Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews for buildings managed by Michael Niamonitakis illustrate a mixed experience, often marred by inadequate management. While many residents appreciate the rent stabilization and proximity to parks, complaints regarding noise levels, pest control, and poor responsiveness from management are prevalent. Several tenants mention ongoing issues with heat, maintenance delays, and neglect of building upkeep. There are recurring calls for better pest management, timely repairs, and accountability for maintaining cleanliness. Overall, prospective renters should carefully consider these factors before choosing to live in one of his properties, as resident satisfaction appears inconsistent.

EXTREMELY thin walls

Pros

Rent stabilized, great super, right by the park.

Cons

The walls and ceiling here are truly paper thin. You can hear every footstep above you, and if you have loud neighbors you can literally hear every word they say. If you are looking to rent in this building, do yourself a favor and just really try to listen in the unit. We had 24/7 noise in our apartment that made it impossible to work from home or sleep. When we spoke to other tenants, we realized that many had similar issues. I know folks on higher floors have an easier time, but if you are looking at an apartment on the 2-3 floor just be really aware of who your neighbors are.

Pros

Clean, elevator and laundry in-building, live-in super

Cons

Heat is hit or miss in some units until you harass them. Super is responsive but changes somewhat often. Not enough laundry units
