be friendly and easy to reach.
Cons:
Infested inside and out. Trash and rats both living and dead in the basement (laundry room). Garbage disposal area is filthy and full of debris that hasn’t been cleared for months. Trash constantly overflows due to limited space and lack of disposal. Battles with management for things like working laundry or heat. Brown water. Temperature too high from water pipes/radiators—need to open windows during the winter. Lack of soundproofing and creaky floors means you will hear neighbors all the time. Holes and cracks in the walls. Leaks, floods. The glass in the front door has been smashed for months. Weekly package thieves. Rent increases. Gaps in doors and windows.

I love my apartment, its cozy, bright, and I keep it clean.
Cons:
Building management is extremely negligent, if repairs are made they are done as cheaply as possible. The elevator is constantly broken.
Advice to owner:
Install a new elevator, install a new boiler.

Peaceful and well maintained next to the park

Great building with doorman, package room, gym, etc. Well constructed and maintained. Great rent stabilized unit. Proximity to the train.
Cons:
Occasional problematic characters outside. I've heard the units with north facing windows have noise issues. Traffic and street parking is a challenge.

Great unit sizes/layouts and location.
Cons:
Cheapest of all appliances and furnishings. Building management is slow moving on repairs or otherwise completely ignore requests. Super does shoddy work on repairs (using mismatching tiles when broken, using caulk or grout that isn’t sealed) and with no urgency. Recently windows were replaced without warning with ones that block sunlight and views.
Advice to owner:
Invest more in your property and tenants. Visit the building from time to time to see how your choices are effecting tenants lives

Huge apartment but so many problems

-Very good sized apartment for the price
-Proximity to Prospect Park
-Laundry in basement
Cons:
-Constant roach problem, especially in the summer. Building only had an exterminator come once a month, and tenants were not aware of when the exterminator would come.
-Did not feel secure even with the 24-hr doorman. The front door to the building was always unlocked, and staff never asked visitors to sign in or state their business. Some staff were definitely high on something during their shifts. Also very easy to get into the building through the unsecured garage.
-Faulty heat during the winter months
-Unresponsive super
-Noisy neighbors - lots of banging and loud music-playing

Poor Maintenance and Hazardous Living Conditions

Pros:
The biggest pro for me is that the apartment and my floor in general is pretty quiet. I'm in a unit that is not street facing and in between two units. One has been vacant the entire time I have been here it seems and the other I never really hear much through the walls. Also on the 4th floor so no noise from above.
Cons:
AVOID AT ALL COSTS - it is cheap for a reason. The building is old and poorly maintained. Absent, unorganized, cheap, and unresponsive management with underqualified maintenance workers. Infestations - roaches (german and other types) because of a specific unit or units that have housed several obviously mentally unwell people who collect trash/recycling etc and are generally unhygienic and unsuitable for living alone. Mice sightings as well that because of poor construction and not ceiling gaps or cracks etc. The exterminators do less than the bare minimum they just spot treat but as long as things remain unsealed and unhygienic units attract pests the issues will never be resolved. I assume they hide the extermination list in the lobby when showing units because I don't remember seeing one. I once went into the cellar and they had many mouse traps with live mice in them so maintenance knows. There was scaffolding on the front facade for 2-3 years because of structural cracks in the brick facade and it took them that long to fix it. Common areas are not well kept and always look dirty - quite frankly embarrassing to have guests. The paint is peeling off the walls in ALL corridors like actually just detaching from the concrete block because of age and lack of maintenance. Obvious leaks in the ceiling of the lobby. No secure package room and packages are frequently stolen. I could go on for days.
Advice to owner:
Stop being cheap. Level the building and reconstruct at this point the whole thing is just one big infestation. It seems like they prey on people looking for affordable units.

neighbors are almost all wonderful, courteous management staff over the phone especially repair department, trash well-maintained, skilled professional repair contractors, building allows pets, rent stabilized and spacious units
Cons:
INSUFFICIENT HEAT AND HOT WATER!!! improper mold remediation and frequent water leaks, displeased with overall services by live-in superintendent. pests and insufficient pest prevention, noisy neighbors late hours of the night (often but not daily). no recycling option for trash, let alone compost.
Advice to owner:
propery owner owns 94 buildings, many with thousands of 311 complaints. seems overstretched and understaffed, unable or unwilling to provide basics for habiltability like heat during heating season

