No heat, Roof leaks into apartment ignored

Nice neighbors
24 hour truck rental across the street
Cons:
Repairs not made, roof leaks not fixed and apartment flooding in rainstorms
Laundry machines not cleaned and stink. Only two for the whole building
Heat can be out for days in the winter
The "penthouse" bedrooms are barely uninsulated and have black roofs.
Super unresponsive
Advice to owner:
To prevent mold in your building, fix the roof and repair interior water damage. Get a super with a pulse

Great building, everyone is friendly, management is quick to address issues
Cons:
Could use some sprucing up, old and gross carpets in common areas. Also next door to a homeless shelter

Nice location but lots of bugs

Has an elevator, has balconies with every apartment, convenient location for public transit
Cons:
absolutely disgusting amount of roaches in the building. small roaches are everywhere and larger ones are around as well. really miserable state of affairs in terms of repairs and maintenance as well, super is amazing but lacks support from building and realtor is extremely unresponsive

please get the bugs under control and respond to your tenants

Pros:
Spacious and well priced, all neighbors were nice and the building is pet friendly. Maintenance was fairly quick at responding to requests
Cons:
Management would often promise things that would not occur, the construction outside the apartment has gotten crazy loud, some packages in the lobby of the building have gotten opened and stolen, the intercom system is VERY old

Please update the security system!

During the pandemic I loved living here, but as soon as people started coming back into the city the management company was trying to get all they can get. Everyone started moving out because of $1000 hikes, and the people that were able to afford the rent were awful. So loud, leaving trash in the halls, packages in the passage way

I doubt the owner will read this.

Cons:
They raise the rent an obscene amount every year. You have to badger them for repairs, but they do eventually fix them. Loud and people from the shelter next door have broken in. Frequent package theft. Management does nothing about it.

Great location. A few kind long-term neighbors with rent control.
Cons:
Mice and Roaches. A lot. Issues with gas, hot water, and heat. Noisy. Transient residents. Always changing.
Advice to owner:
Respond to tenant issues. Review heat and hot water complaints. Value tenants to encourage longer term stays rather than flipping for rent increases constantly.

Good building but our unit had so much mold

Nice neighborhood, garbage pick up was timely, in building laundry (in a scary basement)
Cons:
Our unit had so much black mold and every time it rained, the ceiling would fall in in places. The super didn’t know how to properly address it so it was a recurring issue.

Pests, otherwise alright

Location is nice - it's not on the Avenue so it doesn't get that loud. The apartments are super tiny but cute. Windows are tall, there is a big TV included.
Cons:
- Pests. Roaches and a few times I saw mice.
- There is no way to email them - only leave Voice messages if you need any repairs.
- Apartments are old, huge gaps between doors and the hallway, things break and leak sometimes.
Advice to owner:
Clean the building more often.

The management is horrendous here. The unit appliances were updated right before i moved in but there was carpet in the loft with so much cat hair they obviously didn’t clean or even check. they replaced it finally. the building itself is disgusting. I had a mouse in my place. the door to the roof didn’t shut so they came in that way. i had bugs more than usual. the heat didn’t come on in the winter for months. i was freezing. They are crooks. the mailboxes don’t open and they won’t fix them. my lock was broken and they tried to make me pay for it. my windows didn’t stay in the window tracks and they didn’t lock. people would look thru my packages (not stealing tho) and they refused to help me figure it out making me assume it was them. i had to set up my own camera. They barely replied to complaints then blamed me for it or said they never got them (i have proof). drug addicts were always trying to come in the building. the street is so loud because of the bars (expected but not great). the floors are all slanted. they raised my rent $500 but not the same unit below me. steer clear. ceiling leaked. had a HUGE part of the ceiling inside the cabinets , break and tons of water came out. don’t be confused , they have tons of apartment buildings. this one specifically is 372 w 46th.

Great location, good living room space, regular sized fridge and oven, washer/dryer in basement
Cons:
Packages frequently stolen, have to call maintenance multiple times just to get them to come to the apartment but even more for them to actually fix your problems, have thermostats in the apt to control the heat but you actually have no control whatsoever and end up sweltering from Sept/Oct-April/May due to the temp being set so high for the building also resulting in ridiculously high utilities bills

Location, location, location! Right in the heart of great restaurants and so close to midtown.
Cons:
Maintenance didn't really know what they were doing but would attempt jobs well out of their abilities...like electrical work. Made weird holes in the wall from guessing on the job.

The laundry room in the basement was DISGUSTING. I hated doing my laundry down there. It was never cleaned the entire time I lived there. And they continuously raised the price of loads without notice.

Keep your building cleaner.

Heating didn’t work properly all winter.
Several neighbors called 311 and the landlord was fined but the issue was not fixed.
They raise everyone’s rent very differently, very shady

Cons:
Common areas were usually gross (dog poop/vomit in the stair wells a few times, trash on the ground of the building, etc.) and you had to go outside the building past the trash to get to the “in building” laundry

There are only four units in the building, each get their own floor.
Cons:
Poor management, pest problems. Ceiling leaked in multiple places and never was fixed or addressed. Packages stolen. No security cameras.
Advice to owner:
Actually maintain the building.
