Review Summary for Gdc Properties, LLC
Summarized from anonymous rental reviews on openigloo.
Reviews for GDC Properties, LLC's buildings reflect a mixed management experience. Many tenants praise the overall cleanliness, well-maintained public areas, and friendly staff, especially doormen and superintendents, contributing to a welcoming atmosphere. Rent-stabilized units offer affordability and spacious layouts with desirable amenities like in-unit washers/dryers. Maintenance responses vary; promptness is appreciated in some locations, while others report significant delays, especially regarding heating and plumbing. Noise issues, particularly thin walls and disruptive neighbors, are recurrent complaints. Management's communication and responsiveness are inconsistent, with some tenants finding them inattentive or unaccommodating. Prospective renters should expect solid buildings with good staff but potentially uneven management responsiveness and some infrastructure concerns.

Great Building with Character
Former Tenant
Pros:
Rent stablised, unique layouts, and spacious for NY. It's one of the more affordable building in the neighbourhood. It has a gorgeous atrium-like lobby. Each unit has a washer/dryer, dishwasher, and CENTRAL A/C.

The staff are all helpful and friendly.
Cons:
The management company isn't always the most responsive.

Nice building, below average location
Former Tenant
Pros:
The apartments were somewhat new with modern appliances. No pests since garbage was taken out regularly.
Cons:
Location is less than ideal. Very far from any subways. L is a 20 minute walk and JMZ is a 15 minute walk.

Great Place to Live
Former Tenant
Pros:
Apartments are great. Big kitchen. Newer appliances. Great doormen. Awesome community. Lobby is beautiful. Super is great.
Cons:
Management is just ok. Some neighbors are rude (but that's everywhere I guess).

Paper thin walls
Former Tenant
Pros:
Very high ceilings and a pretty lobby
Cons:
Walls are paper thin, you can hear your neighbors at all times doing all (yes all) activities.

Very expensive to have crying babies and baby makers audible at all hours of the day
Advice to owner:
Sound proof!

Great temp rental
Former Tenant
Pros:
Amazing backyard space, location, spacious
Cons:
General updating and deep cleaning would make this a killer spot

Awful management
Former Tenant
Pros:
It looked new and pretty.
Cons:
Literally, massive issues in first year. AC leak, wood floors came up, lock broke, bathroom sink wouldn’t drain. And took forever to get help.
Advice to owner:
Respond to tenants.

385 Union Apt
Former Tenant
Pros:
Newer building, nice appliances, no pests, W/D in-unit
Cons:
Management company is extremely unpleasant. Boots on the ground are great, but admins are generally arrogant and unwilling to make concessions. Half the building went without heat or AC for better half of year, packages kept getting stolen, and management was all talk no action. Individual units had to group together to demand concessions and even then were immaterial. Given the current market, I wouldn’t rent here.
Advice to owner:
Make fixes on time and be more generous with concessions or people will keep moving out

Overall good place
Former Tenant
Pros:
clean with a responsive management company. Our heat was broken for a few months but they didn’t require us to pay rent for that entire period and were generally responsive to other issues
Cons:
The neighbors to the west play music pretty often and the acoustics are such that it’s pretty loud in all apartments facing west
Advice to owner:
Nothing

Do NOT live here
Former Tenant
Pros:
Nice apartment space, that’s about it.
Cons:
Huge huge issues with heating and cooling in this building. Awful building management, do not care about tenants well being. Heat was down in almost half the building in the winter of 2019-2020 and we were all given space heaters to keep warm. Extremely obnoxious neighbor in a townhouse on the backside of this building (behind garage). Plays loud music at all hours of the night all summer long. Management won’t do anything about the neighbor. Police definitely won’t do anything about it. Packages get stolen from package room, strangers and intruders walk into the front doors easily behind building tenants due to “virtual doorman” which is of absolutely no help. Mice found in a handful of apartments here. Etc etc
Advice to owner:
Stop being cheap, pay the money to get the major piping issues resolved so tenants have proper heating and cooling each season. Listen to complaints of tenants and help, instead of ignore problems.