Location & Price tops all

In a competitive park slope rental market, this building will do. The location is phenomenal and the stabilised rent sweetens the deal. Some apartments even have in-unit laundry (but majority do not.) The super is fine: they will come through for emergencies but literally nothing else. The apartments are large enough and filled with prewar charm.
Cons:
- Pest control is non existent. They say they have a monthly exterminator come for each apartment but after a little digging, the pest control company they “hired” is completely fake. Doesn’t exist online and the number is unreachable.
- no one cleans the building so the hallways and staircase are gross. I wish management would spend some $$ to tidy up the area, would make a huge difference.
- Don’t even get me started on the trash area. Rats galore.
- the super will string you along and find “solutions” to your concerns that are really just bandaids for the larger issue: the building needs a total facelift inside and out.
Advice to owner:
Do better!! Fix the pipes, the trash area, and bring in an exterminator!

Loved it, until new management and super took over

Great location right by the train, great neighborhood, pretty good amount of space for the cost, friendly neighbors (tenants' union), pretty quiet in the evening, pet friendly. A good place to be for a couple lease terms if you can ignore enough of the issues
Cons:
Unresponsive super/management, poor pest control (and poor garbage management leading to exacerbated pest problems), elevators break down almost weekly, frequent package theft (no resolution despite cameras being installed). Heat is ON when it's on but also inconsistent, and radiators leak heavily (super never responds to our multiple asks to fix). Laundry in basement is rarely usable—facilities are rarely cleaned or overseen for pests, machines break often, super usually keeps large dogs down there too or just outside so expect to be barked at. Back courtyard area and basement has slowly turned into a dog kennel, lots of waste left uncleaned. Sometimes building ownership does not pay the gas bill so we all get warnings from National Grid about shut-offs
Advice to owner:
Clean the building more often (the whole building, not just the lobby). Respond to tenant complaints. Pay the building's National Grid bill on time so all of us tenants can stop getting shut-off warnings.

good deal but comes with its downsides

Pros:
The rent was very reasonable and we had a stabilised lease. Free laundry in the building is great (though we went about a half year with non-working dryers before they replaced them). The super is generally a good guy and will do what he can to help but his resources are limited. He runs a minimal but effective system and keeps common spaces very clean and orderly. He is retiring soon unfortunately. There are many friendly people on the block with a small community garden, families with children, and older folks who are really invested in the area.
Cons:
Getting solutions for more structural issues like plumbing and heat can take a bit longer, the management company can be slow and unresponsive and will schedule plumbers and such at awkward times. Apartments are pretty small and somewhat awkwardly laid out, we just fit a full bed in the bedroom and had to remove the closet doors to make it accessible. By far the biggest issue is that one neighbouring building is a hub for a near 24-hour party with people coming and going at all hours and often very loud music at unreasonable times. The street can be filled with double parked cars of party goers and music is often blasted at 100 decibels, sometimes for days. These neighbours are generally friendly but will not back down on the noise issues. I believe they have a relationship with someone in the police so they are seemingly untouchable. There is usually no violence but there were two gun-related incidences on the block during the 4 years I lived there, including one where bullets did strike our building and others

Unresponsive management and super

Mostly well run and issues are fixed eventually
Cons:
It usually takes multiple calls to management to get anything fixed, on average 3 or 4 over several weeks. The super is extremely hard to reach and we had to hire a professional to redo 'repairs' he attempted on more than one occasion. The appliance repair company that management contracts with were a nightmare to deal with (60+ 1 star reviews on Yelp, but I guess they're cheap...)

Slumlords that do next to nothing!

Good neighbors in a good location.
Cons:
Building is poorly managed. Rats, mice and roaches can be found in or around the building. Exterminator does nothing! Does just enough to say they're doing something. Unresponsive to issues unless you get 311 involved.
Advice to owner:
Fix your damn building and respond to peoples complaints .
